DEED OF ABSOLUTE SALE OF TWO PARCELS OF LANDS

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE OF A PARCEL OF LAND is made, executed


and entered into by:

IMELDA A. AGPOON, of legal age, Filipino citizen, single and a resident of


Barangay Minallo, Naguilian, Isabela hereinafter known as the VENDOR and
represented by his attorney-in-fact/mother, MINDA M. UNTIVEROS, as
evidenced by a Special Power of Attorney dated January 29, 2018 with
document no. 317, page no. 65, book I, series of 2018;

and

JOSEFINA FUTAD LUCAS, of legal age, widowed, Filipino citizen and resident
of Barangay Minanga, Naguilian, Isabela hereinafter known as the VENDEE;

WITNESSETH:

That the VENDOR is the absolute owner of a parcel of land Lot No. 5450-C,
Csd(af)02-010821-D Portion of Lot 5450, Cad 389-D consisting of One Thousand Six Hundred
Twenty Five (1,625) Square Meters, more or less,which boundaries is described as follows:

“Bounded on the S: along lines 6-1 by Lot 5451, Cad 389-D, & along lines 1-2 by Lot 5452, Cad 389-D, On the
W: along line 2-3 by Lot 5450-B, Csd(ad)02-010821-D, On the N: along line 3-4 by Lot 5448, Cad 389-D, & On the E:
along libnes 4-5; & 5-6 by Lot 5430 Cad 389-D.”

as evidenced by Original Certificate of Title No. CARP2016000287 of the Registry of Deeds of


Isabela;

That for and in consideration of the lump sum of ONE HUNRED FIFTY
THOUSAND (P150,000.00), Philippine Currency, receipt of which is hereby
acknowledge, VENDOR hereby SELL, CEDE, TRANSFER and CONVEY by way
of Absolute Sale, to the VENDEE, her heirs, assigns and transferees, the whole
of the aforesaid parcel of land, together with all improvements thereon, free from
all liens and encumbrances.

That the VENDEE undertakes to pay all taxes, registration and transfer fees.

IN WITNESS WHEREOF, we hereunto sign this Deed of Absolute Sale of a


Parcel of Land in San Manuel, Naguilian, Isabela on September 9, 2018.
