DEED OF ABSOLUTE SALE
OF REGISTERED LAND
KNOW ALL MEN BY THESE PRESENTS:
This DEED OF ABSOLUTE SALE OF REGISTERED LAND made and

entered into by and among:
CAROLINA ANAS married to Salcedo Anas, Sr., of legal ages, Filipinos

and residents of No. 19 Spring Bayabas, Sablan, Benguet, hereinafter referred to
as the VENDORS,
- in favor of -
BERTHA N. BENEDICTO married to Sonny Benedicto, of legal ages,

Filipinos and residents of No. 24 Cypress, Irisan, Baguio City, hereinafter
referred to as the VENDEES.
WITNESSETH: THAT
The VENDORS are the registered and absolute owner of that parcel of
land located in Sablan, Benguet, consisting of an area of FOUR THOUSAND
TWO HUNDRED (4,200 sq.ms.), and covered by ORIGINAL CERTIFICATE
OF TITLE NO. CLOA - 1042 issued in the name of the VENDORS by the office
of the Register of Deeds for the Province of Benguet, which parcel of land is more
particularly described as follows:

“ A parcel of land (Lot 4467, Case 8, cad. 1008-D), situated

at Brgy. Bayabas, Municipality of Sablan, Province of Benguet,
Island of Luzon. Bounded on the NE., along line 1-2 by Lot 4470;
on the SE along line 2-3 by Lot 4455; on the SW & NW along lines
3-4-5 by Barangay Road; & on the NE along line 5-1 by Lot 4466,
all in Case 8, Cad. 1008-D, Sablan Cadastre.
Beginning at a point marked “1” on plan being S. 6 deg. 41’

W., 3468.45 m. from BLLM No. 1, Sablan Cadastre, thence;
S. 26 deg. 35’ E., 34.48 m. to point 2;

S. 65 deg. 45’W., 54.69 m. to point 3;
N. 68 deg. 12’W., 51.91 m. to point 4;
N. 23 deg. 30’ E., 52.77 m. to point 5;
S. 76 deg. 40’ E., 62.38 m. to point of beginning.
Containing an area of FOUR THOUSAND TWO

HUNDRED (4,200) SQUARE METERS, more or less. All points
referred to are indicated on the plan and are marked on the
ground by PS cyl. conc. mons. 15x60 cms. – xxx-
The VENDORS, for and in consideration of the sum of FIFTY
THOUSAND PESOS (Php50,000.00), Philippine Currency, to them in hand paid
by the VENDEES, and the receipt of which is hereby acknowledged by the
VENDORS to their entire satisfaction, the VENDORS, by these presents, hereby
SELLS, CEDES, TRANSFERS AND CONVEYS, absolutely and unconditionally,
unto the VENDEES, their heirs and assigns the above described parcel of land,
free from all liens and encumbrances.
That the requirement under Art. 1623 of the Civil Code has been complied
with.
IN WITNESS WHEREOF, the parties have hereunto signed this DEED

OF ABSOLUTE SALE OF REGISTERED LAND today, May ___, 2011 in the City
of Baguio, Philippines.

ACKNOWLEDGMENT
BEFORE ME, a notary public, for and in the City of Baguio, Philippines, this ___
day of May, 2011, personally appeared the above-named persons, personally
known to me/have been identified by me based on competent evidence of
identity to be the same persons who executed the foregoing instrument; that they
acknowledge to me that their signatures on the same instrument were
voluntarily affixed by them and their witnesses in my presence for the purpose
stated; and that they further declare that they executed the same as their free and
voluntary act and deed.
This instrument consists of two (2) pages including this page on which this
acknowledgement is written, signed by the parties hereto, together with their
two instrumental witnesses on each and every page hereof.

ACKNOWLEDGMENT RECEIPT
We, SPS. BERTHA N. BENEDICTO & SONNY BENEDICTO received

from SPS. CAROLINA ANAS & SALCEOD ANAS, Jr., the amount of Fifty
Thousand Pesos (Php. 50,000.00) as full payment of a parcel of land located in
Sablan, Benguet and covered by OCT-CLOA No. 1042.
