RENTAL AGREEMENT

This Rental Agreement is made and Executed on 05-11-2022 (5th of Nov, 2022 ) by
SathyaNarayana Reddy.K Residing at # Flat # G-11, Zonasha Vista Appartments, Haraluru , HSR
Layout Post Bangalore - 560102 Herein after called the Owner, Party Of the first part AND
UnniKrishnan S/o Sathiamma called Tenant, Party of the Second Part Resident of Gopala
Bhavan, Pongalady,Paranthal (Post), Pandalam Thekkekara,Pathanamthitta, Kerala-689501
That the expression of the term , Owner and the Tenant Shall mean and include their legal
heirs successors , assigns , representative etc. Whereas the Lessor /Owner is the absolute owner and
in possession of the # 001, Ground Floor Site Number – 82, Sri Lakshmi Residency, J R Layout ,
Haraluru, HSR Layout Post , Bangalore – 560102

1) The Landlord has agreed to let out 1 BHK Flat ( 1 Bedroom, 1 Bathroom , One Hall ,One
Kitchen which is Semi Furnished House from 05-11-2022 ( Fifth of Nov ,2022 )on said
property, to the Tenant and the Tenant has agreed to take the same on rent of Rs.
13000 /- of ( Rupees Thirteen Thousand Rupees Only ) per month and Security Deposit
amount of Rs 30000 ( Rupees Thirty Thousands Only )/- The security deposit shall not carry
any interest and shall be refunded back to the Tenant at the time of vacating the scheduled
premises after deducting any arrears in rent, electricity bills, breakages, cleaning and painting
charges.

NOW THIS RENT AGREEMENT WITNESSETH AS UNDER:-

1. That the Tenant shall pay as the monthly rent of RS. 13000 /- of (Rupees Thirteen Thousand
Rupees Only) per month, excluding electricity and Maintenance Charges.

2. Rent payable on or before 5th day of every calendar month.

3. This rental agreement is for a period of 11 months with effect from 15th of Nov 2022

4. The Tenant shall pay 15 Paisa per liter as water Charges for the proportionate consumption
of the water meter to the Landlord.

5. The Owner and Tenant on mutual agreement can renew the Rental Agreement for a further period
of 11 months. In such event the Tenant shall pay and enhance the rent by 10% upon renewal of
this agreement

6. That the Tenant shall not sub–let any part of the above said demised premised premises to anyone
else under any circumstances without the consent of Owner.

7. That the Tenant shall abide by all the bye - laws , rules and regulation, of the local
authorities in respect of the demised premises and shall not do any illegal activities in the said
demised premises.

8. The Tenant shall pay Electricity Bill as per the proportionate consumption of the meter to
the Karnataka Power Transmission Corporation Limited as per their monthly bill and pass on the
copy of the bill along with the payment receipt to the Landlord.

9. If the Tenant commits any default to pay the rent regularly on due dates or commit any
default to observe or perform any of the terms here to agreed, the Landlord hereby
reserves the right to terminate the Agreement hereto granted and take over possession of
the schedule premises.
10. That the Tenant shall not be entitled to make structure in the rented premises except the
installation of temporary decoration, wooden partition/ cabin, air – conditioners etc. without the
prior consent of the owner.

11. That the Tenant can neither make addition/alteration in the said premises without the written
consent of the owner, nor the Tenant can sublet part or entire premises to any
person(s)/firm(s)/company(s).

12. That the Tenant shall permit the Owner or his Authorized agent to enter in to the said
tenanted premises for inspection/general checking or to carry out the repair work, at any
reasonable time.

13. That the Tenant shall keep the said premises in clean & hygienic condition and shall not do or
causes to be done any act which may be a nuisance to other.

14. That the Tenant shall carry on all day to day minor repairs at his/her own cost.

15. That this Agreement may be terminated before the expiry of this tenancy period by
serving One month prior notice by either party for this intention.

16. That the Tenant shall use the above said premises for Residential Purpose Only.

17. That the Tenant Shall not store/Keep any offensive, dangerous, explosive or highly
Inflammable articles in the said premises and shall not use the same for any unlawful
activities .

18. The Owner shall have the right to terminate the tenancy if the Tenant fails to pay the rents
regularly for a consecutive period of two months or commits breach of any of the terms herein and
take possession of the scheduled premises.

19. At the time of vacating the schedule premises, One month Rent will be deducted towards
painting charges of the scheduled premises.

20. That both the parties have read over and understood all the contents of this agreement and have
signed the same without any force or pressure from any side.

21. List of Fittings and Fixtures available in the premises.

LED Bulbs : 4 No
Ceiling Fans : 2 No’s
Geyser’s : 1 No.
In WITNESS WHEREOF the lessor/Owner and the Tenant have hereunto subscribed their hand at
Koramangala ,Bangalore on this the year first above Mentioned in presents of the following
Witnesses
