Most sentences are in the imperative mood. This style is especially suited for
instructions covering installations of products and equipment.

The verb is the first word of the sentence clearly defining the action to be

5.00 NATURE AND SCOPE OF GENERAL CONSTRUCTION WORK

Work contemplated under comprehensive work shall consist of furnishing


materials, labor, plant, equipment, tools, appliances, utilities, transportation,
detailed superintendence and supervision, temporary construction of every
nature, taxes, and satisfactory performance of work and operations necessary
for complete construction of this project and deliver complete in every respect
within the specified time.

The following are the divisions of work to be undertaken:

EXAMINATION OF SITE: Visit the site of the work and examine the premises to
fully understand all existing conditions relative to the work. No increase in cost
or extension of performance time will be considered for failure to verify and
know actual site conditions.

PERMITS & TAXES: Secure and pay for all necessary permits and taxes needed for
the work.

INJURY TO PERSONS OR DAMAGE TO PROPERTY: The Contractor shall be


responsible for all injury to persons and damage to property caused by the
works or by the workmen. The Contractor shall be liable for any claims against
the Owner on account of such injury and/or damage. The Contractor shall
likewise take necessary precaution to protect the property of the Owner against
rain or other inclemency of the weather or theft due to the performance of his
work. The Contractor shall be liable for any such damage or loss.

TEMPORARY FACILITIES: The Contractor shall make all arrangement and pay for
the provisions of the necessary electricity and water supply required for the
work and shall clear away all temporary installation before or upon completion
of the work.

DEMOLITION AND PROTECTION OF EXISITING FACILI'TIES: Protect existing


work, structures, utilities, etc. which are to remain in place. Promptly remove all
debris and other products of construction such as waste, dirt, garbage from the
job site for the Contractor's account.

DISPOSAL OF MATERIALS: All materials having salvage value shall be carefully


removed to avoid damage and shall be placed in neat piles at a designated
location. Approved salvaged materials shall be used in other works if found
suitable; otherwise, these materials shall be disposed of in such a manner as to
prevent damage to property, create unsightly conditions or obstruction.

STANDARD OF WORKMANSHIP: The works shall be executed in a neat and


workmanlike manner in accordance with the best practice employed in the
industry. It shall include all the necessary work whether stated or not in the
Specifications or Drawings to make the works complete and ready for use by
the Owner upon turn-over.

Only competent and efficient workmen shall be employed. The Contractor shall
upon written request of the Architect or Owner discharge from work any
employee who is in the opinion of the Architect or Owner careless, incompetent,
obstructs the progress of work, acts contrary to instructions and conducts himself
improperly.

STANDARD OF MATERIALS1 PRODUCTS: All materials and products shall be


new and of the standard or premium products of reputable manufacturer
approved by the Architect. The approval shall not relieve the Contractor of the
responsibility of inspecting such materials for defects or non-conformity of the

specification. Materials and products shall bear the trademark of the
manufacturer.

Substitution of specified products shall have prior written approval of the


Architect or Engineer.

COORDINATION WITH OTHER TRADES: The Contractor shall examine and be


familiar with the Specifications and Drawings of the Works. He shall arrange
his work and dispose his materials so as not to interfere with the work or
storage of materials of the other Trade Contractor. Should the Contractor cause
damage to any other Contractor on the work, tile Contractor shall upon due
notice settle with such Trade Contractor by agreement or arbitration. The
Contractor shall be liable for any claims by other Trade Contractor against the
Owner on account of such damage.

SUSPENSION,OR DELAYS: The Contractor shall not suspend or fail to make


proper progress with the work without justifiable cause. In the event of delays
or suspension of the work still persisting after written complaint, the Architect
or Owner shall have the right to take over the work and all the materials on the
site and make arrangements that are necessary to have the work completed by
others.

CLEANTNG: The premises shall be kept at all times free from accumulations of
waste materials or rubbish caused by the various portions of work. Maintain
general cleanliness and sanitation of the site. The Contractor shall remove all
unused materials, rubbish, etc. that have accumulated as a result of his work. At
the completion of the project and before final turn-over, the Contractor shall
leave the entire project site "broom clean".

GUARANTEE: The Contractor shall guarantee to make good any defects in the
work of the project arising or discovered within one year after completion and
acceptance of the project by the Owner.

SHOP &WINGS AND "AS-BUILT" DRAWINGS: The Contractor shall submit to the
Architect with such promptness as not to cause delay in his work or that of any
Contractor two copies of all shop drawings and the schedule required by the
work. The Contractor shall make any corrections required by the Architect and
submit two corrected copies and other copies as needed.

The Architect approval of such drawings shall not relieve the Contractor of
responsibility for the deviations from the drawings and specifications unless he
has in writing called attention to such deviation at the time of submission, nor
shall it relieve him of responsibility for errors of any sort.

Upon completion of the project, the Contractor shall submit to the Owner three
sets of "AS-BUILT" drawings. It shall identical with the Contract Drawings
except for the said changes and deviations. Where the changes and deviations
are substantial, the Contractor shall also submit additional sets of "AS-BUILT"
drawing for submission to the Government Approving Authorities

DIVISION 2 – SITE WORK

SECTION 0200 : CLEARING OF THE SITE

1.00 GENERAL

1.01 SCOPE

The Contractor shall inspect existing site conditions including existing


structures and construction works done to date and do necessary clearing
works. Furnish equipment and perform labor required to complete:

Demolition and removal of existing structures such as foundation, ramp,


elevator shaft, etc. which are in the project area and are not being reused.
Removal and storing of salvageable materials.
Clearing and grubbing of all trees, shrubs and bushes and disposed of resulting
trash, waste, timber stumps, and other vegetation on the site of the
structure and within the limits of grading.

1.02 EXAMINATION OF SITE

Visit the site of the' work and examine the premises to fully understand all
existing conditions relative to the work. No increase in cost or extension of
performance time will be considered for failure to verify and know actual site
conditions.

1.03 PERMITS

Secure and pay for all necessary permits needed for the work.

1.04 PROTECTION

Protect adjacent properties, persons, shrubs, trees, lawns, structures, and


utilities therein against harm or damage.

2.00 PRODUCTS

2.01 DISPOSAL OF MATERIALS

All salvageable materials shall remain the property of the Owner. Hauling and
stacking of salvaged materials within a 300 meter radius to Owner's
specified storage, shall be for the account of the Contractor.
All debris and other materials resulting from the demolition work shall be
immediately removed from the premises and dumped at sites provided by
the Contractor in a manner approved by the Architect.

2.02 STORAGE OF TOPSOIL

Topsoil which is suitable for reuse shall be placed in storage piles convenient to
areas that are subsequently to receive application of topsoil. Topsoil shall be
kept separate from other excavated materials and shall be free of roots, stones
larger than 50 millimeters and other undesirable materials that would interfere
with planting.

3.00 EXECUTION

3.01 DEMOLITION

Demolish and remove fiom site existing structures and other constructions
within the building area as indicated in the plans.

Where existing concrete on ground is to be demolished, remove all existing


concrete and other obstruction to a depth of 600 millimeters below grade.

Cap all existing utility lines. Consult Owner before commencing work.

3.02 CLEARING AND GRUBBING

Uproot trees or cut down within 75 millimeters of ground surface or as shown


in plans or as directed by the Architect.

Protect trees indicated in the plans as "trees to be preserved".

Cut down trees in a manner to avoid damage to trees to be preserved, to avoid


unnecessary disturbance of the ground surface or destruction of low
growing vegetation (grasses), prevent injury to structures or minimize
danger to traffic.

Remove tree stumps and roots to a depth of no less than 450 millimeters below
the existing surface and holes left behind and filled with suitable

material such as dry soil, compacted in accordance with Section:


EARTHWORK.

E. Grub up or clear undergrowth, bushes, vegetation, rubbish and all


objectionable material and dispose in accordance with Item 2.01 of this
Section.

3.03 REPAIRS

Repair damages done to property of any person or persons on or off the


premises, by reason of required work for Demolition, Clearing, and Grubbing.

3.04 RESPONSIBILITIES

The Contractor sha11 be liable and hereby assumes full responsibility for and
shall hold the Owner free and harmless from any and all claims arising out of
or in connection with any injury or damage that may be sustained by any
person or property in carrying out the works contracted for under this
Agreement.

Damage caused by the Contractor, whether by accident or negligence in


connection with the work on any of the company's properties shall
immediately be made good at the Contractor's expense, and in the event the
Contractor fails or neglects to do so, the cost of such damages shall be deducted
from any payment due the Contractor.

SECTION 0210 : EARTHWORK

1.00 GENERAL

1.01 SCOPE

The scope of work covered by this specifications consists in furnishing all


items, articles, methods, plant, labor, equipment, appliances and materials; and
in performing all operations that may be necessary, proper or incidental to
complete stripping, site grading, excavation, trenching, filling, backfilling,
compaction, dewatering and foundation work in accordance with this section
of the specifications. All applicable plans, drawings, and schedule.

1.02 VERIFICATION OF EXISTING CONDITIONS

Verify and examine the site of work to familiarize with the character of
materials to be encountered and all other existing conditions affecting the
work.

1.03 PROTECTION

A. Provide adequate protective measures to protect materials, men and


adjoining property.

B. Provide shoring, sheeting and bracing to prevent caving, erosion or


gullying of sides of excavation.

Provide bracing and cribbing when required to maintain earth in position.


Contractor shall be held responsible for safe retainment of the earth. Should
there be any earth movement, the Contractor should immediately inform
the Architect for proper instructions.

Keep safe and drained embankment and excavation during construction.


Ditches and drains shall be maintained in such a manner as to drain
effectively at all times.

Storage or stock-piling of materials on the sub-grade will not be permitted


unless pre-loading is required. Graded areas shall be protected against
action of the elements prior to acceptance of the work.

Settlement or washing that may have occurred shall be re-established to the


required elevations and slopes immediately prior to installation of
landscaping and paving.

E. Protect existing pavement, causeway poles, sewers and utilities from


damage. Divert surface water excavations by means of dam or temporary
ditches. Keep all excavation free of water at all times. Pumping equipment
and lines shall be used and shall be kept at the site at all times.

Safeguard, protect from damage and support if necessary all existing service
lines, utilities and utility structures which are to remain in service.

When such service lines or utilities are encountered within excavated areas,
notify the Architect in ample time for direction as to the measure to be
taken to prevent interruption of service lines or utilities.

Existing in ground services encountered are to be instructed by the Architect as


to their rectification and or diversion.

2.00 PRODUCTS

2.01 DISPOSAL OF MATERIALS

FILL
0 Coarse-grained fill materials, such as stone fragments, sand and gravel
mix, fine sand, silty or clayey sand and gravel, shall be laboratory
approved from off-site source, passing a 75 millimeters sieve. The
fraction passing a 0.425 millimeters (No. 40) sieve shall have a liquid
limit not to exceed 35 percent and plasticity index not exceeding 12
percent.

Only coarse-grained fill material shall be used inside buildings and


under parking areas, driveways and walkways.

1 Fine-grained fill materials, such as silt, clay, silty clay or clayey silt
shall be laboratory approved from off site source passing a 0.425
millimeter (No. 40) sieve and shall have a liquid limit not less than 40
percent and a plasticity index not less than 11 percent. Only fine-
grained fill material shall be used outside the limits of the buildings for
landscape purposes.

2 Granular fill to form a capillary water barrier shall be clean, crushed,


non-porous rock, crushed or uncrushed gravel, uniformly graded and
of a size wh.ich will pass a 25 millimeters mesh screen and be retained
on a No. 4 mesh screen.

3 All materials, including excavated materials approved for use as


backfill shall be free from large voids of earth or of stones larger than
75 millimeters in longest dimension, rubbish and organic matters
including roots, weeds, leaves and grasses.

4 Material required for fill in excess of that produced by excavation


within the grading limits shall be excavated from approved borrow
areas.

BATTERBOARDS

Second class pest free lumber or other suitable material assembled and
rendered secure for proper delineation of building lines and grades.

2.02 UTILIZATION AND STORAGE OF EXCAVATED MA'TERIALS

Use all suitable materials removed from the excavation, including material
from the suppliers, insofar as practicable in the formation of backfills. Separate
all materials which are suitable as fill under slabs, paving, and for backfill from
materials which are only suitable for general grading. The suitability of
excavated material for fill under slabs and paving shall be determined by the
soil testing laboratory, subject to approval of the Architect.

Final decisions as to the suitability of excavated material to be used for fill


under slabs or paving shall be by the Architect. No excavated material shall be
wasted without authorization of the Architect nor deposit any excavated
material at any time in such a manner that may endanger a partly finished
structure by direct pressure, by overloading banks continuous to the operation,
or in any other way detrimental to the completed work.

3.00 EXECUTION

3.01 STRIPPING

Strip topsoil only in areas required as shown in the plans. Remove topsoil in
depths indicated or as required by the Architect but in no case shall be less
than 150 millimeters in depth, prior to start of regular excavation of
backfilling work.

Stock pile the removed top so11 separate from other excavated materials' in
location designated by the Architect and or spread and compact with a
light roller in areas indicated in the plans or where directed by the
Architect.

3.02 SITE GRADING

A. All exterior grade shall be formed in accordance with drawings and


specifications, taking into account the requirements for landscaping work
and giving due allowance for the topsoil depth.
Cut or fill and machine grade the site area. Deposit material in loose layers not
exceeding 300 millimeters in depth and compact to at least 95 percent of
maximum dry density. Rough grade elevations and levels shall be
approximately 150 millimeters below the bottom of slab on grade, 250
millimeters below paving finish grades and 150 millimeters below finish
grades in areas to be lawn seeded or landscaped.

3.03 STAKES AND BATTER BOARDS

Stake out building accurately and establish grades

Batter boards and reference marks shall be erected at location where they will
not be disturbed during construction.

Construct two permanent benchmarks of previously known elevations near the


site of construction.

3.04 EXCAVATION

A. The Contractor shall make all necessary excavations for foundations to


grade indicated on the drawings without extra compensation, including all
other excavations for drainage, sewer and water service systems required
and necessary for the proper prosecution of the work.

Trim excavation bottoms to required lines and grades. Include incidental


excavation to level the bottom of footing, compacting and tamping same.

The materials to be excavated shall include any rock, earth and other materials
of every nature and description encountered in obtaining indicated lines
and grades, which, on the Engineer's opinion, can be loosened, removed by
hand tools or with proper shovels; assuming that all excavations to indicate
lines and grades can be done by the aforementioned means.

Protection, Pumping, Maintenance, Etc. The Contractor shall, at all times,


protect the excavation and trenches from damage.

3.05 DEWATERING

A. Control grading around the building so that the ground is pitched to


prevent water from running into excavated areas of building or damaging
other structures.

Pump water out of excavated areas throughout the construction. Water shall
not be conducted into adjacent developed property.

3.06 TRENCHING FOR SUB-DRAINAGE

Excavated trenches for underground utility system and drain lines. Grade and
tamp to provide firm bed trenches for drain lines.

When rock is encountered, excavate a depth of 150 millimeters below the


bottom elevation of the pipe and fill with sand and gravel or crushed stones
thoroughly compacted before laying pipe.

3.07 BACKPI.LLING AND COMPACTION

Backfill around structures only after concrete walls and piers have attained full
design strength to resist lateral pressure resulting from backfill and/or as
directed by the Architect or Engineer.

Remove all forms, trash and debris prior to backfilling around structures.

Use only approved, free from waste and objectionable matter backfill materials
from excavations.

Filling shall be placed symmetrically on all sides in loose layers not exceeding
300 millimeters in thickness, each layer being moisture conditioned and
thoroughly compacted by tamping or rolling to at least 95 percent of
maximum dry density or until the correct compaction grades are reached.

All exterior grade shall be formed in accordance with drawings and


specifications.

3.08 DISPOSAL OF EXCAVATED MATERIAL

Surplus materials resulting from all earthworks operations not required or


unsuitable for fill or backfill shall be disposed off by the Contractor at his
expense in areas off site provided by the Contractor.

3.09 UTILITIES

The Contractor shall protect and maintain all conduits, drains, sewer pipes and
other utility services that are to remain on the property or in the site where
required for the proper excavation of the work.

The Contractor shall notify all corporations, companies, individuals or other


authorities concerned with the above conduits, drains, sewer pipes, etc.,
running to the property or site and protect, relocate, remove cap or
discontinue all pipes, sewer and other utility services which interfere with
the excavation of the work in accordance with the instruction and
requirements of the above parties.

3.10 PAVEMENTS

The Contractor shall restore, without extra cost to the Owner, street pavements,
concrete sidewalk and curb and similar public structures that any be opened,
removed or demolished in the performance of the work under this section in
the manner prescribed by the authorities having jurisdiction.

