That we, MINNIE MAGLAYA DELMO, widowed, of legal age, and
DIXIE ANNE MAGLAYA DELMO, single, both Filipinos, and residents of 248 McArthur Drive, Jaro, Iloilo City, Philippines, are the only surviving heirs of the late NIEL B. DELMO who died on April 19, 2019 at Iloilo City, Philippines, without a will and outstanding debts against his estate. The above first written is the spouse while the above second written is the only surviving child of the two.
That by virtue of absolute community of property with his surviving
spouse MINNIE MAGLAYA DELMO, the deceased NIEL B. DELMO is a co- owner of one half (1/2) share of a parcel of land situated in the DISTRICT OF JARO, ILOILO CITY under Transfer Certificate of Title No. 095-2012005569, consisting of FIVE HUNDRED SEVENTY-TWO SQUARE METERES (572), which is more specifically described as:

That we hereby warrant our valid title to and peaceful possession of
the property herein sold and conveyed, and further declares that the same is free from all liens and encumbrances of any kind.
