TENANCY AGREEMENT

Tenancy Agreement is made on the 24th day of


October, 2024 (Two thousand Twenty four)

BETWEEN.

HAPPY SAHA, W/o Makhan Lal Saha, by faith- Hindu,


by Nationality-India, by occupation- Housewife, residing
at Arabindapally, Jyotinmoy Basu Road, Ward No. 10,
Holding No. 1793, PS.- Barasat, Dist. North 24 parganas,
Pin- 700124, hereinafter called the LANDLORD (which
expression shall unless repugnant to the context or
meaning thereof shall mean and include her successors
interest and assigns) of the ONE PART.

Sumit Sachdeva, S/o Omprakash Sachdeva by faith-


Hindu, by Nationality- Indian, by occupation- Business,
residing at 15,Chandra Kumar Chaterjee Road, P.O. & P.S.-
Barasat, District- North 24 Parganas, Pin- 700124,
hereinafter called the TENANT (which expression shall
unless repugnant to the context or meaning thereof shall
mean and include his successors interest and assigns) of
the OTHER PART.

WHEREAS the landlord herein is the owner of Premises


on the plot measuring about approximately 2600 Sq. ft.
consisting of lying and situated at 784 Algharia
Bill,Algharia, , P.S.- Duttapukur, Dist. North 24 Parganas,
Pin- 700126 and the said Landlord intended to give the
said premises at ground floor in tenancy agreement at a
Starting monthly rent fee of Rs. 10,000/- (Rupees Ten
Thousand) only for a period of 5 years the rent is to be
payable on and within 10th day of each English Calendar
month in succeeding.

AND WHEREAS to avoid future contradictious both the


parties now entered into an agreement for tenancy with
effect from 24th October, 2024 in respect of the said
premises (ground Floor) shall never be constructed as any
agreement, lease nor otherwise yet right or interest in the
said property in your of occupiers/tenants which is not at
all the attention of the party but on the contrary nearly an
agreement or arrangement simply to allow the
occupier/tenants to use said premises on the ground floor
for the purpose of business on the following terms and
conditions:

TERMS AND CONDITIONS

1. The Rent to be paid 0 Rs. 10,000/- per month onwards


rent will be increased by 10% every year during 5 years of
this agreement.

2. Electricity bill be paid @Rs. 10/- pee Unit.

3. That Tenant shall keep a deposit of Rs. 20,000/-
(Rupees Twenty Thousand) only with the first
party/landlord at Security deposit which shall be returned
by their landlord to the Tenant after expiry of the
Agreement period i.e. 5 years.

4. That within the stipulated period of this agreement for


Licensee if the 'Tenant shall vacate her Licensee right
then the amount of security deposit to the Landlord shall
be forfeited on contrary if the Landlord shall vacant the
Licensee right of the Tenant then landlord will pay the
double amount of security deposit to the Tenant.

5. That this agreement effect on and f von 24th October,


2024 to 23rd October, 2029 i.e. 5 years only and after
expiry period the Second Party shall liable to handover to
vacate and khas possession of the said premises / room.

6. That the Second Party shall use and occupy the said
room for his business purpose and they will keep the said
room with good and habitable condition and shall not use
other purposes.

7. That the 440 V. separate meter will be installed by the


Landlord and meter security money security money will be
deposit by the Tenants.

8. That the Landlord will be supplied sufficient water to


the Tenants.

9. The interior decoration will be constructed by the


Tenants.

10. That the Second Party shall have no right to sublet or


transfer of the said premises during his agreement period
and they will not use the said room in any illegal for
immoral purposes the Second Party shall make addition or
alteration of the said room if it required.

11. That after the termination period of the agreement the


second party will be held liable to hand over the said room
with good condition (Kit without any abetment or any

excuse whatsoever if the second party failed and
neglected
of handover the first position of the said Room the owner
of the said Room will take legal actions against the second
party in any Court of law and the second party will be held
responsible for the cost and consequences.

IN WITNESSES WHEREOF the parties have set and


subscribed their respective hands, seals the day, month
and year first written above.
