CONTRACT OF LEASE
KNOW ALL MEN BY THIS PRESENTS:
This CONTRACT OF LEASE is entered into and executed by and between:
_________________________ of legal age, single, Filipino citizen, and presently

residing at ______________________________, hereinafter referred to as the “Lessor”;
and
________________________________, both of legal age, Filipino citizen, and are

resident of ____________________________________, hereinafter referred to as the
“Lessee”.
The Lessor and the Lessee shall be collectively referred to as the Parties.
WITNESSETH
WHEREAS, the Lessor is the absolute owner of the land which is covered by Tax
Declaration No. ______________ with an area of ______________ and located at
_________________________________;
WHEREAS, the Lessee desires to lease the above-mentioned parcel of agricultural

land with a total plantable area of approximately more or less ______________ which shall
be the basis for the computation of the rentals, under the terms and conditions hereinafter.
NOW, THEREFORE, for and in consideration of the foregoing premises, and by mutual
covenants hereinafter set forth, the parties agreed as follows:
Section 1. NO TENANCY RELATIONSHIP. The parties specifically understand and

agree that nothing contained herein is intended to, nor shall it create nor be deemed to
create a landlord and tenant relationship between them with respect to the subject matter
of this Contract.
Section 2. PERIOD OF THE LEASE. This contract of lease shall be for a period of
_________________________________.
Section 3. RENTAL. The consideration of this lease contract shall be an annual lease
rental of ___________________________________________.
Section 4. PAYMENT OF THE RENTAL. The payment of the annual lease rental will be
due on or before _________________________.
Section 5. TURN-OVER OF LEASED PROPERTY TO LESSEE. The LESSEE shall permit

the LESSOR or its authorized representatives to take gradual possession of the leased
premises as after the termination of this Contract. The LESSEE shall deliver full physical
possession of the leased premises to the LESSOR upon the termination of this contract and
that all crops found therein shall inure to the benefit of the LESSOR.
Section 6. IMPROVEMENTS AND ALTERATIONS. The LESSEE shall not build houses
and other structures in the leased premises.
However, the LESSEE, with the written permission of the LESSOR, is authorized to
alter the fields' divisions, roads, canals including its culverts provided that such alteration
will not result in the diminution of the plantable area.
Section 7. RIGHT OF INSPECTION. The parties agree that the LESSOR or his duly
authorized representative shall have free access at all times to the leased premises for the
sole purpose of inspection and monitoring.
Section 8. REAL ESTATE TAXES, ETC. The real estate taxes and other land
assessments over the leased premises shall be for the exclusive account of the LESSOR while
this lease is in effect.
Section 9. TERMINATION. This contract of lease shall be terminated on

_______________, without notice and will not be renewed without the written consent of
the Lessor.
Section 10. AGRICULTURAL PRODUCT. That the LESSEE shall devote the said parcel
of land, subject matter of this contract, to the cultivation of agricultural products he may
deem suitable and financially viable.
