BETWEEN
Mr. Gaurav Kapoor son of Mr. Madan Lal Kapoor jointly with Mrs. Sudarshan Kapoor Wife of
Mr. Madan Lal Kapoor both resident of E - 024, Second Floor, Executive Floor, Suncity, Sector-
54, Gurgaon – 122011, Haryana (here-in-after) referred as "THE LESSOR” which expression shall
unless it be repugnant to the context or meaning thereof include his heirs, executors, administrators
and permitted assigns of the One Part.
AND
M/S VEER ENTERPRISES a Company incorporated under the Companies Act 2013 having its registered
office through its Proprietor Mr. Tarminder Pal Singh son of Shri Amarjeet Singh R/O 122A/20 A,
Block - H, Gautam Nagar, Andrewsganj, New Delhi - 110049 (here-in-after) called as “THE LESSEE”
which expression shall mean and include his successors, assigns and legal representative of other
part.
WHEREAS the Lessor is the owner and in absolute possession of Flat No: T-512, Ashiana
Aangan, Bhiwadi, Distt- Alwar, Rajasthan with super built-up area of 1690 Sq. ft. Approx
consisting of one drawing cum dining room, 02 bed rooms, 01 kitchen, 03 toilets, 02 balconies and 1
servant room(here-in-after) referred to as the "premises”.

AND WHEREAS the Lessee has agreed to take and accept the aforementioned premises on lease
on the following terms and conditions:
1. The said lease is to commence with effect from 18th Day of Jan 2022 for the duration of eleven
months from the said date. After eleven months Lease shall be extended/terminated depending
on the wish of owner/tenant and the rent will be increased 10% (Negotiable) or as per mutual
understanding, in case the lease is extended for further 11 (Eleven) months.
2. The Lessee has undertaken to pay the sum of Rs. 19000/- (Nineteen Thousand Only) to the
Lessor on or before the 3rd day of each month in advance.
3. The Lessee has deposited a sum of Rs. 57000/- (Rupees Fifty Seven Thousand Only) as a
security deposit on which no interest shall be levied on 28/09/2020.
4. The Lessee shall pay actual electricity charges in respect of the aforesaid premises directly to
the Jaipur Vidyut Vitran Nigam Ltd.
5. The Lessee shall keep the premises in good condition and the Lessee will do minor day-to-day
repairs at his own cost.
6. The Lessee shall not make any structural alteration or fix any permanent or temporary fixtures to
any portion of the premises except with prior written approval of the Lessor.
7. The Lessee shall use the premises for residential purpose only and not be entitled to sub-let the
premises to anyone else.
8. The Lessee shall not store any contraband or explosive or any material which may cause any
hindrance to the Lessor.
9. The Lessor shall be allowed entry to the premises at reasonable time for the purpose of
inspection etc.
10. Breakages of fixture or building if any at the time of vacating the premises, the Lessee shall be
liable to pay damage as per the market rate.
11. That the Lessee shall comply with all the rules and regulation of the local authorities applicable
to the demised premises.
12. The Lessee agrees to abide by the general rules of the community living and agrees to follow
the RWA rules as prevailing in the project and shall not cause or to be caused a hindrance of
such rules.
13. The addresses of both the parties for the service of any notice are indicated in this deed.
14. It is mutually agreed between the Lessor and Lessee that the Lessee shall inform Lessor
or his authorized representative for any major issues related to the flat.

15. The Lessor or his authorized representative shall be present at the time of taking vacant
possession of the flat.
16. That both the parties shall observe and adhere to the terms and conditions mentioned in the
deed.
17. That in case of any dispute arises between the party’s jurisdiction of the redressal of the dispute
should be Bhiwadi Court.
18. That the Electricity meter reading as on 18th day of Jan 2022 is ........................KWH units .
IN WITNESS WHERE OF‚ the Lessor and the Lessee hereto have executed and delivered this deed
of the day, month and year first above written.
