THIS RENTAL AGREEMENT is made and executed on this the Thirty day of
august, Two Thousand Twenty four (30.08.2024) at Bangalore, by and
between:

Hereinafter called the ‘LESSOR/OWNER’ of the one part:
WHEREAS the terms LESSOR & LESSEE shall mean and include their
respective heirs, legal representatives, administrators, executors and assigns
etc.,
WHEREAS the Lessor is the absolute owner of the Property bearing No.1698,
GRUOND FLOOR ,17 TH MAIN ,2ND PHASE ,J P NAGAR
BANGLORE ,560078,
AND WHEREAS the Lessee herein has approached the Lessor to rent the
GROUND FLOOR of the said Property which is morefully described in the
Schedule hereunder and hereinafter called the SCHEDULE PREMISES.
WHEREAS the Lessor, upon the request of the Lessee hereby let out the
schedule premises on rental for Residential Purpose under the following
Terms and Conditions and whereas the Lessee has agreed to take the
premises on rental basis.

Lessor before the following witnesses by way of NEFT. And the Lessor has
acknowledged the receipt for the same. The above said security deposit
amount/advance amount shall not carry any interest and the same is
refundable by the Lessor to the Lessee against the delivery of leased
premises to the Lessor after deducting any arrears of rent, electricity,
water charges and damages, if any.
5. The Lessee shall not sub-let or under-let the schedule premises to others
without the written consent from the Lessor.
7. The Lessee shall pay Maintenance charges and water supply charges to
the Apartment Owners Association / Concerned Authorities every month
regularly and promptly as per bill.
8. The Lessee shall quietly hold, possess and enjoy the Schedule Premises
in peaceful atmosphere during the period of rental period and no
inconvenience caused with the neighbors’.
9. The Lessee has permitted the Lessor to inspect the Schedule Premises as
and when required by him at all reasonable hours with prior notice.
10. The Lessee shall use the schedule premises for the Residential
Purpose only and the Lessee shall not carry on any illegal business in
the said premises.
11. The Lessee shall not cause any damage to the Schedule Premises and
handover the same at the time vacating the Schedule Premises in a good
and tenantable condition. The Lessee shall bear the expenses pertaining
to the damages, white wash and painting at the time of vacating the
Schedule Premises. The Lessee shall already re-paint schedule premises,
at the time of vacating shall not pay any painting charges to the Owner.
12. Either of the parties should give two months period notice for the
termination of the Tenancy.

One Living cum Dining Hall, One Bedrooms, One Kitchen, One attached
bathroom, , Space with Electricity
