DEED OF ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:
I, EDNA S. BELTRAN, single, of legal age, Filipino, and resident of Brgy. Quezon, Mainit, Surigao
del Norte , the owner of a parcel of land, embraced within and covered by Transfer Certificate of Title No.
160-2019000188 and Tax Declaration Number 2017-09-0007-00346 (5 th GR) more particularly described
as follows:
"A parcel of agricultural land (Lot No. 1544) situated in Barangay Mabini, Mainit,
Surigao del Norte, bounded on the North by Lot No. 1543; on the East by Lot No.
693; on the South by Lot No. 1545 and Lot No. 696 and on the West by Lot No. 672
containing an area of 2.1950 hectares.”
That for and in consideration of the sum of FOUR HUNDRED THOUSAND PESOS
(P400,000.00) Philippine currency, paid to me in hand and receipt of which is hereby acknowledged
from AGNES G. PANIAMOGAN, married to BOB P. PANIAMOGAN, of legal ages, Filipino, married,
residents of Brgy. Matin-ao, Mainit, Surigao del Norte, hereby SELLS, TRANSFERS and CONVEYS and
by these presents and have SOLD, TRANSFERRED and CONVEYED unto said AGNES G.
PANIAMOGAN, married to BOB P. PANIAMOGAN , the aforesaid parcel of land.
I hereby represent and warrant: that the above described property is not tenanted nor a subject of
a lease contract whatsoever; that I have a good, valid, and subsisting right, interest, and title to the afore-
described property herein sold to the VENDEE; that the above-described parcel of land is free from any
and all liens and encumbrances whatsoever; and that there is no pending, threatened or imminent action
or controversy, whether administrative or judicial, involving or affecting the above described property.
I undertake and agree to defend the title to the above-described property herein sold to the
VENDEE against any and all claims of third persons or entities, and to defend the VENDEE against all
actions for eviction. Furthermore, I further undertake and agree to execute, secure and/or deliver any and
all documents, contracts, agreements and/or other writings to complete and guarantee the title of the
VENDEE to the above-described property so that it may be validly and effectively transferred to and
registered in the name of the VENDEE

(₱400,000.00) as full payment of the sale of LOT No. 1544 covered and embraced by TD No. 2017-09-
0007-00346 and Transfer Certificate of Title No. 160-2019000188, with an area of 2.1950 hectares
more or less situated in Brgy. Mabini, Mainit, Surigao del Norte.
In favor of AGNES G. PANIAMOGAN, married to BOB P. PANIAMOGAN.