3.11 SOIL BEARING CAPACITY

If during excavation, conditions discovered at the site do not conform to the


findings of the "SOILS INVESTIGATIONS REPORT" submitted by the Soils
Engineer, the Contractor shall immediately notify the Architect or Engineer
or their representatives, in writing, of such conditions.

The Soils Engineer and he Structural Engineer shall visit the site and make the
changes in foundation design as necessary.

The Contractor may proceed with excavation work but foundation forms and
reinforcement shall not be installed without written notice to proceed from
the Architect or Engineer.

D. No footing shall rest on fill unless indicated in the plans.

SECTION 0220 : TERMITE PROOFING

1.00 GENERAL (Note: Verify actual condition and seek Architect's approval)

1.01 SCOPE

The Contractor shall hire the services of a qualified pesticide company to


furnish all labor, materials, equipment, tools, plants, and services to complete
the termite proofing work hereinafter described.

1.02 EXAMINATION OF SITE

Visit the site of work and examine the premises to fully understand all existing
conditions with respect to the work involved. Inquire from local authorities the
presence of termites in the vicinity for more information.

1.03 INSPECTION AND TEST

Sampling shall be done only in the presence of the Project Supervisor. Size of
sample to be taken:

LENTREK TC (from original container): 50 cc.


PENTACHLOROPHENON or CISLIN (from original container): 50 cc.

1.00 PRODUCTS

2.01 QUALIFICATION

Chemicals to be used shall be approved by the local governing agency.


Products specified hereunder with restrictions shall be substituted with the
written approval of the Architect upon submission of sample, product data and
government approval certificate.

2.02 CHEMICAL AND EQUIPMENT

For termite proofing, use "LENTREK TC” termiticide concentrate by THE


DOW CHEMICAL CO. or equally approved by the Architect.

For powder post beetle "bukbok" 'proofing, use colorless


"PENTACHLOROPHENON or "CISLIN EC" wood protectant by ROUSSEL
UCLAF or equal approved by the Architect.

The Pest Control Contractor shall submit the specified chemicals in their
original .manufacturer sealed containers to the Project Supervisor for
inspection, sampling and safekeeping. No container with broken seal shall be
accepted. The chemicals must be in one liter and/or one gallon containers only.

2.03 DILUTION

Dilution ratios:

1 part LENTREK TC to 50 parts water


1 part PENTACHLOROPHENON or CISLIN EC to 100 parts water,
diesel, or kerosene

Dilutions shall be done only at the jobsite in the presence of the Project
Supervisor. The strength of the mixture or solution shall be made uniform by
thorough stirring. All solutions prepared for termite proofing shall be used
within 24 hours.

2.00 EXECUTION

3.01 APPLICATION AND TREATMENT

Application shall be done by certified pesticide applicator approved by the


Architect.

Application of solution shall be done by means of power sprayers only fitted


with flow meters for accurate monitoring of actual quantity used.

Drench area with diluted solution as per manufacturer's specified rate.


Treatment shall include crawl spaces, both sides of the foundation and
around all piers and pipes. Treat backfill and all voids found in masonry.
Treat all garden areas including above ground planters boxes before
introduction of garden soil.

Foundation Treatment: Prior to pouring foundation, apply four liters of the


solution per square meter of surface (bottom and sides) of excavations for
footings and foundations.

Where excavations are constantly under water due to seepage, treatment


shall be done simultaneously with the treatment of the backfill material by
"rodding" method. The quantity of the solution to be applied in this case

Powder Post Beetle "Bukbok" Proofing: Kiln-dried wood, plywood, tanguile,


apitong, cabinets, dividers and paneling shall be brushed or sprayed with
PENTACHLOROPHENON of 1:100 concentration or CISLIN diluted in
diesel or kerosene solution before painting or varnishing.

3.02 ARCHITECT'S APPROVAL

The Contractor shall submit to the Architect for approval, a copy of the pest
control company's proposal and chemical application method/procedure
including the description of the equipment to be used before start of work.

3.03 CONTRACTOR'S GUARANTEE

Upon completion of work, and as a condition for final acceptance, the


Contractor shall submit to Owner a written guarantee which shall provide that:

A. The soil poisoning treatment shall prevent subterranean termites from


attacking the building or its contents for a period of not less than 10 years.

finishes. Label sample panels of various pattern and texture and
manufacturer's instructions and secure approval prior installation.

1.03 PROTECTION

Protect all materials from dirt, and all injurious substances that may affect the
strength of concrete and cement.

2.00 PRODUCTS

2.01 MATERIALS

Borrow Material: selected laboratory approved pit-run gravel, disintegrated


granite, sand, shale, cinders or other similar materials. The fraction passing
the No. 200 sieve shall not be more than 35 percent and the fraction passing
the No. 40 sieve shall have a liquid limit not greater than 35 percent and a
plasticity index not greater than 12 percent.

Base Course Material: shall consist of pit-run gravel, talus rocks, volcanic
cinder, sand coral or other similar materials selected under the direction of
the Architect.

The maximum dimension of any particle of the selected borrow base course
shall not be greater than 113 the required thickness of the layer in which it
is placed.

If the base course does not bind together satisfactorily, addit on of filler,
material shall be required. Materials for such purpose shall be obtained
from sources approved by the Architect.

3.01 EXCAVATION AND BED PREPARATION

Excavate to required depth and true to line and grade. All soft and unstable
materials shall be removed and replaced with good suitable material
acceptable to the Architect or Engineer.

Provide granular material such as gravel or cinder to form a bed for the curb
and gutter and paved walks.

3.02 SUB-GRADE PREPARATION

Complete all installation of subdrainage lines, manholes and catch basins, and
all other utilities underneath the sub-grade including their fully compacted
backfill prior to commencing the preparation of the sub-grade.

The sub-grade shall be brought to form unyielding surface by rolling the entire
area with an approved roller weighing not less than 10 tons. The sub-grade
must be sprinkled if ordered. All soft and unyielding materials shall be
removed as directed. All holes or depressions made shall be filled with
suitable material and the whole surface compacted uniformly. At all times,
sub-grade shall be kept in such conditions that it will drain readily and
correctly.

The Contractor shall prepare and condition the sub-grade to the full width of
the driveway in accordance with theses specifications and lines, grades and
cross section shown in the plans.

3.03 BASE COURSE

Placing and Spreading of I3ase Course: All base course materials shall be
placed on prepared sub-grade and compacted in layers specified in Section
0210 Item 3.00. Depositing and spreading shall commence at the point
farthest from the point of loading and shall progress continuously without
breaks. Material shall be deposited and spread in uniform layer and
without segregation of size. Immediately after spreading smoothly, the
material shall be competed to the full width with power roller not less than
eight tons.

Rolling Base Course

0 Immediately following spreading, compact materials to the full by


rolling with a three wheeled or tandem roller weighing at least eight
tons or with a multiple-wheeled rubber tired roller loaded as directed
to give satisfactory compaction.

1 Progress rolling gradually from the sides to the center, parallel with
the centerline of the road and it shall continue until compaction is
satisfactory to the Architect or the Engineer.

2 After rolling all the base course materials, blade or smoothen the
surface. Blade and roll alternately as required or directed to maintain a
smooth, even surface.

3 Machine tamp base course materials along curbs, headers or walls, and
at all places not accessible to the rollers.

4 Sprinkle all layers of base course materials with water during rolling,
tamping and blading.

C. Spreading of Choker Aggregate: After final rolling of base course


aggregates, evenly spread choker aggregates over the surface until the
voids are filled to within approximately one centimeter of the surface, and
if possible, the surface shall be broomed with push brooms or diagonal
brooms. Continue to spread, broom or roll until a smooth surface is
obtained.

3.04 CONCRETE PAVEMENT

CONCRETE: See Division 3 for concrete proportions and consistency, form


works, methods of placing concrete, compaction, finishing and curing
concrete.

JOINTS

0 Weakened Plane Joints: With the help of a power driven saw, cut a
groove in the pavement at locations shown in the plans to a Minimum
depth of five millimeters within 24 hours after the concrete was placed.

1 Transverse Expansion Joints: Use premoulded expansion joint fillers


for transverse expansion joints as detailed and shown in the plans.
Locate to coincide with expansion joints of the concrete pavement as
shown in drawings.

SURFACE FINISH: Finish the pavement surface to the required roughness by


passing over the concrete a drag of one or two burlap cloths, or by other
approved means. Provide surface pavers over recommended setting bed as
indicated.

OPENING TO TRAFFIC: Preclude any or all kinds of traffic over the concrete
pavement for a period of ten days or longer as the Architect or
Engineer may deem it necessary. Maintain satisfactory barricades to
exclude traffic on the pavement. Repair of drainage to the pavement due to
traffic is at the Contractor's expens

Pre-cast work shall include provision of necessary scaffoldings, required


weather enclosures and adequate hoisting facilities.

1.02 SUBMITTALS

Submit samples at various textures for Architect's approval. Label samples on


back, building name, density, type of aggregate, Contractor's name.

Submit shop and setting drawings of work specified herein. Full size details
shall show sizes, sections, pre-cast dimensions, jointing, anchoring,
connections with other work, and other required details.

1.03 STORAGE AND WORK SPACE

Provide adequate storage and working space for all pre-cast works.

2.00 PRODUCTS

2.01 FORMS

Pre-cast as specified shall be by a manufacturer approved by the Architect.

Portland cement shall conform to ASTM C-150: Standard Specifications for


Portland Cement and of the American Society for Testing Materials and
subsequent standards, thereof, to meet local conditions.

Sand: Clean river sand, free from organic and other deleterious matter likely to
stain finished work.

3.01 INSTALLATION

Installation shall be by the approved pre-cast Contractor and works shall


include retouching and finishing touches.

3.02 FABRICATION

Fashion mold from wood, steel, or other appropriate materials.

Render all lines, valleys and edges sharp, and all planes true.

Cast concrete mix in the mold and vibrate thoroughly. Texture flat rear side
when advisable for better adhesion when grouted onto walls.

3.03 MAINTENANCE AND CLEANING

Structural and decorative pre-cast work require cleaning and maintenance for
continued good appearance and should be treated with approved water
repellant applied as per manufacturer's recommendations.

2.00 PRODUCTS

Sand: ASTM C 35-67.

Masonry or Portland Cement: ASTM C 150-67, Type 1.

Water: clean, free from acids, alkali and deleterious substances

2.02 MIXES

Cement Mortar shall consist of homogeneous mixture of:

1 part Masonry or Portland cement and 2 parts sand, but not more than:
1 part Masonry or Portland cement and 3 parts sand

2.03 SLUMP

Cement Mortar shall have a minimum slump of 100 millimeters and a


maximum slump of 150 millimeters.

parts sand and three parts pea gravel passing a 10 millimeters sieve for

which clearance between reinforcement and masonry is thon than 20
millimeters.

3.00 EXECUTION

3.01 INSTALLATION

Application of Cement Plaster

0 Scratch Coat: Apply with sufficient force and material to form full keys
or bond. Cross scratch as soon as scratch coat has attained initial set
and apply brown coat as soon as practicable.

1 Brown Coat: Scratch or broom for bond of finish coat and allow to set
hard. Keep brown coat moist until finish coat is applied.

2 Finish coat: Bring to true, even surfaces with rods, daries, and trowel
smooth, leaving finished surface free from tool marks and blemishes.
Keep cement plaster moist for at least three days and protect against
rapid drying until cured.

Application of Masonry Mortar: Lay all concrete hollow blocks with 10


millimeters thick horizontal and vertical mortar joints.

Application of Patching Mortar

0 Provide the same mixture of gray and white cements for patching
mortar used to fill holes and imperfections, but should be a stiffer
mixture and the cement and sand proportions should be the same as
those used in the concrete.

1 Never steel trowel patches but finish with wood or cork floats.

2 Allowing the mixed patching mortar to stand for an hour or two before
using it reduces the amount of shrinkage but never add water in
remixing it.

accessories.

1.02 HANDIJINC AND STORAGE

Handle in a manner to prevent undue chipping and breakage. Protect storage


piles, stacks or bins from heavy traffic. Provide platforms to protect bottom
piles from contact with soil.

1.03 VISUAL INSPECTION

All units shall be sound and free from cracks or other defects that would
interfere with the proper placing of the unit to impair the strength or
permanence of the construction.

Units that are intended to serve as a base for plaster or stuccos hall have a
sufficiently rough surface to afford good bond.

1.04 MARKING

All units shall bear a distinctive mark of the manufacturer or shall be otherwise
readily identified as to origin.

1.05 SAMPLING AND NUMBER OF SPECIMENS

Specimens shall be representative of the whole lot of units from which they are
selected. If test specimens are selected at the site of work, units for moisture
content tests shall be taken within 48 hours alter delivery.

In sampling the blocks for the strength, absorption and moisture content
determinations, 10 individual units shall be selected from each lot of 10,000
units or fraction thereof and 20 individual units from each lot of more than
10,000 and less than 100,000 units. For lots of more than 100,000 units, 10
individual units shall be selected from each 50,000 units or fraction thereof
contained in the lot. In no case shall less than JO units be taken. Provided,

Units shall be tested in accordance with the standard method of' testing
masonry units of the American Society for Testing Material (ASTM) C 140. No
blocks shall be used unless results of tests are known duly approved by the
Architect

1.07 REJECTION

In case the delivered CHB fails to conform with the requirements, the
manufacturer may sort it and new specimens shall be selected again at random
from the retained lot and tested at the expense of the Contractor. In case the
second set of specimens fails to conform with the test requirements, the entire
lot shall be rejected.

2.00 PRODUCTS

2.01 MATERIALS

Concrete hollow and solid masonry units: Use "JACKBILT" or approved locally
made equivalent complying with the specifications.

Conform with American Society for Testing Material (ASTM) C-129 for
non-load bearing units, ASTM C-90 for hollow load bearing units and
ASTM C-145 for solid load bearing units.

The concrete hollow block shall have a minimum compressive strength of


4.83 MPa (700 psi) at 28 days for individual unit.

Mortar: See Section on Mortar.

Reinforcement: Structural grade bars conforming to ASTM specification A 15 of


size shown in the plans.

At door and window openings, unless otherwise shown in details, the jamb
blocks and beam blocks over openings and below window sill shall be
reinforced as follows:

0 Jamb blocks for 100 millimeters walls, use one 12 millimeters bars

1 Jamb blocks for 200 millimeters walls, use two 12 millimeters bars.

2 Bearn blocks below window sill, use one 12 millimeters bars for 100
millimeters, 150 millimeters and 200 millimeters walls.

3.01 CONCRETE UNIT MASONRY

Lay all masonry units, plumb, true to line, level and with accurately spaced
course. The first row of blocks must be thoroughly anchored to the concrete
wall, column or slab.

Let the Architect approve sample of special stone arrangement where required.

Keep bond plumb throughout. Keep corners and reveals plumb and true.

Build-in anchors, wall plugs and accessories to masonry as erection progresses.

Bed solidly each course in Masonry or Portland cement mortar. Keep all units
damp when laid.

Wedge units terminating against beams or slab soffits with mortar and
reinforcement properly secured to dowels.

All horizontal and vertical reinforcing bars shall be anchored 20 bar diameters
into the concrete walls, columns or slabs. Dowel bars properly spaced are
placed into the walls, columns or slabs during pouring and hooked to the
vertical bar, leaving another 20 diameter exposed to splice with the
reinforcing bars of the hollow block walls during construction.

Consult drawings as to the schedule of reinforcements. Unless otherwise


specified or detailed on the plan, horizontal and vertical joints specified
reinforcement will consist of 10 millimeters at 0.60 meters vertical bars
every third course for 200 millimeters walls.

Reinforcing bars shall have a lap of 40 bar diameters. All horizontal


reinforcement must be tied to the vertical reinforcement at points of
intersection.

Clean down with dry brushing and in accordance with the manufacturer's

Leave all work clean and free from mortar splashes. Hose down and brush off
efflorescent deposits. Remove timer stains with 10 parts water to 1 part
dilute hydrochloric acid then hose down.

Wash finished surface in a manner- most appropriate and satisfactory to the


Architect.

Minor variations in details for the purpose of improving fabrication and


installation procedures, but not affecting the exterior design concept or
structural stability will be given consideration if submitted.

Samples: Submit for approval samples of all metals proposed in the finish
specified. Provide samples of each approximately 100 millimeters x 200
millimeters pieces, 200 millimeters lengths of extruded or formed work.
Provide full size samples of particular items. Each sample labeled with the
job name and type finish.

1.04 MEASUREMENTS AND COORDINATION

Obtain measurements for all work required to be accurately fitted at the job
and not from drawings. The Contractor will be responsible for the accuracy of
such measurements and the precise fitting and assembly of the finish product.
Coordinate the work with that of all other trades to prevent interference. Verify
conditions at the job before fabrication.

