Rent Contract

This Rent Contract dated 1st April, 2019 entered into

RENTAL AGREEMENT
THIS RENTAL AGREEMENT IS EXECUTED AT CHENNAI ON THIS 28th DAY OF
MARCH 2019 BETWEEN:

Mr.Raju, residing at 2D Dharmaboopathy nagar first street, Vadakkupattu,


Medavakkam, Chennai – 600 100, hereinafter called the “OWNER” of the ONE
PART;

TO AND IN FAVOUR OF
Ms. Suresh Kumar, at 2D Dharmaboopathy nagar first street,
Vadakkupattu, Medavakkam, Chennai – 600 100, hereinafter called the
“TENANT” of the SECOND PART;
The terms OWNER and TENANT wherever they occur herein, if the context
allows, shall mean and include their respective heirs, executors, administrators,
legal representatives, successors and assigns:
The OWNER is the absolute Owner of the residential premises being a First
Floor, Sri Sai Anjanadri Apartments, at 2D Dharmaboopathy nagar first street,
Vadakkupattu, Medavakkam, Chennai – 600 100, and more fully described in the
schedule mentioned premises to the party of the second from 01-04-2019 to 31-
03-2020 for 12 (Twelve) months only to be occupied for residential purpose.

NOW THIS RENTAL AGREEMENT WITNESSTH AS FOLLOWS:


1. The rent for the premises is Rs.13,000- (Rupees Eight Thousand Rupees
Only) per month exclusive of Electric Charges, Water Charges, and
Maintenance Charges.

2. The TENANT shall pay the rent every month regularly to the OWNER on or
Before 10th Day of every succeeding English Calendar month.

3. The TENANT shall bear Electric Charges separately and shall pay the electric
charges directly to the E.B. office at Chennai.

4. The TENANT has paid a sum of agreed amount to the OWNER as security
deposit. The said amount shall not carry any interest and the said amount
shall be refundable to the TENANT at the time of Vacating and delivering
vacant possession of the premises, after deducting or adjusting any arrears
of rents due by him/her.

5. If the TENANT commits any damage to the premises building, wall,


paintings, floors, doors, windows, grills, water heaters and all other
equipment’s as in the annexure leased to him, the damages are to be
ascertained at the time of handing over possession and the same shall be
deducted from and out of the said security deposit and the balance amount
shall be paid to the TENANT.

6. The Owner will pay the Property Tax to the Corporation of Chennai / Town
Panchayat and Sewage charges whenever falls due. Water charges are to be
borne by the Tenant.

7. The Tenant shall use the house only for the residential purpose and not use
it for any business purpose. The Tenant should not indulge in any unlawful
and illegal activities inside the premises.
8. The TENANT shall keep the premises leased out to him in good tenable
condition.

9. The TENANT shall not carry out any structural changes or any additions or
alterations to the premises and electrical fittings without the prior approval
of the OWNER.
10. A notice of one months on either side has to be given for vacation of
the said premises to vacate before the expiry of the agreement.

SCHEDULE OF PROPERTY

All that piece and parcel of building at 2D Dharmaboopathy nagar first


street, Vadakkupattu, Medavakkam, Chennai – 600 100, or thereabouts.

IN WITNESS WHEREOF THE OWNER AND THE TENANT HERETO HAVE PUT
THEIR RESPECTIVE HANDS THE DAY AND YEAR FIRST ABOVE WRITTEN IN THE
PRESENCE OF:
