on a single platted lot
A commercial complex should have:
● Clear-span interiors
● High ceilings
● Easy service access
● High visibility and access from the front
● Proximity to parking
● Close proximity to pedestrian traffic

➢ A commercial complex is the modern

adaptation of the historical marketplaces

like the greek agora and the roman forum.

➢ The agora of the typical city of the ancient

greece was essentially a shopping center

in the heart of the business district and the

roman forum was a development of the

agora concept incorporating roman

building techniques and culture.

VERTICAL ZONING
Atrium is a large open air or skylight covered
space surrounded by a building, providing light
and ventilation to the interior.
● Provides visual link between the outer
environment and inner ambience
● Can be used as natural lighting and
ventilation medium
● Used as a multi purpose space.

The atrium space type requires flexibility, durable


finishes, attention to regular maintenance, and
special HVAC systems and lighting.

Atriums types:
1. Single sided: Atrium abuts one side of the
occupied portion of the structure.
2. Two sided: Atrium abuts two sides of the
occupied portion of the structure,
3. Three sided: Atrium abuts three sides of the
occupied portion of the structure,
4. Podium:
5. Multiple lateral: atrium spaces scattered
throughout plan on single or multiple stories,
6. Bridging: Atrium connects several occupied

The parking may be provided in
● basements or cellars

● in open spaces

For parking in open spaces, the minimum required setbacks (except front) to
be left around the building with adequate vehicular access, aisle, drives,
ramps, required for maneuvering of vehicles.

● Parking should be within 30 meters of the main entrance the building.


● To accessible parking lots with dimension 3600mm X 5000mm.
● Directional signs guiding people to the accessible parking.
● Wheel stoppers to be provided.
● A ratio of between 5 and 6 car spaces per 1,000 sq. ft. of leasable store

A depth of 5 ft should be provided behind the screen for the speakers .All screens are
vinyl plastic with a diffusive surface or a coated surface to increase light reflection
Lenticulated screens are also available .

General lighting
The lighting of a cinema auditorium serves three separate functions :

(1) Emergency exit and mood lighting, used during screen presentation ;

(2) Lighting needed during intermissions ;

(3) Lighting of sufficient intensity for making announcements, clearing the house, or other
rare occasions .

6. The maximum travel distance to exits or stairways from any point within the single floor
level shall not be more than 30m
7. Occupant Load of the building or area = Net or gross area /Area per occupant
8. Main floors and basement - 2.75 sq.m.max. area per occupant.
9. Areas on other floors - 5.4 sq.m. max. area per occupant
10. No exit door, inclusive of frame, shall be less than 1m in width and 2.1m in height
11. For Office and Commercial building the minimum floor height shall be 2.9m
12. Provision of Lift(s) shall be made for all the buildings above 5 stories or 16m in height.