2.00 PRODUCTS

2.01 MATERIALS

Unless otherwise specified, all gauges indicated herein and shown on the
drawings are US standard.

Structural Steel: Standard structural steel shapes, ASTM A 7.

Mild Steel Plates: ASTM A 283.

Steel Shapes: ASTM A 36

Steel Tubing: ASTM A 500 or A 501

Plain Steel Pipe: ASTM A 53. Welded and seamless, galvanized or uncoated as
hereinafter specified. Weight as shown or specified.

Plain Steel Bars: cold finished, carbon steel, ASTM A 108; hot rolled, ASTM A
197, merchant quality, optional grade.

Plain Steel Sheet: ASTM A 266, for 19 gauge and lighter; ASTM A 245 for 18
gauge and heavier.

Rolled Steel Plate and Section: ASTM A 33.

Checkered m.s. plate: ASTM A 36. 4.5 millimeters thick.

Steel Grating: ASTM A 36 galvanized to conform to ASTM A123 with an

as best suited or as indicated in plans.

Galvanized Steel: Shall be entirely and evenly coated with zinc and free from
stains, bare spots arid other defects, such as blisters, pits, unplated areas,
cloudy patches, cracks and stains.

Cast Iron: ASTM A 48. The castings shall be sharp and of the exact form and
required shape to fit the parts truly and to hold full dimensions. The
product must be free from air holes, scratch, core nails, flaws and defects of
any kind.

Wrought Iron: Commercial grade, ASTM A 85, with plain milled finish, free
from any cracks, blisters, flaws and other defects.

Stainless Steel: AISI 304 Gauge 16 SUS of high chromium and high nickel steel,
non-magnetic, non-corrosive, fireproof, air-tight and water resistant,
durable and easy to maintain. TAJIMA as distributed by Stainless Steel
Industries, Inc.

Aluminum:

0 Extrusions: commercial alloy designation 6063-T5 or 6063-T6 unless


otherwise specified.

1 Sheets: commercial alloy designation 3003 or 1100.

2 Plates: commercial alloy designation 6061–T6.

3 Casting: commercial' alloy designation 214F.

Aluminum Sections of Fittings shall be anodized of a minimum thickness of


0.02 millimeters of color the same with aluminum framing. All screws shall
be stainless steel or approved alloy, countersunk flush whenever possible.

Paint:

0 Metal Primer: use primers as specified in Division 9 section on


PAINTING for shop coat.

1 Bituminous Paint: "BITUMASTIC 50" (Koppers Co.) or approved equal.

Fastening: Commercial type except where special types are shown or required.
Fastening for all exterior work shall be non-ferrous, unless otherwise
shown. Fastening for stainless steel and aluminum and for all other interior
work, where exposed, shall match the fastened metal.

Miscellaneous: Miscellaneous materials or accessories not listed above shall be


provided as specified hereinafter the various items of work and/or
indicated on the drawings, or in accordance with manufacturer's
specifications.

3.00 EXECUTION

3.01 FABRICATION

Shop Assembly: In so far as practicable, fitting and assembly of the work shall
be done in the shop. Work that cannot be permanently shop assembled
shall be completely assembled and disassembled before shipment to ensure
proper assembly in the field. Nameplates shall not appear on face surface.

Joints: All exposed work shall be carefully matched to produce continuity of


line and design. All joints in exposed metal work, unless otherwise shown
or specified, shall be accurately fitted and rigidly secured with hairline
contacts.

Fastening: Except where otherwise shown, specified or directed, the method of


assembly and joining shall be the Contractor's option provided. the results
are satisfactory. The manufacturer's proven methods that will produce the
required standards of workmanship shall be used subject to approval.

Fabricate and fasten metal work so that the work will not be distorted nor the
fasteners overstressed from the expansion and contraction of the metal.

Welding: All welding shall be in accordance with appropriate


recommendations of the American Welding Society and shall be done with
electrodes and/or by methods recommended by the manufacturer of the
alloys being welded. Type, size and spacing of welds shall be as shown on
approved shop drawings. All welds behind finished surfaces shall be so
done as to minimize distortion and/or discoloration on the finished side.
All weld spatter and welding oxides shall be removed by descaling and/or
grinding.

Unless otherwise shown or specified, all weld beads on exposed surfaces


shall be ground and/or polished to match and blend with finish on
adjacent metal.

Grinding and polishing of stainless steel shall be done only with clean
wheels and compounds free from iron and iron compounds.

Soldering: All soldering and/or bracing shall. be in accordance with the


recommendation of the manufacturers of the parent metal involved.
Soldering shall be employed only for the filling or sealing of joints, and
shall not be relied upon for mechanical strength. Immediately alter
soldering, all fluxes shall be removed by washing with a strong,,
neutralizing solution, followed by clear water rinse and drying.

Cleaning: Metal surfaces, after being ground and/or polished or where


subjected to serve forming operations, shall be cleaned of all extraneous
material, thoroughly rinsed with clear water and dried. All lubricants used
in the fabrication shall be removed before the work leaves the shop.

3.02 WORKMANSHIP

All items shall be of the materials, design, shape, sizes and thickness shown or
called for on the drawings and herein specified. Methods of fabrication,
assembly and erection however, unless otherwise specifically stated, shall
be of first quality craftsmanship and at the discretion of the Contractors,
whose responsibility shall be to guarantee satisfactory performance as
herein specified.

Cut, shear and punch to produce clean, true lines and surfaces with burrs
removed.

Fasteners: All fastening shall be concealed wherever practicable. Use


countersunk screw in recessed work where possible. Where exposed in
finished surface, fastening shall be finished to match adjacent metal.

Protection against galvanic action shall be provided wherever dissimilar metals


are in contact except in the case of relatively small areas of stainless steel.
This protection shall be provided by one of the following methods:

0 Painting the contact surfaces with a heavy brush coat of bituminous


paint (complete coverage).

1 Separating the contact surfaces by use of perforated tape.

All metals, except stainless steel, which will he in contact with concrete, mortar,
plaster or other masonry shall have the contact surfaces completely painted
with a heavy coat bituminous paint.

All metal work to be exposed shall be adequately protected during all phases
of the work to prevent damage by scratches, stains, discoloration or other
causes.

Damage to metals surfaces caused by the Contractors, his agents or


employees during fabrication, handling, shipment or erection shall be
replaced by the Contractor at his own expense.

3.03 BOLTS

Tighten all bolts to a bolt tension not less than the proof load given in the
applicable AS'I'M specifications for the type of bolt used.

Do tightening with properly calibrated wrenches or by the turn-of-nut method.

3.04 STEEL STAIRS

Use 4.5 millimeters thick m.s. checkered plate with two by two by 3/16 angular
bar unless otherwise indicated. Welded at stringer both sides. C channel
stringer from m.s. plate eight millimeters thick x 200 millimeters deep by 63
millimeters or 50 millimeters flange shall be welded toe out. Provide base plate,
anchor plate, strut and hanger supports. Connect to slab or beam with bolts 16
millimeters or 20 millimeters in diameter. If there is an existing slab, use
expansion bolts.

Handrails shall be as per ANSI standards with a minimum pipe diameter of


30millimeters. Provide at both sides of the stairs continuously except at
landings where it can be only at one side. Balusters shall be as per detail, one
per tread.

3.05 STEEL LADDER

Ladder rungs shall be round bars with I9 millimeters minimum diameter at 300
millimeters O.C. String shall be flat bar with sides bolted to floor. Provide 19
millimeters diameter side rails bolted or welded to strings. Provide cages as
required.

Step ladders shall be provided and fixed to all water storage tanks and
constructed of 12.5mm x 50mm strings with 18.8mm diameter rungs spaced at
300mm on center. Strings to be continued above top of tanks and if so required,
to be bent at ends for building and securely stabilized.

3.06 ALUMINUM FRAMING FOR WINDOW T'YPE AIR-CONDITION

Make trim and fit around each individual air-condition unit. Ensure watertight
construction. Refer to detail drawings.

3.07 CAST IRON SLEEVES

Cast Iron sleeves for all pipes, cables passing through concrete or masonry
work shall be at least 2 5 m larger than external diameter of pipe or cable.
Sleeves passing through roofs shall be taken 450mm above structural roof slab.

3.08 THRESHOLDS

Plain aluminum C-shaped saddle/thresholds for doors shall be so provided for


doors as indicated in the Plans. These shall be 6mm thick x 45mm or door
thickness. Dowels to door frames, etc. shall be l00mm lengths of 15.7mm
diameter mild steel bar mortised for a depth of 75mm into the frame and fixed
into concrete floors with neat cement.

3.09 FLOOR GRATINGS

Floor gratings shall be provided for trench drains as indicated in the Plans.
Refer to Sanitary Specifications or if not indicated, use steel floor gratings for
carparks, ramps and machine rooms. Provide a minimum of 25mm recessed
space parallel to the length at each side of trench drain. Refer to Plans for the
length of trench drains.

3.10 MANHOLE AT SEWAGE TREATMENT PLANT

Manhole at Sewage Treatment Plant shall be square in shape, made of steel,


hinged, to cover a clear opening of 860mm x 860mm in Φsize, with provisions
or padlock or barrel bolt. Verify Manufacturer's Specifications.

3.11 STEEL NOSING

Use non-slip angular steel nosing with l0mm diameter steel bar dowel at every
300mm on centers welded to rebar, where indicated.

3.12 STAINLESS STEEL HANDLES

Handrails for all interior stairs shall be 45mm 4 stainless steel tube, with 25mm
stainless steel bar or brackets fastened to wall. Attachment to wall consists of 2-
I0mm Φ x 50mm length expansion bolts for each 75mm diameter x 6mm thick
steel flange plate.

3.13 METAL HOUSING

Metal Housing: Ga. 22 lighting fixture metal housing baked enamel finish.

3.14 CANT STRIP

Cant strip shall be Ga. 24 Galvanized Iron.

3.15 PAINTING AND FINISHING

Shop Painting: Items of carbon steel whether exposed or concealed in the


finished work, unless otherwise specified, shall be degreased, thoroughly
cleared of all loose scale, filings, dirt and other objectionable material and
painted one coat of metal primer.

3.16 PROTECTION

Protect all finished work until turnover to the Owner.

SECTION 0600 : ON-SITE CARPENTRY

1.00 GENERAL

1.01 SCOPE

Furnish materials arid equipment and perform labor required to complete


wooden framing and related rough carpentry work as indicated in the
drawings and/or specified herein.

Include in the works, nailing strips, scaffolding, plates, straps, joists, hangers,
rods, dowels, nails, bolts, screws, rough hardware, fasteners, framing
anchors and other miscellaneous iron and steel items pertinent to rough
carpentry work.

1.02 STORAGE AND PROTECTION

Protect lumber both in transit and at the jobsite from elements. Material shall
not be delivered unduly long before it is required for the proper conduct of
work.

Stack framing lumber off the ground to insure against deformation and
maintain proper ventilation.

Lumber in contact with concrete or masonry shall be coated with two coats of
asphalt, hot applied, creosote or its equivalent.

Temporary Protection:

0 Provide and maintain temporary protection of the work as required to


safeguard completed or partially completed work during the progress
of the construction.

1 Provide all the necessary stairs, ladders, runway for convenient access
to all parts of the building until other permanent facilities are in place.

1.03 GRADE AND TRADEMARK

Grade and trademark are required iri each piece of lumber. All lumber,
excluding scaffolding, to be pressure-treated, conforming to 67 percent stress.
grade lumber in accordance to the requirements of the Philippine National
Building Code, latest edition.

Treatment of Lumber

0 Lumber shall be well seasoned and kiln-dried to maximum moisture


content of 18 percent except Yacal which will not be more than 12
percent.

solution or approved equal.

2 Surface in contact with masonry and concrete shall be treated with two
coats of asphalt, hot applied, creosote or its equivalent.

Plywood

on the drawings.

Medium Density Fiberboard (MDF): high grade of fine wood chips fibers
solidly and homogeneously compacted with special resins. Thickness as
per detail drawings. Finish shall be stained, 0.3 millimeters thick wood
veneer laminated, melamine laminated or as per Architect's selection. For
partitions, cabinets, cornices and other architectural joinery unless
otherwise indicated. Use High Moisture Resistant boards at areas with high
humid conditions such as kitchens and toilets.

Particleboard or Chipboard: high grade of multiple layer. Finish shall be wood


veneer or melamine laminated as per Architect's selection. For countertops,
cabinets and drawers unless otherwise indicated. Use Moisture Resistant
boards at areas with high humid conditions such as kitchens and toilets.

Rough Hardware and Metal Fasteners: Plates, straps, nails, screws, spikes,
bolts, joists, hangers, rods, dowels, fasteners and miscellaneous iron and
steel items shall be of sizes and types to rigidly secure member in place.

3.00 EXECUTION

Apply colorless solignum for kiln-dried Tanguile plywood inner sides and cut
ends of Apitong framing.

Effect butt joint appearance for all T and cross intersections of exposed frames.
When stronger joints are required, introduce half slaps, doweling or tenon
and mortise but still affect simple joint at the exposed surface.

Fit carefully mortise and tenon joints of all framing including tongues and
grooves of sheathing. Rabbet, mold and cut with wash and undercut for water
drips all frames. Anchor all frames coming in contact with concrete, unless
otherwise specified, by means of 20 D nails, spaced not more than 200
millimeters apart all around the contact surfaces. Plane and dress side of
frames that will receive the wallboards of sidings.

Wood nailers shall be in accordance with detail drawings. Where not indicated on
the drawings, or mentioned herein, nailing strips shall be 25 millimeters by 50
millimeters spaced at 400 millimeters on centers both ways. Fasten securely by
expansion bolts or other approved device at every 600 millimeters on center.

Glue all joints and connections in addition to nailing.

Conceal fastening. Locate at inconspicuous places where not possible. Make


all exposed nails countersunk. Do scribing, mitering and joining accurately
and neatly to conform to details.

1.00 GENERAL

1.01 SCOPE

and closets, wood slats, ceiling boards, wall panels, wood trims, cornices,
baseboards and related carpentry work as indicated on the drawings and
specified herein.

Coordinate work with all other related trades.

1.02 STORAGE

Protect millwork against dampness during and after delivery.

Do not bring in interior finish, including doors, into building until plaster is
thoroughly dry.

1.03 PROTECTION

Protect all finished woodwork from injury after it has been set in place until
completion and final acceptance of the work.

Remove all surface applied and fitted hardware except butts prior to painting
works. Reinstall after completion of painting works.

1.04 TRADEMARK

Trademark is required on each piece of lumber

Guijo equivalent: Single length, sound, warp-free, S4S, fine sanded. For jamb
heads, sides and sill unless otherwise indicated.

Assembly Materials: WELDWOOD or approved water resistant glue, nails,

3.00 EXECUTION

3.01 WORKMANSHIP

A. Make all wood finish, and millwork true to details, clean and sharply
defined.

Set panels to allow for Free movement in case of swelling or shrinkage.

Conceal by means of fastening various parts together

Sand thoroughly all exposed wood surfaces to remove sharp and rough edges.

3.02 FINISH

A. Mill, fabricate and erect, interior finish as indicated on the Drawings.


Machine sand at the mill and manual smooth at the job. Make mill molding
perfectly smooth on exposed surfaces and true to profile.

Separate with six millimeters stone-cut joints all interior trims set against
concrete, masonry or wood.

Make joints tight and in a manner that conceals shrinkage. Secure trim with
fine finishing nails, screws or glue where required.

Set nails for putty stopping.

Make window and door trim single length.

Miter mouldings at corner, cope at angles.

3.03 DOOR JAMBS

Set door frames plumb and level arid brace until built-in.

Anchor wood frames to masonry with approved metal anchors on each side of
jamb. Place top and bottom anchors 200 millimeters from head and floor.

Finish jambs as indicated on the drawings.

3.04 DOORS

All lumber for doors including door bars, cabinet and closet doors and all
woodwork of similar nature shall be kiln-dried with not more than 14%
moisture content. Unless otherwise specified nr show on drawings, doors
shall have 44 millimeters finished thickness, except door bars and gate for
counters and railings, which shall be of 32 millimeters finished thickness.

All doors shall be manufactured mechanically with scroll wood stiffener, and
of the lumber specified herein. The plywood edge projection shall consist in
rabbetting it around into the outside frame of the door in order to prevent
"peeling off' of the plywood veneers at the edges.

All doors must be guaranteed against warping, twisting or cracking. Defective


doors shall be made good or entirely replaced by the Contractor.

All wood sashes where shown on drawings shall be kiln-dried lumber of not

Molding shall have clean edges, irises and profiles, no chatter marks caused by
rapid cutting nor any splintered edges. Miter profiles shall be matched

Surfaces to receive natural finish shall have uniform color and grain unless
otherwise correctable by staining.

3.08 HANDRAILS

A. Handrails shall be shaped accurately as shown on plans. Changes in


vertical direction shall be formed by means of ramps, gooseneck or
easements with easy, graceful sweeps.

Changes in horizontal direction as shown on plans shall be true to radii and


without irregularities.

Upon completion of works, protect all laminate finish from damage with heavy
building paper until ready for use.

3.01 PREPARATION

Smooth thoroughly and clean all surfaces to receive the laminate finish.

Putty carefully all cracks, nail holes and other defects.

3.02 INSTALLATION

Installation shall be done by a qualified and trained installer recommended by


the Manufacturer and as approved by the Architect.

Install as per manufacturer's instruction with recommended adhesives.

Carefully prepare and inspect substrate prior and during application of


adhesive to avoid telegraphing.

Use single length whenever surface to be covered does not exceed commercial
length and width of the sheet. Otherwise, joints shall be well concealed and
shall not be noticeable.

Apply the adhesive in a thin film. Spread evenly with a finisher's trowel while
still tacky. Immediately embed the laminate finish onto the adhesive and
roll the laminate in both directions to assure adequate and firm contact
with the adhesive. Keep the laminate pressed onto the adhesive for at least
an hour.

Remove protective film before undertaking the post-forming process.

3.03 CLEANING

Clean all laminates after installation. Use non-abrasive cleaners to clean the
surface. Do not use cleanser powders nor self cleaning waxes with fine
abrasives which tends to dull the surface finish after repeated use.

Clean, free from holes and projections, smooth and dry all surfaces to receive
waterproofing materials. The Contractor shall perform the necessary

3.02 SURFACE PREPARATION

The concrete surface shall be troweled, smooth, firm, dry, clean and free of
rubbish, loose or foreign materials, without any projections, indentations,
and other imperfections. Cants shall be installed in the angle formed by the
floor and adjoining wall.

All areas to receive waterproofing shall be firm, dry and clean of rubbish, loose
or foreign materials and obstruction. All angles and corners should be
rounded off, bumps flattened and holes filled and leveled. If there are
blisters, they shall be cross cut and patched. Remove all nails, stones and
any other objects then sweep off all dust.

For Capillary Waterproofing, SEALPROOF CAPILLARY TYPE, concrete to


received seal proof treatments shall have a clean surface and an open
capillary system to ensure chemical penetration and maximum bonding.
Surfaces to be waterproofed shall be examined for structural failures, and
unacceptable conditions reported in writing to the Architect.

Remove all protrusions, work back to sound concrete, chiseling out any
honeycombed or damages areas.

Construction joints and shrinkage cracks exceeding 0.3mm shall be routed


out to a minimum depth of 20mm. Formite holes should be roughened.

Water leakages must be stopped according to Hi-tech Plugging


Specification. Remove all cement laitance, form release agent, curing
compound, loose particles etc. by means of light, wet or dry sandblasting, a
high-pressure water jet or a wire brush.

Clean all chiseled out areas, form-tie holes etc. and prewater until the
concrete is saturate. Then slurry coat the repair areas with Hi-tech
Waterplug apply sealproof after plugging (or equivalent).

Prior applying Sealproof Capillary (or equivalent), rinse carefully all the
surfaces to be waterproofed and prewater with clean water.

Prewater several times so that the concrete is thoroughly saturated. When


Sealproof Capillary Type (or equivalent) is applied, the surface should be
damp but not wet.

For roof deck, deck shall be properly graded to drain water freely, into gutters
and downspouts. Set up drainage connection to permit the free flow of
water. Install cants in the angle formed by gutter and vertical surfaces.
Complete the installation of metal fittings and similar work prior to start of
roofing work.

3.03 TOPPING AND LINING

After the flood testing, provide the topping of lean concrete with welded wire
mesh to the thickness indicated in the drawings where topping over
waterproofing is required. Slope towards the drain.

Provide non-toxic epoxy lining for fire tank, cistern tank and overhead tank.

Provide tile finish for swimming pool.

3.04 APPLICATION

A. One Component Bitumen Modified Polyurethane Liquid Membrane


Waterproofing BOSCOSEAL PU

Clear surface and apply in dry and not contaminated by using brush or
roller.

Seal all cracks or joints of 2mm in width before application of membrane.

It should be applied to achieve a dry film thickness of 1.5mm minimum


for optimum performance. To achieve this dry film thickness applies at
1.1m2/litre/coat.

Extremely porous surfaces to be filled prior to coating and a second coat of


Boscoseal PU should be applied.

Apply Boscoseal PU evenly to avoid thin spots, air entrapment or pin


holes. Any defects can be repaired by over coating with Boscoseal PU.

For applications where to coats of Boscoseal PU are required allow 24


hours between coats.

produce a viscous, creamy consistency at approximately 5 to 6 liters
per 25 kilogram bag.

4 Mix only what can be used within 30 minutes.

5 Mixed material that has become too stiff to apply should be discarded,
it should never be diluted for further use. Do not mix SEALPROOF
CAPILLARY TYPE (or equivalent) with additional cement, sand or
aggregates.

6 No pressure water should be allowed to seep through the substrate


during the application of Thoroseal SP. Always cover with another
protection layer slurry insulation that may be exposed to mechanical
stress.

7 Apply Thoroseal SP mixture by hand using a hard brush in two coats or


by trowel. If by brush, wait for the first coat be dry enough to be wiped
which is at least after 24 hours before applying the second coat.

8 If by trowel, apply a prime coat of thinner consistency before the first


trowel layer. The first trowel layer must be applied wet-to-wet to
brush on prime coat. The coatings should be in perpendicular
directions.

9 The mixed material must not be applied at temperatures below 5 OC


Can d in no instance should the total thickness exceed 5 millimeters in
a single application.

3.05 TESTING

Flood test all applicable waterproofed areas prior to acceptance of the job. Plug
all drains, build temporary dams at openings that water will be 25 millimeters
deep at the high point of the waterproofed area. Maintain the water for at least
24 hours. Remedy any evidence of leakage at once.

3.06 CURING

Where curing of waterproofing is required, cure strictly in accordance to the


manufacturer's specifications. Allow foot traffic only after complete curing.

For Flexible Waterproofing Mortar System, slow drying of Ertoflex membrane


ensures homogeneous curing and high waterproofing characteristics.
Ertoflex must be protected against rapid drying due to high

PENETRATING SEALER by brush, spray or roller and let dry for 2 hours.
When necessary, putty surface imperfections, hairline cracks with DAVIES
5-1000 LIQUID TILE-PUTTY FILLER or DAVIES 5-900 LIQUID-TILE CAST
using putty knife. Let dry for 4 hours and sand. Apply one coat of DAVIES
5-700 LIQUID TILE UNDERCOAT PRIMER by brush, roller or spray and
let dry. Finish with two coats of DAVIES LIQUD-TILE TOPCOAT. Allow 2
hours in between coats.

B. Textured Finish: Apply one coat of DAVIES 5-530 LIQUID TILE


PENETRATING SEALER by brush, spray or roller and let dry for 2 hours.
Apply one coat of DAVIES 5-900 LIQIJID-TILE CAST using mortar gun. Let
dry for 10-15 minutes, then flatten with a plain roller (optional). Let dry for
one hour or more. Apply one coat of DAVIES 5-700 LIQUID-TILE
UNDERCOAT PRIMER by brush, roller or spray and let dry for 2 hours.
Finish with two coats of DAVIES LIQUID-TILE TOPCOAT. Allow 2 hours
in between coats.

C. Wood Surfaces: Apply one coat of DAVIES 5-700 LIQUID TILE


UNDERCOAT Primer by brush, roller or spray and let it dry for 2 hours.
Finish with two coats of DAVIES LIQUID-TILE TOPCOAT. Alloy 2 hours
in between coats.

Steel Surfaces: Apply one coat of DAVIES EPOXY PRIMER by brush, roller or
spray. Painting interval at 5-24 hours. Finish with two coats DAVES
LIQUID-TILE TOPCOAT. Allow 2 hours in between coats.

Other Surfaces (Plastics, PVC, Fiberglass): Finish with two coats of DAVIES
Liquid-Tile Topcoat by brush, roller or spray. Allow 2 hours in between
coats.

3.03 GUARANTEE

The Contractor shall guarantee that the protection applied is effective for a
period of five years upon completion.

Surface Condition

0 Prior to all work of this section, carefully inspect the installed work of
other trades, and verify that all such work is complete to the point
where this installation may commence. The waterproofing
manufacturer's representative shall verify to the Contractor that the
waterproofing may be installed in accordance with the manufacturer's
recommended methods and the original design. In the event of
discrepancy, immediately notify the Architect and proceed as he
directs.

1 Do not apply material if there is any possibility of rain before it can


cure.

2 All surfaces shall be clear, smooth, dry and in proper condition at the
time waterproofing is applied. Surfaces shall be free of dust, dirt,
grime, grease, efflorescence, oil, scale, rust and other substances or
coating that will impair the quality of the work. Waterblast to remove
all loose paint, chalk and other foreign material that may impair
adhesion of coatings.

3 Apply primer- by brush, roller or spray to all surfaces to be patched or


coated as may be required by manufacturer. Apply in accordance with
manufacturer's recommended coverage rates.

4 Apply materials with the use of standard equipment and rate of


application as dictated by the manufacturer's distributor.

Polysulfide and Polyurethene Sealant

0 The width-depth ratio of joints shall be 2:l. Depth of joints shall use a
backing material (closed cell polyethylene or equal) or a bond breaker
strip for proper depth control.

1 All joints shall maintain a uniform joint size as indicated in the


drawings. Any spoiled concrete joint shall be repaired using a two
component structural epoxy compound to maintain a monolithic
concrete joint. No repairs shall be allowed using plain mortar.

2 Apply EUXIT 950 primer at the rate of 13 square meter. Reapplication


of primer shall be required after 24 hours for joints that had been
exposed and application of sealant was not made for the day.

3 Mix sufficient EUXIT 950 Sealant using an electric drill and paddle.
Mixed sealant shall be applied within 1 hour and 30 minutes.

Apply sealant with caulking gun starting from bottom to produce a void
free sealant.

Finish applied sealant with the use of rounded spatula to produce a

3.02 CLEANING

The surface adjoining caulked and sealed joints shall be cleaned of all smears
and other soiling.

3.03 GUARANTEE

The application shall guarantee the installation against poor workmanship far a
period of five years from the date of acceptance by the Owner. The Contractor
shall make all necessary repairs at his expense during that period.
Manufacturer shall guarantee material against moisture penetration for five
years.

A. Samples: Submit to the Architect samples of materials to be used and secure

Manufacturer's Data: Submit to the Architect the Manufacturer's complete

Shop drawings: Submit to the Architect detailed shop drawings showing


installation details including reinforcements, anchorage:; and fastenings.
Secure approval prior to installation.

Warranties: Upon completion, submit to the Architect written warranty that

2.01 GENERAL

Firestop materials shall be UL listed.

The penetration seals materials must be unaffected by moisture and must


maintain the integrity of the wall and floor assembly for its rated time
period when tested in accordance with ASTM E814 (UL 1479).

Firestopping material shall be asbestos-free and lead-free and shall not be


incorporated with oil. Do not use of hazardous solvents.

2 FIRE RESISTANCE AND HOSTSTREAM TESTS: Firestopping


materials shall be rated "F" and "7'" in accordance with ASTM E 814 or
UL 1479, except that the "'I"' rating may be based on thermocouples
placed one inch from a penetrating item in lieu of direct attachment to
penetrating items. Rating periods shall conform to the following:

0 Time-rated fiber or wall assemblies: At least 3 hours or as


indicated otherwise.
1 Openings between floor slabs and curtain walls: At least 3 hours
unless otherwise indicated.

2.02 MATERIALS

Use PROMAT, HILTI or approved equal.

BUILDING BOARDS: such as calcium silicate boards. Non-combustible,


inorganic, shall not rot, shall not support growth of molds, and shall not
attract pests.

INTUMESCENT DOOR STRIPS: self-adhesive lengths of vinyl faced


intumescent material 10 millimeters wide, used to contribute to the fire
resistance of single leaf fire door assemblies for up to one hour.

EXPANSION JOINT STRIPS: compressible, flexible, fire-resistant seals used


where movement joints are formed in the structure of a building. It consists
of layers of intumescent material bonded to Class O foam.

PIPE COLLAR KITS: consists of a pipe wrap and an adjustable steel shell used
to prevent the passage of smoke through gaps caused by the collapse
and/or melting of combustible services in event of fire.

MORTAR SEAL: fire resistant lightweight, hydraulic cement composition


applied as a premixed dry powder for on site addition of water. Used for
sealing the openings required for the passage of cables and metal pipes
through walls and floors.

ACRYLIC MAS'I'IC: white, water-based acrylic intumescent mastic ideal for


sealing small gaps and holes up to 35 millimeters wide in fire resisting
applications.

3.00 EXECUTION

3.01 APPLICATION

All works shall be strictly as per manufacturer's instructions and applied only
by qualified contractor trained and approved by the manufacturer.

Coordinate the work with other trades. Firestopping materials at penetrations


of insulated pipes and ducts shall be applied prior to insulation, unless the
insulation meets the requirements specified for firestopping.

3.02 SURFACE PREPARATION

Surfaces to be in contact with firestopping materials shall be free of dirt, dust,


grease, oil, loose material, rust, or other substances that may affect proper
fitting, adhesion of the firestopping materials, or the required fire resistance.

Clean metal and glass with non-alcohol solvent.

3.03 INSTALLATION

Installation of firestops shall be performed by an applicator or installer


qualified and trained by the manufacturer.

Install firestopping materials in accordance with the manufacturer's


instructions and the following requirements.

0 Filling: Firestopping materials shall completely fill the void spaces.

1 Floors: Firestoppinig materials for filling voids in floors having


openings of 100 millimeters or more shall be installed to support the
same load as the floor is designed to support, unless the area is
protected by a permanent barrier preventing loading or traffic on the
firestopped area.

Do, nut proceed with installation of fire stop materials when temperatures
exceed the manufacturer's recommended limit for installations.

D. Apply firestop in accordance with fire test reports, fire resistance


requirements, acceptable sample installation and manufacturer's
recommendation.

Seal holes and penetrations to ensure an effective smoke seal.

In areas of high traffic, protect firestopping materials from damage. If the


opening is large, install firestopping materials capable of supporting the
weight of a human load.

Insulation types specified in other sections shall not be installed in lieu of


firestoppping materials specified herein.

All combustible penetrants such as non-metallic or insulated metallic pipes,


shall have fire stopping using products and system tested in a
configuration representative of the field condition.

When required to properly contain firestopping materials within opening,


damning or packing matcrials may be utilized. Combustible damning
material must be moved after appropriate curing. Non-combustible
damning materials may be left as a permanent components of the firestop
systems.

3.04 EXAMINATION OF FIRESTOPPED AREAS

Examine firestopped areas to ensure proper installation prior to concealing or


enclosing the firestopped areas.

3.05 CLEANING

A. Remove spilled and excess materials adjacent to firestopping without


damaging adjacent surface.

Leave finished work in neat, clean condition without evidence of spillovers or


damage to adjacent surfaces.

3.06 GUARANTEE

The application shall guarantee the installation against poor workmanship and
material performance for a period of [o years from the date of acceptence by
the Owner. The Contractor shall make all necessary repairs at his expense
during that period.

to structures and anchors. Install formed steel stiffeners and reinforcement
within frames at all points where top screw fastening are used in connections
with embedded strap anchorage.

Have all metal doors mortised, reinforced, drilled and tapped for mortise
hardware in accordance with templates or hardware finish.

1.02 SUBMITTALS

Submit shop drawings and secure Architect's approval prior to fabrication.

Submit sample corner sections, hinges, tracks, handles and all other
accessories.

1.03 DELIVERY AND STORAGE

Inspect materials delivered to the site for damage.

Unload and store with a minimum of handling. Provide storage spaces in dry
locations with adequate ventilation, free from dust or water, which permit
easy access for inspection and handling.

Store materials neatly on the floor, properly stacked on non-absorptive strips or


wood platforms. Do not cover doors and frames with traps, polyethylene
film, or similar coverings.

2.00 PRODUCTS

2.01 GENERAL

Sections as indicated and fabricated by Glass World Inc., Reynold's Phils. Inc.
or Hooven Comalco Industries Inc.

Aluminum alloy shall consist of extruded shapes and sheet materials


complying with ASTM B221, alloy 6063-T5 and alloy 6063-T6. Aluminum
sheets arid strips shall comply with ASTM B209; alloy and temper best
suited for the purpose. Provide hard aluminum role stainless steel screws,
nuts, washers, rivets and other miscellaneous fastening devices.

