PROPOSED FIVE–STOREY

RESIDENTIAL BUILDING

HIDAYAH A. NATHANGCOP

2023
CHAPTER I

INTRODUCTION

A five (5) storey house plans are probably the most popular storey

configuration for a primary residence. A traditional four storey house plan

presents the main living spaces (living room, dining room, bedrooms, kitchen,

etc.) on the main level. A more modern four-storey building’s plan features its

guest’s room, driver’s room, maid’s room on the main level, while master

bedroom and kids room remain upstairs and entertainment purpose on the roof

deck. Four storey house plans can cut costs by minimizing the size of the

foundation and are often used we are building on the flat lot sites. Four storey

house plans also typically offer less roof area than their single-story counterparts

which can make them more energy efficient, especially in colder climates.

The proposed project is a Four – Storey Residential Building and has a

dimension 300 square meters. The design project is located at Earth Street, RH-8,

Cotabato City.

The study's general objective is to design a Five Storey in accordance with

the general standard specification of NSCP 2015. The study also aims to

determine the impact of the project on the environment and determine the

effective sizes of structural members for a safe and efficient Residential House.

Aside from that, the project aims to estimate materials, labor, and other costs to be

incurred in the completion of the design project and determine the project

schedule. The details of the analysis and design of the Four-Storey Residential
Building with Roof Deck will be presented by the researcher through the detailed

engineering design of the proposed project and computations of the loads will be

based on the NSCP 2015. With this, the calculation of this study's structural

members, including the roof deck and roof truss, floor slab, beam, column, and

footing, will be discussed.

3.1.3 Project Information

The Four-Storey Residential Building with Roof Deck is defined as

the building which provides more than half of its floor area for dwelling purposes.

In other words, this Four-Storey Residential Building with Roof Deck provides

sleeping accommodation with or without cooking or dining or both facilities. The

proposed project presents a personal space that is secure and safe structurally.

Early recognition amenities are available on each floor. As a result, the project

may greatly enhance the convenience of its residents while simultaneously

promoting privacy. The large residential structure is move-in ready since it

incorporates contemporary floor plans and designs and complements the

residents’ personal tastes.

3.1.4 Description of Project Phases

To attain the output of the design project, project phases must establish
first. The following details of the project phases presented are the generalized plan
to be implemented.

3.1.5 Pre-construction/Operational Phase

Before the start of a construction project, this phase covers the planning
and engineering services provided by construction companies. During this pre-
construction planning phase, the project is defined, prospective problems are
noted, planning and scheduling are done, the scope is determined, costs are
estimated, and the job's requirements are analyzed.

3.1.6 Construction Phase

The construction process is the detailed steps to complete the construction

project. This phase entails the actual construction process as well as all related
tasks including landscaping, remodeling, clearing the site, and demolition.
Construction project activities of the proposed project may include:

 Air Quality Management

Air Quality Management approach to protect indoor air during
construction and pre-occupancy. To prevent the spread of dust, the contractor
must regularly sprinkle water on dusty surfaces and cover all products that are
easily dispersed. Throughout construction, the air quality will be monitored.

 Management of Solid Wastes

The project contractor needs to ensure that properly marked solid

waste containers are available at the project site and should motivate the workers
to keep the site clean. Collected wastes will be disposed in proper place after
the construction period daily.

 Noise and Vibration Level Management

Adequate measures have been proposed for the control of noise and
vibration in previous discussion. Noise level monitoring would be performed
periodically, and the workers exposed to noise should have adequate protective
device.

 Health and Safety Management

The project's construction contractor oversees making sure that both
employees and visitors going there are in a safe environment. People working on
the site are required to wear PPEs, and access to the workplace must be restricted
to ensure a higher level of safety. Health care facilities that are suitable for
medical emergencies must be accessible. Since flooding commonly affects the
project location, these disaster risks should be taken into consideration during
construction design.

 Sanitation Management
Adequate toilet facilities and safe drinking water must be available at the
construction site. The project contractor will ensure proper sanitation of the site.

3.1.7 Operational Phase

 Water & wastewater Management

The proposed project would mostly use water for home purposes. Plants
around the project building will also require water. The septic tank will serve as
the destination for all home sewage. Every year, drinking water quality must be
assessed to ensure that it is safe to drink and also free of contaminants like arsenic.

 Socioeconomic Impact Management

The regeneration of large investments from the construction of a

residential building that guarantees a wide variety of amenities is one of the
purposes of the proposed project. As the project improves the lives of residents, it
also promotes opportunity for high quality constructions to be globally
competitive in terms of incorporating sustainability, efficiency, comfort ability,
and convenience, all in one proposed project.

 Greening Program

There would be an action taken to build a green belt with various

sorts of plants and trees. In addition to contributing to the air's aesthetic appeal,
vegetation would help to purify the air, lower noise levels, preserve ecological
balance, and reduce air pollution. The plant site's surrounding area has good soil
and access to plenty of water. In light of this, it may be possible to quickly
establish a green belt as an environmentally sound and pleasant project with a
buffer zone encircling the plant area, increasing the green area and reducing the
effects on the environment.

 Disaster Management

The disaster management plan should consist of preventive

measures including, formulation and strict implementation of safety codes and
measures, periodic inspection of firefighting equipment and its planned
maintenance.

3.1.8 Abandonment Phase

This phase is where the physical construction happens, but it has not yet
been handed over to the owner. It includes activities such as demobilization, a
punch list, and document closeout.

3.2 Description of Environmental Setting

Predicted Environmental Issue

 Pollution Sources

The Proposed Four-Storey Residential Building with Roof Deck

Project produces solid, liquid, and gaseous pollutants throughout construction.
Pollution can also be continuous, irregular, or accidental.

 Ecological Environment

There are two sorts of ecological impacts: (1) physical disruptions

and (2) pollution exposure. There is no sensitive ecosystem present at the site that
will be disturbed by the project, as the surrounding area's existing land use is
residential and commercial. Disturbances of the physical environment,
either directly or indirectly, caused by changes in water levels and flow, soil
structure, and landform.

 Air Environment

Due to increased traffic, the project will slightly raise atmospheric

gas concentrations. Construction equipment emissions, site clearance and
excavation (for foundation purposes), vehicles transporting building materials, and
travels emissions are all predicted to result in higher SPM levels.

 Socio-Economic Environment

During the peak period of the construction phase, numerous

contractors will hire a large number of people, including skilled, semi-skilled, and
unskilled laborers. From the surrounding areas, many semi-skilled and unskilled
laborers would be recruited. This would result in the creation of temporary jobs in
the area. Construction operations will generate short-term employment, which will
be a beneficial consequence of the planned project. During the operational phase
of the project, the project will produce employment which will benefit the local
community by providing job possibilities.

 Traffic Impact

During the construction period, traffic congestion will be caused by

an increase in the number of trucks transporting gravel. Traffic will result from
construction equipment parking on the road close to the job site. Enough parking
should be available on the building site to minimize the consequences. During the
operation phase, there will be more motor traffic due to the tourists and visitors.
