Scope of work with specification.


• Earth work excavation.
• Termite control spray.
• PCC (1:4:8) in trenches & step foundations.
• RCC (1:2:4) for foundations, O.H.Tank, plinth beams, stairs etc. complete in all respect.(Steel shall
be used of Mughal/Prime grade 40)
• Brick work in foundations and super structure. (1st class bricks shall be used)
• Plaster work internal and external.
• PCC (1:2:4) in flooring. (Bestway cement shall be used)
• Fixing of conduits and back board boxes in walls and toilets. (Turk Plast/ Accufit)
• Fixing of MS chowkhats for the whole building. (16 gauge)
• Fixing of Main gate complete in all respect inclusive of synthetic enamel paint.
• Fixing of POP ceiling for the whole building complete work.
• Fixing of doors (made by yellowpine) for the whole building.
• Fixing of Aluminum PakAltech /prime1.6 mm windows @ Rs.1400/Sft for the whole building.
• Internal and external paint work (Master, Brighto) for the whole project.
• Fixing of tiles (Times/Chinese) of (2’x2’ ) size @ Rs.2500/Sq. Mtr and (1’x2’) at floor and walls of
toilet @ Rs. 1800/Sq. Mtr and kitchen walls complete job.
• Fixing of marble for windows sills (Ziarat white), stair steps (D grey granite/ black) @ Rs. 200/Sft
• Fast /English cable shall be used for wiring and lear/chines accessories shall be used for electric fittings.
• Pak ceiling fans@RS.9500 shall be fixed for the whole building.
• Durr/BTM accessories shall be fixed in all toilets of building. Indian seat @ 5000/ No, commode
price@ Rs. 25000/No and shower set price @ Rs. 25000/No and for powder and Mumpty toilets
normal seats, shower sets and accessories shall be fixed. kitchen sink will be fixed 12000/No
• Fixing of SS railing for stairs complete job.
• Fixing of windows grills only for ground floor complete job.
• Wall papers will be fixed at one wall of the bed rooms.
• Ward robes shall be made by ZRK sheets and lasani sheets/Chip board shall be used for internal
cabinets.
• Kitchen cabinets shall be made by ZRK sheets. (UV) and lasani sheets/Chip board shall be used for
internal cabinets without accessories.

• Approved granite @ 800/ Sft shall be fixed for kitchen counter top.
• Approved granite @ 800/ Sft for vanities.
• Parlino marble will be used for porch area @ 200/Sft.
• MS gate shall be fixed of 16-gauge sheet complete in all respect.
• Chandelier shall not be fixed in these rates.
General Notes:
• Foundation brick blast and bricks masonry in1:6 mortar as per approved drawings.
• R.C.C Work (Beam and Slab Ratio (1:2:4) With 40 Grade Steel. good quality plant crushes
use in concrete. Clean sand will be used in all construction.as pr markete
• Plaster Ratio (1:4) With Proper cement sand mortar with perfect mixing.
• First class bricks will be used Complete in Structure.
• Provisions of all materials would be responsibility of the Company, inclusive of all carriage,
loading, unloading.
• The Company will use Ply Shuttering/Plate Shuttering.
• A Company will arrange all construction tools for construction.
• Internal Plaster thickness ½ inches and Outdoor plaster thickness ½ inches with Ratio (1:4).
• Proper Leveled of Wall and of Floor According to Drawings.
• Excavation according to drawing.
• Back filling of sandy soil (gassu).

Anti-termite treatment in foundation and Ground floor included.
All electric works according to drawing.
• The Company should be using sewerage conducting made by PVC material.
• After selecting of any design / work and completion or during completion of the work. If the
owner desire to change design or measurement. It will charge as extra works.

• Construction work wills not start until owner provides the copy of land clearance documents
or NOC. The Agreement between the Owner and the Company will not be in force until the
Development and regulations Authorities has approved the plans for the construction of the
house.
• Schedule of payment will remain flexible company can demand for payment of work done at
any stage but it will be discussed with the owner. Owner shall consider request of builder
according to work done.
• Complete work will be done within four eight months Except Holidays.
• Elevation will be done according to drawing. if there any change owner should inform before
work. incase work done and owner want to change, it will charge as extra work.
• Water Bore, Water Pump, Electric Meter and Electric Bill shall be managed by the Land
Owner.
• Boundary wall standard height 6 feet from the road level.
• Water Tanks and Septic Tank (All R.C.C)
• No plaster at roof wooden shuttering used for slab poring. If steel shuttering used and roof
also plaster then owner shall pay Extra amount.
• The height of Ground Floor is 11.0 Feet and 1st floor& 2nd floor is 10 Feet, If Clint
increase the height it will be charged.

Watchman Salary Rs. 25,000/- duty of watchman only safe the building material from theft
and cure Building & building material. , Utility bills etc. will be made and arranged by the owner.
Terms & Conditions:

• Electric and water connection shall be provided by the client.


• Covered area shall be taken inclusive of projections as per actual.
• Work shall be completed by the contractor within 08 to 09 Months (Fair days will be
considered) and one month will be granted as a grace period.
• Payments shall be made as per work done of the project and shall be calculated at the last day
of each month. Bill shall be submitted by the owner and it should be cleared within 2-3
working days after submission.
• If the work stopped due to non-availability of funds or some other reasons, the idling shall be
paid by the client and if work will be stopped for a long duration the site shall be closed and all
pending amounts shall be cleared by the client and contractor will hand over the site.

Mode of payment:
1. 15 % shall be paid as an advance amount after mobilization.
2. 10 % shall be paid after plinth beam pouring.
3. 15 % shall be paid before G.F slab.
4. 15 % shall be paid before 1st floor slab
5. 5 % shall be paid before 2nd floor slab pouring.
6. 5 % shall be paid after ceiling work.
7. 15 % shall be paid after complete tile work
8. 10 % shall be paid after complete wood work.
9. 5 % shall be paid after complete windows and electric work
10. 5 % shall be paid after paint work complete.