C. Aluminum extrusions shall be given pre-anodic treatment and then:

shall have anodic coating of not less than 0.007 inch thick with a minimum
weight of 32mg. per square inch hardcoat anodized conforming to Aminum
Association Classification AA-M12 C22A44.

D. Aluminum paint: type as recommended by manufacturer, a factory applied,


oven-baked, 70 percent KYNAR 500 based coating conforming to AAMA
605.2. Color as per Architect's choice.

Fasteners:

0 Exposed Fastening: aluminum, countersunk stainless steel Phillips


head screws, or other non-corrosive material spaced not more than 300
millimeters on centers.

1 Unsealed Fastening: cadmium- plated self-tapping screws.

Anchors: Steel with a hot dipped galvanized finish. Provide anchors on the
backs of the sizes and shapes, as indicated, for securing aluminum frames
to adjacent construction. Reinforce and securely anchor free standing door
frames near top and bottom of each jamb and at intermediate points not
more than 600 millimeters apart. Use stainless steel bolts and expansion
rivets for fastening clip anchors.

Automatic door: Provide complete mechanism and sensors.

Finish hardware: See Section 0830 FINISH HARDWARE.

Weather stripping: See Section 0840 WEATHER STRIPPING &


CAULKING.

2.02 FABRICATION

A. Factory prefabricate all ,frames in accordance to the designs and


dimensions indicated in the drawings. All door and framing sections shall
be of extruded aluminum alloy and temper to meet or exceed finishing and
structural criteria. Door stiles and rails, excluding glass stops, shall be
tubular and have a minimum metal wall thickness of three millimeters.
Glazing beads, mouldings and trim shall not be less than 1.5 millimeters.
All weathering shall be hard backed silicone treated polypropylene. Frames
that are to receive fixed glass shall have removable glass stops and glazing
beads.

Door stiles and rails shall be accurately joined at corners with heavy concealed
reinforcement brackets secured with bolts and screws, and shall be MI6
welded. Doors shall have snap-in stops with bulb glazing on both sides of
the glass. No exposed screws shall be permitted. Each door leaf shall be
equipped with an adjusting mechanism located in the toprail near the lock
stile, which provide for minor clearance adjustment after installation
Weathering shall be installed in the hinge stile of the pairs or single center
hung doors. The lock stile of a single center hung door, active meeting stile
at a pair of butt hung, offset pivot, or center hung doors shall have an
adjustment astragal weather strip. Door frame and sidelight framing shall
be accurately joined at corners with unexposed screws. All glazing shall be
flushed, including the horizontal muntins and sills and held in place by
E.P.D.M. glazing gasket on both sides. No applied stops shall be permitted
except at the transom bar of central hung doors. All butt hung and offset
pivot door frames shall have door stops at jambs and head with continuous
weathering.

Protective Coating: Clean all surfaces and apply a protective coating of clear,
water-white methacrylate-type lacquer, resistant to alkaline mortar and
plaster immediately after fabrication. Covering shall not chip, peel or flake
due to temperature or weather, and shall protect against discoloration and
surface damage from transportation, storage and construction activities.
Covering shall be readily removable without affecting the finish. Covering
shall be either adhesive payer, waterproof tape, or strippable plastic and
may not be removed even after completion of installation.

3.00 EXECUTION

3.01 INSTALLATION

Set and anchor frames as shown in details and approved shop drawings. Set
frames plumb and square and brace where necessary to prevent distortion.
Set frames without springing, forcing or distorting the product.

Secure frames in accordance with the manufacturer's instructions.

Wedge clear of masonry all frames set in prepared openings five millimeters to
six millimeters to allow for caulking.

Protection of Aluminum From Dissimilar Materials

0 Aluminum to Dissimilar' Metals: Where aluminum surfaces come in


contact with metals other than stainless steel, zinc or white bronze of
small area, keep aluminum surfaces from direct contact with
incompatible metals by one or a combination of the following
methods:

protective coating, excluding those containing lead pigmentation.

Drainage From Dissimilar Metals: Paint dissimilar metals used in location


where drainage from them passes over aluminum as specified above
to prevent staining of aluminum.

Aluminum to Masonry and Concrete: Give aluminum surfaces in contact


with mortar, concrete, or other masonry materials one coat of heavy-
bodied bituminous paint.

3.02 ADJUSTMENTS

Adjust all frames and attach hardware before glazing.

Secure all windows and doors to be watertight arid all hardware operating free
and easy.

3.03 HARDWARE

Have all doors, windows and frames mortised, reinforced, drilled and tapped
in mortise hardware in accordance with templates or hardware finish.

Provide doors to receive surface-applied hardware, except push plates, kick


plates, and mop plate, with reinforcing only; drill and tap in the field. Provide
metal for hardware reinforcements of stainless steel and secure by stainless
steel screws. Provide reinforcement in core of flush doors as required to receive
locks, door closers, and other hardware.

3.04 CLEANING

Upon completion and installation, thoroughly clean surfaces of doors and


frames in accordance with the recommended method of the manufacturer. Do
not use abrasive caustic or acid-cleaning agents.

Furnish and fit in place all hardware riot herein specifically mentioned but
necessary to leave the work complete. All such hardware, should there be
any, shall conform in every respect to the balance of thc hardware herein
specified.

1.02 CODES AND STANDARDS

A. Conform performance to applicable standards of American National


Standards Institute (ANSI) and Builders Hardware Manufacturers
Association (BHMA)

Conform to applicable fire rated door and exit hardware standards of the
Underwriters Laboratories (UL).

Specific components identified in the hardware sets will take precedence over
the product standards. Product standards are to be adjusted to suit the
work that receives the hardware.

1.03 SUBMITTALS

Submit samples and shop drawings of detailed hardware and accessories for
Architect's approval.

1.04 TRADEMARK

Each hardware shall bear the trademark of the manufacturer. Trademark shall
not appear on the exposed surface except as small inconspicuous marks.

1.05 ALTERNATES

1.06 PLACING ORDER OF HARDWARE

3.00 EXECUTION

3.01 INSTALLATION

A. Install hardware to fit details as shown in the drawings and as per


manufacturer's specifications with screws to match the finish. Supply all
necessary templates and instructions required.

Exposed Items of hardware: After hardware has been properly fitted, all
exposed items such as knobs, plates, pulls, locks, etc. shall be removed until
final coat of plaster's finish has been applied, and then hardware applied.

Door Knobs, Lock and Latch Strikes: All locks and latch strikes shall be
installed in door frames at the same height from the floor. Door knobs shall
be located so that the center of the knobs is 950 millimeters from the
finished floor and/or as directed by the Architect.

SECTION 0840 : WEATHER STRIPPING AND

CAULKING 1.00 GENERAL

1.01 SCOPE

Furnish materials and equipment and perform labor to complete all types of
weather stripping in the form of rubber and vinyl strip caulking.

1.02 SUBMITTAL

Submit samples of weather strip elements for- approval by the Architect.

2.00 PRODUCTS

2.01 GENERAL

Vinyl/Mohair: For aluminum framed doors and windows. Provide continuous


wood pile type, silicone-treated weather-stripping or a type recommended by
the manufacturer with the approval of the Architect in stiles and rails of
exterior. Attach weather stripping to aluminum holders and fit into slats which
are integral with door and frame stops. Provide weather stripping easy to
replace without special tools, and adjustable at meeting rails of pairs of doors.
Installation shall allow doors to swing freely and close positively.

3.00 EXECUTION

3.01 INSTALLATION

Install on all interior door and window openings to render them watertight.

Install on all interior doors to silence door.

SECTION 0850 : GLASS AND GLAZING

1.00 GENERAL

1.01 SCOPE

Furnish glass free from imperfection and water marks and other materials and
equipment and perform labor required to complete all glass and glazing work.
See drawings for size, location and details.

1.02 SAMPLES

Submit samples of glass panels with factory labels and glazing compound for
Architect's approval.

1.03 LABELS

Label each glass panel and do not remove from glass panel until filial cleaning
and after inspection and approval.

1.04 DELIVERY AND STORAGE

Deliver only as required and store in a safe location or as directed.

Store so that glass shall not be subjected to cyclic wetting and drying to avoid
staining or etching of the glass surface. Unpack only when ready for use.

Insulated glass shall be kept leaned at five degrees to seven degrees from the
vertical positions on sturdy upright supports.

1.05 PROTECTION

A. Protect all glass from damage, breakage, staining, etching, differential


aging, abrasion, scratches, impact during construction and until final
acceptance of contract work. Replace unless satisfactory corrective
measures can be made at the job without removing the damaged glass, as
directed by the Architect.

Glazed openings shall be identified with a colorful flag, festoon, or tape


suspended near, but not in contact with the glass. Tapes or banners may be
attached to the sash at head, jambs or site with non-staining adhesive or by
any convenient mechanical means. Mark or coat glass partially or
completely with "X”, "S" or other symbols with soap, wax cleaning powders
or other materials.

2.00 PRODUCTS

2.01 GENERAL

Doors: six or 12 millimeters thick tempered plate glass, flat edge polished; 12
millimeters thick for main glass doors and frameless glass doors by
Glassworld, Inc. or approved equal.

Windows and Transoms by Glassworld, Inc. or approved equal:

0 Fixed glass on aluminum frame windows: six millimeters thick clear


float glass.

1 Glass on steel frame windows: six millimeters thick sheet glass.

2 Fixed and picture windows: six millimeters clear glass unless


otherwise indicated.

3 Fixed glass panel: 2.10 meters or higher located in public areas


including storefronts: 10 millimeters thick clear float glass unless
otherwise indicated.

4 Lean glass: three millimeters thick for areas not exceeding 0.18 square
meters and five millimeters thick for areas exceeding 0.18 square
me4er.s unless otherwise indicated.

Mirrors: six millimeters thick polished plate glass with concealed hanging
devices, grade "A" waterproofing and 6 millimeters thick Tanguile
plywood backing, all in accordance with the detailed drawings. Mirrors
shall be manufactured with not less than two coats of silver hermetically
sealed with an impervious protective coat of copper deposited over the
silver by electrolysis and then given a coat of hard mirror backing paint
over a coat of pure shellac. Mirrors shall be distortion free.

Curtain Wall: refer to Division 8 Section 0860.

2.02 QUALITY

All glass shall be of uniform quality and free from excessive distortions.

All glass shall be clean and of polished glazed quality.

2.03 GLAZING

Glazing materials for glass installations may be:

Bulk compounds such as Mastics: elastic compounds arid non-skinning


compounds shall be of good grade and approved quality.

Preformed sealants such as Synthetic Polymer-base sealants shall be resilient or


non-resilient type.

Preformed gaskets shall be compression type and structural type.

Curtain Wall: refer to Division 8 Section 0860.

3.00 EXECUTION

3.01 INSTALLATION

Prevent glass from all contact with metal or any hard or sharp materials to
prevent edge clips, cracks and other defects by use of resilient shims laced
at quarter points. Utilize safety mechanism such as laminating the glass
when necessary.

Employ only skilled mechanics.

Use resilient sealants.

Bed back putty, secure in place and face putty all glass.

0 Apply putty uniformly in straight lines with accurately formed levels


and clean-cut corners.

1 Apply a thin layer of putty to rebate.

2 Set by pressing until an even bed is secured.

3 Place doring wire or angle glazing clips and runface putty.

4 Remove excess putty from other side flush with edge of rebate.

Use stops in sizes permitting a "good grip" on the glass. Secure stops on doors
with screws.

Install glass only in openings that are rigid, plumb and square.

Install glass only after rebates have been primed and dried.

Set opaque, ground, frosted and other glass with smooth surface outside.

Set glass in hollow metal doors and in metal frames of interior partition of felt
insets of bed-in putty to prevent any rattle.

Allow sufficient clearance at edges of glass to compensate for its expansion or


for some settlement of the building. Clearance should be 6 millimeters from
edge to frame and 3 millimeters for face or as per manufacturer's
recommendation.

Set all glass before final painting.

Removal of putty or glazing compound smears from glass shall be performed


by the glazing contractor during the material's normal work life. Failure to
do so may result in damage to the glass.

3.02 INSTALLATION

During the course OF construction, the glass shall be cleaned frequently as per
manufacturer's recommendation. Do not use harsh abrasive cleaners or
cleaning equipment nor alkaline materials. Rinse immediately with clean water
and promptly remove the excess water with clean squeegee or a cellulose
sponge to prevent water spots. Grease, glazing compounds and similar
materials shall be flushed off with MEK, toluene or xylene as per
manufacturer's specification. All glass shall be cleaned of any extraneous
materials and washed by the Contractor, using materials and methods
recommended by the glass manufacturer before final acceptance and
occupancy.

3.03 BREAKAGE AND FAULTY INSTALLATION

Glass breakage caused in executing the work or by faulty installation shall be


replaced by the Contractor at his own expense.

Improperly set glass which does not fully meet requirements for its made shall
not be accepted and shall be replaced by the Contractor at his own expense.

Lost and damaged materials shall be replaced by the Contractor at his own
expense

DIVISION 9 - FINISHES

SECTION 0900 : FURRING, LATHING AND

PLASTERING 1.00 GENERAL

1.01 SCOPE

Furnish all materials, equipment, appliances and labor necessary to complete


all metal furring, lathing and plastering work as show1 in the drawing and
hereinafter specified.

1.02 DELIVERY AND STORAGE OF MATERIALS

Deliver all manufactured materials in the original packages, containers and


bundles bearing the name of the manufacturer and the brand. Store plaster,
cement and lime on the ground under watertight cover and away from
sweating walls and damp surfaces until ready for use. Remove damaged or
deteriorated materials from the premises.

2.00 PRODUCTS

2.01 MATERIALS

Gypsum plaster: ASTM C 28, fibered for base coats, or calcined for finish coat.

Masonry Cement for plastering, rendering, laying, bedding and pointing:


WALCRETE or approved equal. Or Portland Cement: ASTM C 150.

Sand: screened S-1 sand as per ASTM C35-67.

Water: clean, free from oils, acids, alkali, organics and other injurious matter.

Bonding Agent: resinous water emulsion type. Use without reducing and in
accordance with manufacturer's specifications.

Plaster Reinforcement: synthetic fiber.

Corner Beads, Casing Beads and Accessories:


0 Expansion or perforated corner beads: not lighter than 26 gauge,
galvanized, formed with the bead not exceeding five millimeters. With
flanges at least 62 millimeters wide or PVC plastering guide.

1 Plaster stop beads: not lighter than 26 gauge galvanized metal with
expanded metal wing, unless otherwise shown on the drawings.

2 Special beads: form of material and to profile shown, but not lighter
than 26 gauge galvanized iron.

Ceiling Suspension System: hot dipped galvanized steel 1.0 millimeters thick,
12 millimeters deep by 32 millimeters wide main runner channel; and
galvanized steel 0.4 millimeters thick, 12 millimeters deep by 37 millimeters
wide Z or 19 millimeters deep 50 millimeters wide J furring channels
suspended by hanger wires or rods.

Hangers and other fastening: Hangers for the support of ceiling runners shall
be six millimeters diameter hot dipped galvanized steel or soil steel straps,
sized five millimeters by 25 millimeters unless otherwise specified.

Drywall Partition System: hot dipped galvanized steel 0.8 millimeters thick, 32
millimeters deep top and bottom tracks and studs fastened with blind
rivets or screws.

3.00 EXECUTION

3.01 GENERAL

Plastered walls shall include partitions, returns, reveals, and back of recesses
and alcoves. Plaster on walls shall be carried to the floor between grounds,
backs of applied bases, cabinets, and other Fixed equipment. All complete
surfaces plastered direct shall first be coated with bonding agent.

Portland cement plaster: apply where shown or scheduled over metal lath. All
exterior plaster shall be Portland Cement Plaster unless otherwise shown in
drawings.

3.02 INSTALLATION

Plaster stop head: Provide where shown and where plastering terminates and
is not covered by other finish. Set the beads level, plumb and true to line.
Install in as long legs as practicable and align the joints in straight runs with
splice or tie plates. Secure beads applied to metal lath with the wire. Where
the structure backing is concrete or masonry, secure the beads with
galvanized nail or drive screw driven into fiber plugs set in masonry or by
other approved metals. Space fastening not more than 300 millimeters on
center.

Corner beads: Provide on all external corners and in single lengths where the
length or a corner does not exceed the stock lengths.

Miter or cone the beads at corners and fasten securely with tie wire,
galvanized staples or off-set head or hook-head lath nails spaced not more
than 200 millimeters on center, staggered.

Comer lath: Install in the following locations:

0 At interior angles where the abutting surfaces are of different materials


and are both to be plastered. Nail lath on 150 millimeters centers to
both materials at outer edges.

