HOUSE RULES
1. NO MORE THAN 10 GUESTS. Nashville is in the middle of a short term rental war, and I will
lose my permit and my ability to rent to other guests if I violate this set number by the city.
2. DARYL – Daryl lives next door, and he is the sole remaining member of the land before time -
A time when no one wanted to live in East Nashville. His house is the only one on the block that
has not been remodeled. Please don’t judge a book by its cover - he is the best and the
friendliest! He takes care of my yard and trash. He will come through the side gate to take the
trash and recycling to the curb (FRIDAYS). If you are staying for more than a few days, he may
ask you if it is ok if he takes care of the lawn on a particular day. He will most definitely come
say hi! He’s the best, and he has lived next door for 53 years. He is a staple on our street. His
pride and joy is taking care of his neighbors – a self-appointed neighborhood watch, if you will.
3. NO SMOKING OR VAPING INSIDE THE HOUSE. If you must smoke, please do so out back
on the deck and make sure you properly dispose of all butts. A $250 fine will be charged if signs
of smoking inside are detected upon checkout.
4. NO ILLEGAL ACTIVITY WILL BE TOLERATED. This includes drugs, prostitution, and illegal
downloading of copyrighted materials. Any copyright infringement by guests will be subject to
release of guests' info to the copyright holder for further action.
5. NO GLITTER OR CONFETTI. Seriously, y’all. That stuff does not come up. My cleaning crew
thanks you.
6. NOISE MUST BE REDUCED AT 10PM. I like to have fun too, but I have neighbors that did
not sign-up to live next to a frat house. No parties, gatherings or unapproved guests are allowed
without prior permission. I ask that if you are having a good time, please bring it inside after
10pm, and keep the music down to a reasonable level.
7. ALARM REMOTE - If you would like to use the alarm system, a remote is provided. Losing
the remote will result in a fee charged for replacement and reprograming of the remote.
8. Please make sure all doors are locked before retiring for the night (the backdoor and bedroom
doors to the deck are very easy to forget.)
9. RING DOORBELL – it is motion activated and does record activity on the front porch.
10. PETS – Please clean-up and properly dispose of pet waste. There is a vacuum and a Chom
Chom lint roller in the closet under the stairs should you need it.

ALEXA!

I have 2 Amazon Echoes in the house; one downstairs, and one upstairs. These help assist with
some things I have automated in the house such as the thermostat and the keyless entry pad.
Feel free to use Alexa to check the weather, or play some music.

Basic ALEXA Commands:


“Alexa’ – Will wake her up
“Alexa,, What is the weather like today?”
“Alexa: turn the downstairs thermostat to 70 degrees”
“Alexa: is the front door locked?”
“Alexa: turn on the living room lights”
“Alexa: Cancel” – will stop whatever action she is doing.
“Alexa: Open my House Manual” (this is new and a work in progress. Let me know if you think of
anything that may be useful to this skill!)

Want to connect to your music? Turn the Bluetooth on your phone on and say “Alexa: connect to
<name> Iphone/android” – She will act as a speaker. You will still need to control the
music/podcast from your device. This setting only works as a Bluetooth speaker.

I’m working on getting her programmed for more useful things in the house, but feel free to ask
her anything you’d like.
NEST THERMOSTAT
There are 2 nest thermostats in the home. One is upstairs kind of hiding behind the
daybed shelf, which controls the upstairs, and one on the wall next to the TV that controls
the downstairs.

To operate, press the screen and use the ring to control the thermostat

Use it just like a normal thermostat, turn the ring up when you want it a little warmer, and
turn it down when you want it a little cooler.

Press the thermostat ring towards the wall to open the menu. Turn the ring to select a menu
option and press the ring towards the wall to confirm your selection. The Nest Thermostat
does not have a touch screen.

The screen at a glance:


You’ll be able to tell what your thermostat is doing by the color of the background. The
screen will be orange when the heating is on or blue when the cooling is on. When your
heating and cooling are idle the background will be black.
SHOWER CURTAIN IN MASTER

Make Sure Shower Curtain Is Fully Closed, Otherwise, Water Will Get Everywhere.

TV

The tv is set-up with a roku player Only. You can use Netflix, amazon Video, HULU and directv now is my
alternative for cable tv – most major networks are available for live streaming. Sorry, live abc is not available in
Nashville at this time. Hit the Home icon To TOGGLE BETWEEN APPS. You can use the roku remote to
control power and volume. (They are on the side of the remote.)

COFFEE AND TEA STATION

In the coffee BAR, YOU will find everything you need to make a nice fresh cup of coffee. We provide 1lb of
coffee for every stay plus a variety of tea. If you’d like a latte or cappuccino, there is a milk frother in the cabinet
in the coffee bar. You can find instruction manuals for the coffee pot, Electric Kettle, coffee grinder, and milk
frother attached in this house manual. Please use the re-usable coffee filter, and wash it out after use. There is
no need for paper coffee filters.

ALARM SYSTEM

If you’d like to use the alarm system during your stay, there is a remote control that does not require any codes
to operate it. You can find it in the top drawer of the coffee station. If you are in for the night, set it to away
mode by holding the top left button for 3 seconds. This will also trigger the glass break protection (if a window
shatters in the night, the alarm will go off.) if you are leaving the house, hold the top right button down for 3
seconds. You will have 6o seconds to exit the house after arming it. To disarm the alarm in either setting, hold
the bottom left button (the lock) down for 3 seconds.

TRASH & RECYCLING

The trash and recycling cans are in the cabinet to the left of the sink. If the kitchen trash is full, please take it to
the trashcans on the side of the house, behind the fence off the driveway.

COFFEE MUGS

I have a collection of coffee mugs from various spots around Nashville. These are for inspiration, and they are
not souvenirs. If the mugs walk, you will be charged $25 per mug. Please leave them for future guests to enjoy!
If you’d like one of your own, most of them are sold in the Nashville airport.

EXTRA BEDDING

The bedding for the queen sleeper can be found in the laundry closet.

The fold-up bed and bedding is in the UPSTAIRS BLUE BEDROOM CLOSET. Feel free to move it to your
desired location.

OUTDOOR BROOM

The deck collects a lot of berries and leaves from the tree. If you would like to sweep them off, there is a large
outdoor broom and small brush in the closet under the stairs.

LAUNDRY

A washer and dryer are available on the 2nd floor in the bonus room. All free and clear laundry pods and
oxi-clean are provided.
HUE SMART LIGHTS

There are Phillips Hue Lights installed in the living room, kitchen, upstairs landing & lamps, Master Bedrrom,
Blue Bedroom, and Gray bedroom. Use the hue remote to control them. They look like this (If they don’t work
for you immediately, chances are someone flipped the regular light switch off):

Press the top button to toggle between pre-set brightness levels, and the middle 2 buttons to dim or brighten
slightly - hold the buttons down until you reach your desired level of brightness. The bottom switch is the off
switch. You can also ask Alexa to turn any of the lights on/off/ dim/ brighten. Just call them by the appropriate
name:

Please leave towels in a pile on the floor. There is no need to strip the beds. Please make sure all doors
are locked, the dirty dishes are in the dishwasher, and the shutters are shut. Have a safe trip home
