DEED OF ABSOLUTE SALE

OF REGISTERED LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE OF REGISTERED LAND made and


entered into by and among:

ROSA DE JOYA, married to ELMER DE JOYA, of legal ages, Filipinos


and residents of Speaker Perez St., Quezon City, hereinafter referred to as the
VENDORS,

- in favor of -

EILEEN JOY R. CALINGASAN, married to TIMOTHY JOSEPH


CALINGASAN, of legal ages, Filipinos and residents of 16a Haddon Way,
Karratha WA, 6714, Australia, hereinafter referred to as the VENDEES.

WITNESSETH: THAT

The VENDORS are the registered and absolute owner of that parcel of
land located in Baguio City, consisting of an area of FOUR HUNDRED THIRTY
SQUARE METERS (430 sq.ms.), and covered by TRANSFER CERTIFICATE
OF TITLE NO. T-50572 issued in the name of the VENDORS by the office of the
Register of Deeds for the City of Baguio, which parcel of land is more
particularly described as follows:

portion of Lot 1 (LRC) Pcs-30174, L.R.C. Rec. No. ____ situated at
Res. Sec. “J”, City of Baguio, Island of Luzon. Bounded on the
NW., along line 1-2 by Lot 6, Block 2, Psd-1-014315; on the NE.,
along line 2-3 by Lot 9, Block 2, Psd-1-014315; on the SE., along
line 3-4 by Road Lot 3, Psd-1-014315; on the SW., along line 4-1 by
Lot 5, Block 2, Psd-1-014315. Beginning at a point marked “1” on
Lot 7, Blk. 2 on plan, being N., 3 deg. 39’E., 769.45 m. from C.B.M
No. 2, Baguio Townsite.

thence N., 29 deg. 41’E., 15.00 m. to point 2;


thence S., 56 deg. 51’E 24.00 m. to point 3;
thence S., 25 deg. 27’W., 20.08 m. to point 4;
thence N., 46 deg. 02’W., 26.25 m. to point of
beginning,

containing an area of FOUR HUNDRED THIRTY (430) SQUARE


METERS. All points referred to are indicated on the plan and are
marked on the ground as follows: points by Old P.S cyl. conc.
Mons. (15x60cm) and the rest by P.S. cyl. conc. Mons. (25x40cms.);
bearings true;.. –xxxxxx-“
The VENDORS, for and in consideration of the sum of ONE HUNDRED
FIFTY THOUSAND PESOS (P150,000.00), Philippine Currency, to them in hand
paid by the VENDEES, and the receipt of which is hereby acknowledged by the
VENDORS to their entire satisfaction, the VENDORS, by these presents, hereby
SELLS, CEDES, TRANSFERS AND CONVEYS, absolutely and unconditionally,
unto the VENDEES, their heirs and assigns the above described parcel of land,
free from all liens and encumbrances.

That the requirement under Art. 1623 of the Civil Code has been complied
with.

IN WITNESS WHEREOF, the parties have hereunto signed this DEED


OF ABSOLUTE SALE OF REGISTERED LAND today, July ___, 2011 in the City
of Baguio, Philippines.

ACKNOWLEDGMENT

BEFORE ME, a notary public, for and in the City of Baguio, Philippines, this ___
day of July, 2011, personally appeared the above-named persons, personally
known to me/have been identified by me based on competent evidence of
identity to be the same persons who executed the foregoing instrument; that they
acknowledge to me that their signatures on the same instrument were
voluntarily affixed by them and their witnesses in my presence for the purpose
stated; and that they further declare that they executed the same as their free and
voluntary act and deed.

This instrument consists of two (2) pages including this page on which this
acknowledgement is written, signed by the parties hereto, together with their
two instrumental witnesses on each and every page hereof.