1 At interior angles where the abutting surfaces are metal lath.

2 Tie comer lath securely to abutting lath surfaces at the outer edges
only at intervals not more than 150 millimeters on center.

Shrinkage Control Joints: Install in Portland Cement Plaster where shown. Coat
with oil to prevent adherence of plaster.

Metal Lath: Apply in such a manner as to form true surfaces, straight, without
sags or buckles, and with long dimensions of the lath at right angles to the
direction of the supports. Apply metal lath with the lower sheet lapping
over the upper sheet and secure the side laps of lath on columns to
supports and tie at intervals not exceeding 225 millimeters between the
supports.

Strip Lath: Install over the joints between concrete block or dissimilar base
materials when the surface to be plastered lie in the same place and when
the base materials cannot be effectively bended or anchored together.
Install 300 millimeters by 600 millimeters self-furring lath strips diagonally
over corners of all openings in plastered masonry and gypsum lath
partitions.

PVC Plastering Guide: Determine desire plaster thickness with a plumb bob
Apply ample coat of mortar to the surface of the wall, column or corner. Fix
the plastering guide on the surface ensuring that the guide fin is aligned
with the plumb bob string. Let dry until firm. Apply plaster on the surface
with a plastering equipment. Shave off excess plaster with a straight edge
rule using the fins of the plastering guide to smoothen the surface.

3.03 THICKNESS OF PLASTER

Plaster thickness shall be as shown, except as specified for skim coat or


concrete columns. The minimum thickness of plaster over various backings
shall be as follows:

Plaster Base Thickness of Plaster including finish coat

Metal 16 millimeters
Wire Lath and Fabric 16 millimeters
All other types 12 millimeters
Masonry 16 millimeters
Monolithic concrete walls 16 millimeters
Monolithic concrete ceilings 9 millimeters

Plaster thickness when measured from the back plans of metal lath, exclusive
of ribs, shall be 18 millimeters minimum.

If monolithic concrete ceilings or wall surfaces require more than nine


millimeters or 16 millimeters, respectively, of plaster to produce required lines
or surfaces, metal lath or wire lath bonding for the plaster shall be attached to
the concrete before application of plaster. Where the concrete ceiling or
surfaces are such as to require the application of excessive thickness of plaster
to produce required lines or surfaces, lath shall be applied over metal furring
secured to the concrete. The finished coat shall have a minimum thickness of
two millimeters and a maximum of three millimeters.

3.04 GROUNDS

Wood grounds shall develop a minimum plaster thickness of not less than that
specified above. Provide spot plaster grounds where required. Install metal
grounds of the types indicated at all location shown or where plaster is
terminated and not covered by other finish.

3.05 PREPARATION FOR PLASTERING

Temperature and Ventilation: In damp or rainy weather, provide properly


regulated head and take precautions against poor rapid drying before set
has occurred.

Surfaces: Carefully examine surfaces before the plaster is applied thereto, and
do not proceed until unsatisfactory conditions have been satisfactorily
remedied or adjusted.

Metal Grounds: Other accessories such as casing beads, corner beads, etc. shall
be carefully examined to see that they are straight, curved, plumbed, level,
square or true to the required angles as the case may require, before the
plaster is applied.

3.06 BONDING AGENT

Bonding agent shall be used over concrete surfaces indicated on drawings to


receive, regular plaster finish or white skim coat of plaster.

Prior to application of the bonding agent, remove all dirt, dust, oil, grease, wax
and loose materials from surfaces to be coated. Apply bonding agent by brush,
roller or spray in accordance with manufacturer's directions and completely
cover the surface.

In areas where concrete surfaces have bulges or depressions more than six
millimeters in 1200 millimeters when measured with a straight edge shall be
leveled up with the brown coat of gypsum plaster and screened to within three
millimeters below the finished plaster surface.

Apply the brown coat for leveling over the bonding agent.

3.07 MIXING OF THE PLASTER

Mixed in accordance with the printed instructions of the manufacturer. Except


when hand-mixing of small batches is approved, use mechanical mixers of an
approved type. Do not use caked or lumped materials. Clean mechanical
mixer, mixing oxides and tools after mixing each batch and keep free of plaster
from previous mixes. Mix with the proper amount of water until uniform in
color and consistency. Retampering will not be permitted. Discard all plaster
that has begun to stiffen.

Masonry cement or Portland cement plaster: Mix in the following proportion


by volume for all coats:

1 part cement
3- ½ parts sand
oz. of 12-112% solution of air-entraining agent
lb. hair or fiber per sack of cement

3.07 APPLICATION OF PLASTER

Surfaces that are to receive plaster shall be clean and free of defects. Provide
regulated ventilation. Plastering, except as otherwise indicated or specified,
shall be three-coat work on all materials with the scratch and brown coats
carried to the floor. Finish coats shall have a reasonably uniform thickness at
any point. Surfaces shall be flat and walls shall be straight and plumb, and
interior angles shall be square, with arises slightly rounded. Solidly grout door
frames occurring in walls, using plaster specified for base coat.

Masonry Cement or Portland Cement Plaster

Brown Coat: Apply after the base coat has seasoned for at least 48 hours. Just
before application of the brown coat, moisten the base coat with a fog
spray. Apply the brown coat to a thickness of approximately nine
millimeters with allowance for three millimeters thick finish coat. Bring to a
true even surface by floating or rodding and leave rough, ready to receive
the finish coat. Use grounds to obtain straight and even surfaces. Keep
damp with a fog spray for not less than 48 hours after application.

Base Coat: Apply base coat in one application over metal lath. Apply full and
thick to form good keys and not less than nine millimeters thick. Cross
scratch upon attaining its initial set and keep damp with fog spray for not
less than 48 hours after application.

Finish Coat: Layout the work to complete an entire area between expansion
joints in one operation. Just before the application of the finish coat,
moisten the brown coat with a fog spray. Apply the finish coat to the
required lines and levels, but not less than three millimeters. Finish smooth
by floating or troweling as directed. Where six millimeters total thickness is
indicated over rigid insulation in ceiling, apply finish coat only. Moist cure
with a fog spray for at least 48 hours after application.

3.08 SAMPLING OF PLASTER

Samples may be taken from plaster work in place at any time by the Architect.
Areas represented by samples which show oversanding will be rejected. Plaster
containing cracks, blisters, pits, checks or discoloration will not be acceptable.
Remove such plaster and replace with plaster conforming to the requirements
of these specifications and approved. Patching of defective work will be
permitted only when approved, and such patching shall match existing work
in texture and color. Patching necessitated by other trades shall be done only
by tradesmen qualified to do the work. Rake out plaster cracks and other joints
and coat the surfaces with bonding agent.

3.09 SUSPENDED CEILING

The suspension system shall consist of 38 millimeters main runner channels


and 19 millimeters furring channels suspended by hanger wires and/or as
shown in drawings:

Hangers: space not more than 1200 millimeters on center unless otherwise
shown. Provide sufficient hangers for runners on each side of light fixtures.

Runner channels: space not more than 1200 millimeters unless otherwise
shown. Wrap each hanger twice around the runner channels and secure by
at least three turns around itself.

Furring Channels: for gypsum lath, space not over 400 millimeters on center.
Secure furring channels to the runner channels with wire clips or saddletie
with 22 strands of 1 G gauge tie wire, giving the end of the wires three
twists.

Installation:

0 Fix and align accurately all steel angles.

1 Tie the suspension rod securely lo the steel angle.

2 Attach the carrying channel to the suspension clip then use the rod

2.00 PRODUCTS

2.01 MATERIALS

Steel trowel finish: Provide. score joints whenever required. For surfaces to be
painted with latex paint. For curbs, gutters, catch basins, manhole covers,
splash blocks, and stepping stone borders, trenches.

Wood trowel finish: Provide score joints whenever required. For surfaces to be
painted with Acrytex textured paint.

Tooled joint finish (Kostura): Surface preparation shall be plain cement plaster
finish with tooled horizontal mortar joints. Joints shall be concave, clean,
plumb and true to line. All joints shall be in horizontal direction only if
indicated in plans.

Bare concrete finish: No screeding is required.

Plain cement plaster finish: Consisting of the scratch and finish coats, both
consisting of one part Portland cement and two parts clean, washed sand,
measured by volume.

Grooved surface or concrete with rustication: use prefabricated PVC grove


joints to mark the surface.

Smooth rubbed concrete finish: an off-form finish. Carefully remove forms,


patch then rubbed until a uniform color and texture is achieved. The
finished surface shall be leveled, plumb; square and true with tolerances of
three millimeters for every three meters it1 all directions, without waves,
cracks blisters, pits, crazing, discoloration, projections or other
imperfections. There shall be no visible junction marks in the finished
surface where one form work adjoins another.

3.00 EXECUTION

3.01 PLAIN CEMENT PLASTER FINISH

Provide all walls indicated with three coats of cement plaster (scratch coat,
brown coat and finish coat). Mix each coat in the proportion of one part
Portland cement to three parts sand by volume.

Apply the scratch coat with sufficient material and pressure to ensu.re a good
bond and then scratch to a rough surface. Provide a thickness of nine
millimeters for scratch coat. Dampen with water before applying brown
coat.

Apply brown coat one day after applying scratch coat, with a thickness of
nine millimeters and level to a flat even surface. When stiff enough, trowel
with a wooden float and cross-hatch or broom lightly and evenly to secure
a good mechanical bond for the finish coat. Wet the surface and keep from
drying out for at least three days. Apply finish coat seven days after
application of brown coat. Provide thickness of three millimeters. Keep
finish coat damp but not saturated for a period of seven days.

3.02 CEMENT FINISH OF CONCRETE FLOORS ON FILL OR ON GROUND

Concrete floor without specific finish, and wherever so shown on plans as


cement finish shall be given a wearing surface of 1:2 cement mortar 1
centimeter thick. Apply immediately after the concrete has been placed and
before it has set. The mortar shall be spread and troweled well to a smooth,
even surface with sufficient slope for drainage where necessary. Straight V-
grooves shall be placed wherever indicated on plans, in accordance with
pattern shown, and the whole surface cured as specified. The construction
joints of the concrete floors on fill shall coincide with the V-grooves to
avoid formation of unsightly construction cracks later.

Surfaces of concrete floor slabs and similar concrete surfaces exposed after
removal of forms shall be kept moist for a period of at least seven days by
thoroughly wetting said surfaces three times a day. They shall be protected
from falling debris and from the strong rays of the sun to avoid unsightly
surface cracks caused by premature drying and hardening.

Floor and walls of water reservoir shall receive concrete topping aside from
waterproofing and reinforced concrete structure as shown on plans. This
topping shall be finished with cement plaster and marine paint as specified.

3.03 CEMENT TOP FINISH OF REINFORCED CONCRETE SLAB

Where so indicated, cement top finish for reinforced concrete slab shall be 25
millimeters cement mortar with the minimum water content.

Where so indicated or possible, top finish shall be worked integrally with


structural slab before the concrete has set. If placed after the slab has set,
the slab shall be further roughened in addition to the raking required, with
a pick of similar tool to remove laitance, loose particles, plaster and
anything that would prevent: bonds and then cleaned by sandblasting or
equivalent method or device. After sandblasting clean slab shall be
thoroughly wet and kept wet for four hours before finish is applied.

Finish shall have minimum thickness of 37 millimeters and shall be poured


continuously until entire section is completed, floated manually or by
machine, struck off with a straight edge, compacted by rolling or tamping,
floated with wood float, all high or low spots eliminated, steel troweled to a
hard smooth finish and graded to drain where required.

Where this finish is used as base for, say three millimeters thick asbestos vinyl
tile, cement floor finish shall be 37 millimeters thick.

And where used as base for cement floor tile, this mortar bed shall have a
minimum thickness of 37 millimeters or as shown on plans.

SECTION 0920 : TILEWORK

1.00 GENERAL

1.01 SCOPE

Furnish materials and equipment, and perform labor required to complete all
types of tile works. Include border, strip and accent tiles. Provide angle beads
accessory tiles arid tile fittings. See drawings and details for location, and
extent of work required.

1.02 SAMPLES

Submit to the Architect samples of floor and wall tiles including all required
beads and mouldings and secure approval prior to installation.

1.03 PROTECTION

Rooms and spaces in which tile work is being installed shall be closed to traffic
until the tiles are set up. Where required, the tilework shall be protected from
damage which might be caused by the work of other trades. Tiles of floors shall
be covered with an approved covering during painting and varnishing work.
All tiles shall be kept dry while in packages.

1.04 DELIVERY

All tiles shall be delivered in their original unopened packings with all labels
intact and legible at time of use.

1.05 MARKING

Each tile and tile fitting shall be marked with the manufacturer's name or
identifying mark and country of origin at the unglazed back; of each tile or tile
fitting.

2.00 PRODUCTS

2.01 MATERIALS

Ceramic tiles by EUROTILES or MARIWASA. Vitrified semiglazed tiles for


floors and glazed or semiglazed tiles for walls. Sizes and color as indicated
in the drawings. Include nosing tiles for stairs.

2.02 CHOICE OF COLORS AND PATTERNS

The Architect shall have prerogative in the selection of the iiles on the
particular pattern, color ranges and textures.

2.03 TONE OF TILES

The tone of the tiles shall be consistent as the samples. Should various tones be
found including those that have been laid, they shall be replaced at no extra
cost. For tiles that have been laid, cost of hacking and re-laying shall be at the
Contractor's expense.

2.04 STAIN RESISTANCE

Tiles must be durable, non-porous and not penetrable by colorant.

2.05 COLOR FASTNESS

Tiles shall not suffer any loss -of color even under prolonged exposure to
ultraviolet radiation locally.

2.06 SURFACE QUALITY

Tiles shall be free from crazing, visible defects and objectionable blemishes.
Tiles shall be level and flat with even surface, rectangular in size, rectangular at
the corners and straight at the edges. Tiles shall not warp or deformed in any
manner to the Architect's approval.

2.07 RESISTANCE TO ACIDS AND ALKALI

Tiles shall resist attack without damage on three percent hydrochloric acid and
three percent potassium hydroxide solution. It shall be resistant to household
chemicals such as ammonium chloride and cleaning agents, to acids such as
sulfuric acid and lactic acid.

Swimming pool and cistern tiles shall be resistant to salts such as sodium
hypochlorite and copper sulfate.

2.08 ACCESSORIES AND FITTINGS

Provide all necessary fitting tiles in matching size, thickness and color. Trim
round all sanitary, water pipes and any other service pipes including concrete
kerbs to the satisfaction of the Architect. Skirting and nosing tiles are to be
provided wherever they are required or as shown in the drawings.

3.00 EXECUTION

3.01 APPLICATION OF SCRATCH COAT

Thoroughly dampen, but not saturate, surfaces of concrete walls before


applying the scratch coat. Make surface areas appear slightly damp. Allow
no free water on the surface.

On masonry, first apply a thin coat with great pressure, then bring it out
sufficiently to compensate for the major irregularities on the masonry
surfaces to a thickness not less than 6 millimeters at any point.

Evenly rake scratch coats, but not dash coats, to provide good mechanical key
for subsequent coats before the mortar has fully hardened.

On surfaces not sufficiently rough to provide good mechanical key, dash on the
first coat with a whisk broom or fiber bush using a strong whipping
motion.

Surface preparation for tiling of industrial walls and floors using epoxy:

0 All surfaces to be tiled should be cleaned by acid etching.

1 After acid etching, clean the area with detergent and wash it with
clean water.

3.02 FLOOR TILE INSTALLATION ON MORTAR BED

Before spreading the setting bed, establish line of borders and center the
fieldwork in both directions to permit the pattern to be laid with a
minimum of cut tiles.

Clean concrete sub-floor and moisten but do not soak. Afterwards sprinkle dry
cement over the surface and spread the mortar on the setting bed.

Mix mortar one part Masonry or Portland cement to three parts sand. Tamp to
assure good bond over the entire are and screen to provide a smooth and
level bed at proper height and slope.

Pitch floor to drains as required.

After setting bed has set sufficiently to be worked over, sprinkle dry cement
over surface and lay tile.

Keep tile joints parallel and straight over the entire area by using straight
edges.

Tamp the tile solidly onto the bed, using wood blocks or size to ensure solid
bedding free from depressions.

Lay tiles from center lines outward and make adjustments at walls.

3.03 WALL TILE INSTALLATION ON MORTAR BED

Before application of mortar bed, dampen the surface of the scratch coat evenly
to obtain uniform suction.

Use temporary or spot grounds to control the thickness of the mortar bed. Fill
out the mortar bed even with the grounds and rod it to a true plane.

Apply the mortar bed over an area no greater than can be covered with tile
while the coat is still plastic.

