DEED OF AGREEMENT
This Rental agreement is made and executed on the 12th day of November, 2024
Between
Gorakh Ramchandra Mali S/o Ramachandra Sonu Mali, Plot No. 12/B, Indraprashta
Niwas, Swami Narayan Road, Sant Gadage Baba Colony, Datta mandir, Deopur, Dhule,
PO-Dhule, Vidya Nagari, Dist- Dhule, Maharashtra – 424005 (Aadhar No. 790352922952)
(Hereinafter called the FIRST PART/OWNER which term shall mean and include all his Legal
Heirs, Assignees, Administrators, Successors, Legal Representatives etc.)

AND

Techno Electric and Engineering Co. Ltd., Corporate Office, Power Plant & Electrical
Division, 2F & 3F, Park Plaza, 71, Park Street, Kolkata – 700016, represented by Ullash
Ranjan Mohanty, its Manager with Emp. Code: 0772, aged about 45 years, S/o Jashobanta
Mohanty, herein after called as SECOND PART/TENANT which term shall mean and include
his office successors, assignees, legal representatives etc.)

WHEREAS, the 1st part is the owner and in possession of a Ground Floor of a Single
storied building, bearing Plot No-51, situated at Nagare Nagar, Sakri, District Dhule,
Maharastra-424304 & is desirous to let out the Ground Floor of the same on monthly rent
basis.

AND WHEREAS the 2nd part being intended genuine tenant to occupy the Ground floor
of the said building of the owner contacted with the 1st part /owner after due negotiation
between both the parties, they enter into this agreement as per the following terms and
conditions.

1. The lease shall be for a period of 1(One) year's commencing from 15 th of November
2024 to 14th of November 2025.
2. The monthly rent for the schedule mentioned premises shall be Rs. 19,000/- (Rupees
Ninteen Thousand only) per month payable on or before 1 st week of every calendar
month.
3. The Tenant shall pay an interest free advance of Rs.38,000/- (Rupees Thirty Eight
Thousands only) with the 1st part as security money and it will be returnable after the
expiry of the lease term or It will be adjusted from monthly rent at the time of rent
release.
4. The tenant shall pay monthly electricity charges, water charges & maintenance
charges and shall not allow arrears to accumulate.
5. The tenant shall not contain acts of waste or damage to the lease schedule premises,
If any damage then it shall be paid by tenant.
6. No alcohol consumption and tobacco splitting in building inside area.
7. If new members come first inform to owner and submit the ID proof of all tenant
members.
8. The lessee agrees to maintain the premises in good condition and handover the
same to the lessor at the end of rent period in the same condition.

9. The lessee shall allow the lessor or his agents or his bankers or his representatives as
all times to entry upon the property and shall not use the same for any illegal
purpose.
10.The lessor agrees to pay the property tax and land tax for the rent property. Both the
parties can terminate this agreement by giving 01 (One) month notice.
11.The period of lease shall be renewed by the mutual consent and the agreement
between the both parties.
12.The lessor agrees to allow the 12 (Twelve) members of lessee quiet and peaceful
possession and enjoyment of the rent property during the period without
interruption or disturbance from anyone.
13.The Tenant shall not disturb the neighboring owners of the leased property.
14.The Tenant shall not sub-lease the let out premises to others.

IN WITNESS WHEREOF N WITNESS WHEREOF the parties have signed this agreement
understanding the purpose and consent on the respective dates mentioned against their
signatures.
