    legal age, Filipino Citizens and residents of #34 Labo St. Sta Mesa Heights, Quezon City I do
    hereby SELL, CEDED, TRANSFERRED and CONVEYED by way of ABSOLUTE SALE
    IN FAVOR OF SAID VENDEE/S, their heirs and assigns all our legal rights, interests and
    participations over the above-described property;
    THAT payment of CAPITAL GAIN TAX, DOCUMENTARY STAMP, TRANSFER
    TAX, REGISTRATION EXPENSES,NOTARIZATION FEES, CERTIFICATION FEES,
    and whatsoever will be my responsibility and under my sole account.
    That I further declare that the above-described parcel of land is free from whatsoever all
    liens and encumbrances and shall defend its ownership from any / all claims whatsoever.