Allow no single application of mortar to be 18 millimeters thick.

Completely immerse wall tile in clean water and soak it at least 12 hours. After
removal, stack tile on edge long enough to drain individual tiles that dry
along the edges.

Allow no free moisture to remain on the back of the tile during setting.

Apply a bond coat one millimeter to two millimeters thick to the plastic setting
bed or to the back of each sheet or tile.

Press tile firmly into the bed and beat into place within 1 hour.

Lay tile fields in rectangular block areas not exceeding 600 millimeters x 600
millimeters. Cut the setting bed through its entire depth along the edges of
each block area after placement and before subsequent blocks are installed.

Within one hour after installation of tile, remove from strings set tile and wet
the faces of face mounted tile and remove the paper and glue. Avoid using
excess water. Adjust any tile that is out of alignment.

3.04 TILE INSTALLATION AT EDGES

All intersections and return shall be perfectly formed. All cuttings and drilling
shall be neatly done without trial-ring the tile. The cut edge of the tile against
any trim, finish, built-in fixtures, etc. shall be carefully grounded and jointed.

Around electrical outlets, plumbing pipes, or fixtures and fittings, tiles shall be
fitted close so that the plates, collars or covering will overlap the tile. No split
tile will be permitted, except in those locations where pipes or trims make
cutting necessary.

3.05 ACCESSORIES

Unless otherwise definitely indicated in details, accessories shall be located in


consultation with the Architect. Fixtures shall be set flush with face of tile, true
to plumb, neatly and symmetrically spaced as regards to plumbing fixtures,
corners of rooms, trim and tile joint. Whenever plumbing fixtures are
encountered, accessories shall be spaced in regard to center of fixture. Secure
accessories firmly in wall with plaster of Paris and grout or point joint around
same.

3.06 GROUTING

A. After tile has sufficiently set, force a maximum of grout into joints by
trowel, brush or finger application.

B. Grouting, cleaning and installati011 shall be done in one continuous


constructive operation. Grouting for all joints three millimeters or smaller
in width, shall be an approved component epoxy resin compound or
Portland cement of specified color if so directed by the Architect. The
cement grout shall be mixed with clean fresh water to the consistency of
thick cream. Mixed colored grouts in an oar or GI sheet to prevent
premature setting. Apply colored grouts in a slanting stroke to fill the V-
cut.

Before grout sets, strike or tool the joints of cushion edged tile to the depth of
the cushion. Exercise special care in removing any surplus adhesive by
carefully wiping out joints, both horizontal and vertical to the required
depth.

Fill all joints of square edged tile flush with the surface of' the tile. Fill all gaps
or sips.

During grouting, clean off all excess grout with clean burlap, other cloth or
sponges.

When grouting glazed tiles, special care shall be taken to prevent scratching off
of the glaze.

3.07 SEALING

Laid out wainscoting shall be topped with an approved clear waterproofing


prepared and applied as per manufacturer's instructions.

3.08 REMOVAL OF CONDEMNED TILE

Prior to the final acceptance of the tile work, the Contractor shall, at his own
expense, remove and replace condemned tiles.

3.09 CLEANING

Upon completion of the various portions of his work, the Contractor shall
remove all unused materials, rubbish, etc. that have accumulated as a result of
his work. After the pointing has sufficiently set or hardened, all tile on walls or
vertical surfaces, or floors and horizontal surfaces shall be thoroughly cleaned.
Sponge and wash tile thoroughly with clean water after grout has stiffened.

Then clean by rubbing with damp cloth or sponge and polish clean with dry
cloth. All traces of cement or dust accumulations shall be completely removed.
In cases where acid solutions are required to clean the face of the finish
tilework of surplus grouts or mortar used for pointing. all exposed hardware
shall first be covered by heavy coating of vaseline to protect the metal from
possible effect of the acid or its fumes. Acid solutions shall not be used for
cleaning glazed tiles.

The Contractor shall give the tilework one thorough final cleaning when so
instructed.

1.00 GENERAL

1.01 SCOPE

Furnish materials and equipment, and perform labor required to complete all
granite slab cladding and finishes. See drawings and details for location, extent
and other requirements.

1.02 SUBMITTALS

A. Shop Drawings: Submit shop drawings lo the Architect for approval,


showing dimensions, thicknesses, reinforcements, cut-outs, attachment to
adjacent construction and details of fabrication and installation.

B. Samples: Submit to the Architect samples of granite slab and secure


approval prior to installation.

2.00 PRODUCTS

2.01 MATERIALS

A. Granite slab: 20 millimeters minimum thickness as per Architect's selection.

Filler: Bonding agent, adhesives and fasteners as per manufacturer's


recommendation.

2.02 MIXES FOR GRANITE FINISHES

Bond coat: one part portland cement, 1/2 to one part lime putty and three to
four parts sand.

Mortar setting bed: one part portland cement and three to four parts sand.

2.03 CHOICE OF COLORS

The Architect shall have prerogative in the selection of the slab on the
particular pattern, color ranges and textures.

2.04 TONE OF SLAB

The tone of the slab shall be consistent as the samples. Should various tones be
found including those that have been installed, they shall be replaced at no
extra cost. For slab that has been installed, cost of hacking and re-installation
shall be at the Contractor's expense.

2.05 STAIN RESISTANCE

Being natural stone, care and protection must be taken to avoid staining of the
granite from other materials.

2.06 COLOR FASTNESS

Color shall remain natural and uniform and aged accordingly to time.

2.07 SURFACE QUALITY

Slab shall be free from visible defects and objectionable blemishes and shall be
level and flat with even surface, rectangular in size, rectangular at the corners
and straight at the edges. Slab shall not warp or deformed in any manner to the
Architect's approval.

2.08 RESISTANCE TO ACIDS AND ALKALI

Slab shall resist attack without damage on three percent. hydrochloric acid and
three percent potassium hydroxide solution.

3.00 EXECUTION

3.01 INSTALLATION

Installation shall be done by a qualified and trained installer, well versed in the
said works and as approved by the Architect.

Components are to be pre-cut off site.

Installation shall provide for a watertight system.

Establish lines of borders and center the fieldwork in both directions to permit
the pattern to be laid with minimum of cut slabs.

For floor or wall finishes, concrete surfaces shall be clean, free from dust,
grease and other foreign matter before a coal of plaster bond is applied.

0 Provide 25 millimeters minimum and 50 millimeters maximum


mortar. Granite in contact with mortar should be roughened.

1 Place mortar only onto as large an area as can be covered with the slab
before mortar reaches its initial set. When more setting mortar is
spread than can be covered, the unfinished portion shall be cut back to
a clean, leveled edge arid removed.

Tamp mortar bed to ensure a good bond over the entire area and screed to
provide a smooth level bed at a proper height and slope. Pitch floor
drains as required.

Wet slab prior installation and lay granite slabs at desired levels.

Lay slab from center lines outward, and make adjustments at walls and
keep slab joints parallel and straight over the entire area.

Fill in voids with joint filler.

3.02 CLEANING

Upon completion of the various portions of his work, the Contractor shall
remove all unused materials, rubbish, etc. that have accumulated as a result of
his work. After the pointing has sufficiently set or hardened, all slabs on walls
or vertical surfaces, or floors and horizontal surfaces shall be thoroughly
cleaned. Sponge and wash slab thoroughly with clean water after grout has
stiffened.

Then clean by rubbing with damp cloth or sponge and polish clean with dry
cloth. All traces of cement or dust accumulations shall be completely removed.
Acid solutions shall not be used for cleaning.

The Contractor shall give the granite work one thorough final cleaning when so
instructed.

3.03 GUARANTEE

The Contractor shall furnish written guarantee that all works shall be free from
defects in materials and workmanship and watertight.

Repair of any defects shall be made by the Contractor at his expense.

SECTION 0960 : VINYL FLOORING

1.00 GENERAL

1.01 SCOPE

Furnish materials and equipment, and perform labor required to complete all
vinyl tile and vinyl sheet works. See drawings and details for location, extent
and other requirements. Include vinyl cove base and other accessories.

1.02 SUBMITTALS

Submit to the Architect manufacturer's instructions and samples of vinyl tiles


and sheets and cove base and secure approval prior installation.

1.03 PROTECTION

Carefully protect the vinyl tile and sheet work from soiling and damage of
every kind until final acceptance. Protections shall be accomplished by means
of heavy, reinforced, non-staining kraft building paper. Edges of paper width
shall be lapped and secured. Polyethylene film of an approved quality and
thickness may be used in lieu of paper.

1.04 CARE AND MAINTENANCE

Submit maintenance literature from the manufacturer prior turn-over.

2.00 PRODUCTS

2.01 MATERIALS

Vinyl Composition Tile: 100% asbestos free, hard wearing, chemical and acid
resistant and easy to maintain. 2.0 millimeters thick for residential units
and 3.0 millimeters thick for hallways and lobbies. APO. 4" strip with
Wood Grain Pattern where indicated. Color and pattern as per Architect's
approval.

Adhesive and other application materials: as per manufacturer's


recommendation.

3.00 EXECUTION

3.01 PREPARATION

Concrete sub-floors should be constructed over a moisture barrier and be


completely dry and cured steel troweled to a smooth plane surface, free of
score marks, grooves or depressions, scraped free of all foreign materials
and brushed clean.

Suspended Concrete sub-floors: cure for months with good ventilation and
proper temperature. Surface shall be smooth, clean, level, free of defects
prior to application of resilient flooring.

Wood sub-floors: well seasoned kiln-dried, tongue and groove flooring not
over 75 millimeters full width or of plywood, sanded grade with a
minimum thickness of 16 millimeters. Apply shellac or an approved floor
sealer prior to the application of vinyl tile or sheet.

3.02 APPLICATION

Installation shall be done by a qualified and trained installer recommended by


the Manufacturer and approved by the Architect.

Installation of vinyl tiles and sheet shall not begin until the work of all other
trades including painting has been applied and completed.

Contractor shall maintain all rooms and sub-floors at a minimum temperature


of 70 degrees Fahrenheit (2ldegrees Centigrade) for at least 48 hours before,
during and 48 hours after application of the tiles.

Sub-floor shall be dry and free from rising damp or hydrostatic pressure.
Surface shall be free of dust and oil before applying adhesive.

New floor shall be cleaned and polished upon completion.

3.03 GUARANTEE

The Contractor shall furnish written guarantee that all works shall be free from
defects in materials and workmanship for a period agreeable to both parties.

Repair of any defects shall be made by the Contractor at his expense.

PAINTING

1.00 GENERAL

1.01 SCOPE

Furnish materials and equipment, and perform labor required to complete all
painting works. See drawings and details for location, extent and other
requirements.

Works Included: The work includes but is not limited to the following items:

0 Touch up painting: of miscellaneous metal, hollow metals and frames


and all other materials which may have been shop coated as may be
required where the shop coat have been damaged by welding or
abrasion during the handling and erection operations, also all rivets,
bolts and welds which are unpainted after assembly and erection.

1 Finish Painting: including all exposed surfaces of miscellaneous metal,


hollow metal work, ferrous sheet metal and other paintable metal
work, paintable woodwork not shop finished; shop fabricated
mechanical equipment apparatus housing, electric meters, ferrous
metal gratings and covers for floor and roof drains and manholes,
exposed bars and insulation piping and finished area, electric panels,
conduit boxes and switch gear, all plastered surfaces, concrete and
concrete block surfaces, except in areas to be excluded; primed
hardware, and all items which generally require finish painting unless
specifically excluded.

Works Not Included: Finish painting of the following items will not be
required:

0 Items not requiring protective painting or finishing: Aluminum,


stainless steel and non-ferrous metal, glazed structural units, exposed
aggregate wall panels, marble, glass, resilient tiles, ceramic tile floors,
plastic laminate, sprayed insulation and similar items which generally
do not require painting.

1 Shop Priming: Unless otherwise noted or specified herein the work


shall not include priming or protective paint which is required to be
performed at the factory or in the shop. In general, this includes the
following items: miscellaneous metals, shop fabrication or factory built
mechanical equipment, electrical equipment and accessories, refer to
other applicable sections of the specifications for information on these
items.

Factory Finished Work: Unless otherwise noted or specified herein. The work
shall not include finish painting of items having a factory applied finish as
specified in other sections of the specifications. It general, this includes the
following items: metal toilet enclosures, gate, factory finished mechanical
equipment and special equipment. Refer to other applicable sections of
the specifications for information on these items.

1.02 COLORS

All colors are to be selected or approved by the Architect or his authorized


representative land actual color chips shall be supplied to the Contractor for
matching. All undercoats shall be tinted to approximate the finish coat color.

1.03 SUBMITTALS

A. Manufacturer's Certificate: The manufacturer's certificate of origin and


quality shall be submitted to the Owner or Architect for inspection and
approval prior to any use.

Test Panels: Prepare sample panels of selected color or shade on 600


millimeters by 600 millimeters plywood panels for approval of the
Architect. Colors may not be the manufacturer's standard color. Special
color shall be provided as required.

1.04 MATERIAL HANDLING

All materials shall be delivered to the jobsite in clean, sealed, original


containers with all labels and other markings intact. Materials will be stored in
the area designated and all storage areas will be kept neat, clean and locked.

1.05 STORING

A room or rooms in the premises shall be assigned for the storage of painting
tools and materials. Protect the floor with drop cloths or building paper. Place
cloth and cotton waste in covered metal containers or destroy them at the end
of each work day.

1.06 FIRE PREVENTION

Every precaution will be taken by the Contractor to prevent fires. At the end of
each day's work, all oily rags, empty containers and combustible material will
be removed from the premises.

PHILIPPINES, INC., which shall be delivered on the site in the original
containers, with labels intact and seals unbroken.

Colors shall be non-fading.

Color pigments shall be used to produce the exact shade of paint which shall
conform to the approved color scheme of the building.

Except as otherwise noted, color of priming coat shall be lighter than body coat
and the color of the body coat lighter than the finish coat. The first coat
shall be white.

3.00 EXECUTION

3.01 SURFACE PREPARATION

Before the start of the painting or varnishing work, the Painting Contractor
shall prepare a 1200 millimeters by 1200 millimeters paint or varnish area
designated by the Architect or Engineers and same will be used as standard
workmanship for the entire work. Samples shall be made of surface
preparation, primers, stains, fillers and' finish coat applications.

Concrete

0 Exterior and Interior : (Poured, plaster, stucco or hollow blocks) :


Remove all loose grit or mortar, dust, dirt, grease, oil, wax,
contaminants and any other foreign matter. Pre-treat concrete which
have been weathered at least 14 to 28 days with BOYSEN 44
CONCRETE NEUTRALIZER by mixing 1:16 with water, respectively.
Apply liberally with brush. Allow solution to dry overnight before
rinsing with water to remove white residue. Allow surface to dry
before applying the first coat.

Efflorescence may appear for masonry that is unpainted and exposed


to the weather for six months or more. Remove efflorescence by:

0 Light sand-blast
1 Wire-brush and wash the surface thoroughly with water,
neutralize and test pH or alkalinity. Salts and white crystals
that resist water can be dissolved by washing or scrubbing the
surface with diluted hydrochloric acid, (half-liter commercial
grade hydrochloric acid to four liters of water). Rinse surface
with water and allow to dry.

1 Repainting: Remove all loose, scaling, flaking, blistering and peeling


off paint with the use of BOYSEN 141 PAINT VARNISH REMOVER,
(as necessary), wire brushing, scrapping or water blasting. Let dry

For chalking old paint, treat with BOYSEN 7304 CHALK BLOCKER. In
case of mildew infestation, treat with fungicidal wash solution (i.e., 1:3
laundry bleach to water, respectively) by swabbing or brushing.

Allow solution to remain on the surface for 24 hours to ensure proper


treatment.Wash off residue with water. Let dry.

Metal

0 Ferrous Metal: Metal must be clean and dry, free from oil, grease, wax,
dust, rust, solder flux and other contaminants.

The ideal surface preparation for rusty metal is White Metal Blasting
which can be achieved by san-blasting or power-grinding. This
involves the removal of all visible rust, mill scale, paint and
contaminants, leaving the metal uniformly white or gray in
appearance. This metal surface preparation should be used where
maximum performance protective coating is necessary due to
exceptionally severe conditions such as constant immersion in water or
liquid chemicals.

The films of rust may be removed by wire-brushing, sanding or


scraping. Thicker layers of rust can be removed with the use of
solutions. Wipe the surface with rag soaked in paint thinner. Apply
BOYSEN 71 METAL ETCHING SOLUTION.

Metal surfaces cleared of rust must be immediately primed with


BOYSEN METAL PRIMERS. Do not allow bright metal to be exposed
to the elements for prolonged periods as rust will set in fast. Clean
with BOYSEN 0340 PAINT THINNER especially where solder flux has
been used.

