Lesson 2 – HOTEL RATING SYSTEM

Hotel classification around the world differs from one another. There is no
uniform single grading system that can be implemented as countries have
different perceptions about standards of hotel excellence in terms of facilities
and services. Table 1.1 shows a comparison between the star and diamond
classification systems:

HOTEL MANAGEMENT CONTRACT

Under a management contract, the operational control of an enterprise is


bestowed by contract to a separate enterprise that provides managerial services
for a fee.
Management contracts do not only over selling a method of doing business
(as with franchising or licensing) but also the actual handling, managing, and
controlling of the organization.

The responsibilities in management contracts can involve the following


functions: technical operation of a production facility, management of personnel,
accounting, marketing services, and training, among others.

Most hotels operate under a management contract, as this would enable


them to gain global brand status, technical expertise, competent staff to facilitate
effective operations, and other benefits as compared to running it independently.

TIMESHARING CONCEPT

A timeshare is the right to use the property, typically a resort room, in


which multiple parties have rights, such as the right-to-use. In short, it is a
future purchase intended for future vacations at today’s prices.

This innovative concept has attracted the eye of many resort developers.
The rising cost and maintenance associated with owning another home has
prompted people with extra income to take a more practical approach in
vacationing. They just want fixed or floating schedule for their vacation. Thus,
time sharing or vacation ownership takes the hassle out of second home
ownership.

Types of Timeshare

1. Fixed Week is a type of timeshare ownership in which usage rights are


assigned to a specific week every year. It usually begins on a Friday, Saturday,
or a Sunday and is given a number starting with the first week of January
through the end of December.

2. Floating Week allows owners to pick any available week within a season.
3. The points programs gives the owner timeshare points equal to the level of
ownership which can be then used points to make travel arrangements within
the resort group.