1 Galvanized Iron: Clean thoroughly to remove dust, foreign matter, oil

glossy finish of new galvanized iron; clean thoroughly. Weathered
surfaces showing thin films of rust shall be sanded or wirebrush
cleaned; immediately thereafter.

Rust films that cannot be removed by wire-brushing or sanding should


be removed with solution. Wire brush or scrape rusted metal. Apply
BOYSEN 71 METAL ETCHING SOLUTION. Then clean surface and
immediately apply BOYSEN METAL PRIMER. Do not allow surfaces
removed of rust to be exposed to the weather as rust will set in fast.

2 Repainting: Sand wire brush or scrape rusted metal and apply


BOYSEN 71 METAL ETCHING SOLUTION to remove rust. Let it stay
for 10 to 15 minutes. Thoroughly wash off surface with mineral spirits.
Let dry before applying paint.

Metal surfaces cleared of rust must be immediately primed with


BOYSEN METAL PRIMER. Do not allow metal to be exposed to the
elements for prolonged periods as rust will set in fast.

In case of mildew infestation, treat with fungicidal wash solution (i.e.,


1:3 laundry bleach to water, respectively) by swabbing or brushing.
Allow solution to remain on the surface for 24 hours to ensure proper
treatment. Wash off residue with water. Let dry.

Aluminum: Surfaces must be dry, clean and free from foreign matter may
impair adhesion. Clean surfaces with lacquer thinner then light sand to
reduce gloss before application. Use vinyl wash, ANZAHL WASH PRIMER
for better adhesion of succeeding coats.

Cementitious Waterproofing System: Surface must be clean, free of dust,


grease, rust, grit or mortar. For masonry, wet first the surface before
applying the PLEXIBOND to avoid abrupt drying over sunbathed sections.
Apply bond coat by brushing straight from the can. Apply mortar topping
while the PLEXIBOND coating still tacky.

Allow overnight before applying topcoat.

Glossy Surfaces: Sand and clean surfaces thoroughly. This method will provide
a "tooth" for the following coats.

Oil and Grease: Remove oil or grease by paint thinner or by wiping with rags
wetted with BOYSEN 0340 PAINT THINNER. Change solvents and rags
frequently. Remove loose dirt by bristle brushes, then blow clean with air
pressure or steam cleaning.

A. Manufacturer's Certificate: The manufacturer's certificate of origin and


quality shall be submitted to the Owner or Architect for inspection and
approval prior to any use.

Test Panels: Prepare sample panels of selected color or shade shall be prepared
for approval of the Architect. Colors may not be the manufacturer's
standard color. Special color shall be provided as required.

1.04 STORAGE AND DELIVERY

Protect finished surface during shipping and handling as per manufacturer's


recommendation. Inspect materials delivered at site for damage.

Unload and store with minimum handling. Provide storage space in dry
location with adequate ventilation, free from dust or water and easily
accessible for inspection and handling. Store materials neatly on the floor,
properly stacked on non-absorptive strips or wood platforms.

1.05 HANDLING

Precaution should be taken to avoid damage on the finished coating during


stacking, storing and transportation.

3.00 EXECUTION

3.01 PREPARATION

Aluminum: pre-treat by degreasing, etching, desmutting, zinc chromating,


water rinsing and de-ionized washing aluminum in mill finish.

Steel: pre-treat by degreasing, zinc phosphating, water rinsing and de-ionized


washing steel in bare finish.

3.02 APPLICATION OF POWDER COATING

Factory applied in one operation using an electrostatic powder gun. The


materials to be coated shall be well connected to the earth.

Keep coating thickness to a minimum of 60 microns for exposed areas. For


items which are to be mechanically treated after coating, such as drilling or
sawing, the coating film must not exceed 100 microns.

Oven cure the powder coating for 20 minutes at 220 degrees Centigrade, +10
degrees Centigrade. Metal temperature shall be measured at the area with
greatest metal thickness.

Coated items shall be cooled to no less than 40 degrees Centigrade before


handling. Aluminum section shall be packed in plastic tubings.

3.03 INSTALLATION

Unpack and install sections as per manufacturer's recommendation in locations


as indicated in the drawings.

3.04 CLEANING

Remove loose deposits with a wet sponge. Do not dry dust. this can cause
micro scratching.

Use a soft brush and a mild detergent in warm water to remove dust, salt or
other deposits.

Rinse thoroughly with fresh water to remove remaining detergent.

Use mineral turpentine or methylated spirits as per manufacturer's


recommendation for stubborn stains. Do not use harsh solvent.

Dimensions and detail shall conform to the drawings. Take measurements at


the field prior to fabrication to ensure proper fitting of work.

Furnish inserts and anchorage that must be built into other work for
installation of toilet partitions and related items.

Partition system shall be light, demountable, durable, hygienic, moisture


resistant and vandal proof.

Render all assemblies rigid, secure and true to line and plane.

Furnish units with cutouts and drilled holes to receive partition hardware.

Use one piece face sheet. Pressure laminate to moisture resistant fiberboard
substrate core.

Implement all butt joints with precision by using appropriate tools and
equipment such that only a neat, straight hairline is visible at such joints.

3.02 INSTALLATION

A. Install as per manufacturer's recommended procedures and installation


sequence. Install units rigid, straight, plumb and level. Secure panels to
walls with not less than three brackets attached near the top and bottom of
panel. Locate wall brackets so that holes for wall anchorage occur in
masonry or tile joints. Secure panels in position with manufacturer's
recommended anchoring devices.

Floor mounted partitions: anchor stile unit with at least four millimeters
penetration into structural floor, unless otherwise recommended by the
manufacturer. Level, plumb and tighten installation with devices furnished
by the manufacturer. Hang doors and adjust such that door tops are level
with stile tops when the doors are in closed position.

Overhead braces partition: secure stile floor and level, plumb and tighten
installation with devices furnished by the manufacturer. Secure overhead

and adjust such that door tops are parallel with overhead brace when the
doors are in closed position.

Doors shall be opening out of required width arid clearance of vertical edges
shall be uniform from top to bottom and not exceeding 5 millimeters.

Urinal screen shall be properly and rigidly installed without brackets at the
building and fit enclosures to the space provided.

No screws or brackets shall be allowed to be visibly seen on any corner holder


or plate that will mar the paneled surfaces of partitions, doors, stiles or
screen.

Adjust and lubricate hardware for proper operation. Set hinges on doors to
return to fully closed position.

Clean finished surface and leave free From imperfections. Provide protection as
necessary to prevent damage during remainder of construction period.

3.03 GUARANTEE

The Contractor shall guarantee all works to be free from defects in materials
and in workmanship for a period of one year from the date of final acceptance.

2.02 MIXES FOR GRANITE FINISHES

Bond coat: one part portland cement to 1/2 to one part lime putty, three to four

2.03 CHOICE OF COLORS

The Architect shall have prerogative in the selection of the slab on the
particular pattern, color ranges and textures.

2.04 TONE OF SLAB

The tone of the slab shall be consistent as the samples. Should various stories

shall be at the Contractor's expense.

2.05 STAIN RESISTANCE

Being natural stone, care and protection must be taken to avoid staining of the
granite from other materials.

2.06 SURFACE QUALITY

Slab shall be free from visible defects and objectionable blemishes and shall be
level and flat with even surface, rectangular in size, rectangular at the corners
and straight at the edges. Slab shall not warp or deformed in any manner to the
Architect's approval.

2.07 RESISTANE TO ACIDS AND ALKALI

Slab shall resist attack without damage on three percent hydrochloric acid and
three percent potassium hydroxide solution.

3.00 EXECUTION

3.01 INSTALLATION

Installation shall be done by a qualified and trained installer, well versed in the
said works and as approved by the Architect.

Components are to be pre-cut off site.

Installation shall provide for a watertight system.

3.02 CLEANING

Upon completion of the various portions of his work, the Contractor shall
remove all unused materials, rubbish, etc. that have accumulated as a result
of his work. After the pointing has sufficiently set or hardened, all slabs on
walls or vertical surfaces, or floors and horizontal surfaces shall be
thoroughly cleaned.

2.02 MAKE

The descriptions herein given are intended to illustrate to the quality and
design of fixtures that will be required. Any substitution made to any item
of fixtures specified herein must first be approved by the Architect.

Locally manufactured plumbing fixtures -shall be provided with U.S


manufactured fittings and accessories.

2.03 IDENTIFICATION OF MATERIALS

Supply pipe lengths, fittings, trap, fixtures and device user in the plumbing
system which has cast stamp or indelible mark on it stating the manufacturer's
trade mark or name, weight, type and the class of product.

Contractor shall furnish the Architect with the original and two copies of the
certificate of origin of all plumbing fixtures and fittings that will be used in the
project.

Rework and replace at no cost to the Owner all unidentified materials which
may have been installed when so ordered by the Architect.

3.00 EXECUTION

3.01 PLUMBING FIXTURES

Include all plumbing fixtures show on the drawings and specified herein by
the Architect in all bids to be considered.

Install all plumbing fixtures free and open in a manner to afford access for
cleaning. Furnish with brackets, cleats, plates and anchors required to
support the fixtures rigidly in place.

After the installation of any, or all, of the plumbing fixtures, keep them clean
and in working order but disallow all use until the building has been
turned over and accepted by the Owner.

Make fixtures, trims, faucets, escutcheons, and waste pipes that are exposed to
view in finished spaces of brass material with polished chromium plating
or nickle finish, unless otherwise specified.

Be responsible for providing those portions of the fixtures, fittings (as trims)
which are not provided with the fixture but are required for the complete
installation. Check all the fixtures to determine the portions which must be
provided to complete the installation.

3.02 TRAPS

Except for the presence of grease interceptor and other devices where the trap
is an integral part of the design, equipped with a trap every fixture and
other equipment requiring connections to the drainage system.

Set each trap as close as possible to the fixture served and render level with
respect to their water seal.

3.03 PIPE INSTALLATIONS

A. Furnish and install all necessary pipe sleeves, hangers and supports at
proper and appropriate locations. Never install pipes through columns,
footings, beams, ribs, or other structural members unless clearly noted in
the drawings, or with written approval of the Architect.

Offsets: Offsets shall be of 45 degree wyes, except as otherwise directed or


noted by the Engineer. Changes in direction shall by approved long sweep
elbows or other acceptable fittings.

Pipe Sleeves: Make all pipe sleeves secure in place. Size sleeves to provide
approximately 6 millimeters clearance around the incoming pipe. Use PVC
or steel pipes for pipe sleeves in general. Used galvanized iron pipes and
sheets as the case may require for sleeves in floors. When appropriate and
called for, provide the sleeves with an integral flashing flange or a
clamping device to which a flashing shield can be clamped or soldered.

Anchors and Guides: Support rigidly all piping along surfaces by means of
approved supports. Support piping to maintain required position and
pitching of lines to prevent vibration, and to secure piping it1 place.
Arrange so as to provide for expansion and contraction. For piping along
concrete surfaces, use cast steel inserts of a type which reserves a machine
bolt and nut, permits fine adjustment for bolt and installed before the
concrete IS poured. Support exposed vertical runs of pipe with wrought
iron clamps or collar spaced not more than 3 meters apart. For risers, use
heavy blacksmith construction friction clamps at their base on floors.

Flashings: For pipes passing through roofs, provide lead flashings of six pound
sheet and extend up the pipe at least 150 millimeters, and not less than 300
millimeters all around when along the roof plane. Use lead

counterflashings of the same weight whenever required, and turn down


over the top of the pipe to make a waterproof joint.

Tapping for Fixtures: Make connections between fixtures and flanges on soil
pipes absolutely gas and water tight, and seal with an approved setting
compound. For pipe terminals intended to be tapped to fixtures, practice
care and precision in determining outlet or inlet locations during the pipe
installation stage and considering the specific finished space housing such
as fixtures. For an array of fixtures in one space, and where distances
between fixtures and walls are critical, use guide templates in locating the
exact setting of fixtures that tapping joint location supply and drain pipes
are pinpointed.

Cleaning and Painting: Rid all exposed metal surfaces of grease, dirt, or foreign
material. Polish all chromed components. For any damage, stoppage, or
discoloration of part of the building and its furnishings and equipment,
resulting from failure to clean the piping system, repair or replace all such
affected areas and components at no cost to the Owner. Apply two coats of
acid-resisting paint having a bituminous base, or other protective paints
approved by the Architect, all exterior surfaces of piping to be installed in,
or through concrete floor, fill and finishes.

Clean thoroughly and paint with one coat of red lead and a finish coat of oil
enamel paint, all pipe supports and other iron works in concealed spaces.
Cast iron and wrought iron pipings underground shall be painted after
inspection only.

SECTION 1030 : ELECTRICAL, FIXTURES AND

ACCESSORIES 1.00 GENERAL

1.01 SCOPE

Furnish materials, textures, accessories and equipment and perform labor


required to complete but not be limited to the following:

A. All lighting fixtures and lamps, luminaries, power receptacles, switches and
other wiring devices.

The telephone system equipment and apparatus.

The fire alarm system and fire detection system.

The intercom and paging system equipment.

See drawings and details for sizes, location, extent and other requirements.

1.02 MATERIALS AND EQUIPMENT

All materials and equipment shall be new and shall conform to the latest
standards of the following:

U.S. Underwriter's Laboratories


U.S. National Board of Fire Underwriters
National Electrical Manufacturer's Association
Insulation Power Cable Engineers Association
American Standards Association
Bureau of Standards, Department of Trade

Materials and equipment shall be standard of manufacturers regularly engaged


in the production of such equipment and materials.

For other required miscellaneous materials not specifically mentioned, provide


the best of their respective kind.

Defective equipment or materials damaged in the course of installation shall be


replaced with a new one at no extra cost to the Owner.

1.03 COORDINATION WITH OTHER TRADES

The Contractor shall be responsible for proper coordination i>f his work with
the other trades to avoid conflicts.

1.04 WORKMANSHIP

The electrical installation shall conform to these specifications, to all applicable


standards, with the latest edition of the Philippine Electrical Code and the
existing ordinances, rules and regulations of the local enforcing authorities.
Workmanship shall be of the highest degree.

1.05 SUBMITTALS

A. Samples: Submit samples or product brochures of the fixtures and


equipment for approval as required by the Architect.

Shop Drawings: submit shop drawings clearly indicating the following:

0 All drawings and erection dimensions.

1 Arrangements and sectional views.

2 Necessary details, including complete information for making


connection with other work.

3 Kind of materials and finishes.

Operation Instruction: The Contractor shall provide instructions on safe


operating procedures. The Contractor shall also coordinate with the Owner,
regarding instructions, materials, training aids, drawings and other
facilities, required to be provided in the proper operation and maintenance
of all equipment furnished and installed by the Contractor.

2.00 PRODUCTS

2.01 BOXES, DEVICES, OUTLETS, SWITCHES AND PLATES

Boxes, Wiring Devices, Outlets, Switches and Plates shall be, NATIONAL,
JIMBO, ANAM brand.

Outlet boxes shall be gauge # 16 (minimum) pressed steel galvanized as


follows:

0 Light Outlet - 40 millimeters deep, 100 millimeters octagonal box for


one or two raceway entries; 55 millimeters deep, 100 millimeters
octagonal box for three or four raceway entries.
1 Light Switches - 55 millimeters deep utility box for one or two switches
on one strap; 40 millimeters deep, 100 millimeters square box with one
gang raised plaster cover for three switches on a strap.

2 Receptacle Outlets - 55 millimeters deep, utility box for one or two


raceway entries; 40 millimeters deep, 100 millimeters square box with
one-gang raised plaster cover for three or four raceway entries.

3 Special Purpose Outlets - 40 millimeters deep, 100 millimeters square


box with one-gang raised plaster cover, or as required.

4 Range Outlets - 40 millimeters deep, 120 millimeters square box two-


gang raised plastic cover.

5 Waterproof Outlets - heavy duty 3-wire grounded receptacle.

Wall switches shall be rocket type, American Continental. Duplex receptacles


for general use shall have parallel slots.

Plate frames and covers shall be of approved colors.

Provide mark or guide type switches, dimmer switches, timer switches, pilot
lamp switches where necessary or where so indicated as approved by the
Architect.

2.02 FIXTURES AND EQUIPMENTS

Lighting Fixtures shall be as detailed on the drawings and as hereunder


specified.

0 Fluorescent Fixtures shall be equipped with PHILIPS, GE or ACME


pre-heat rapid start high power factor ballasts, China-Shanghai Rotary
non-flammable type lampholders and PHILIPS, GE, or
WESTINGHOUSE lamps. Provide standard glow switch type starter
for lamps requiring starter.

1 Incandescent Downlight and Tracklights shall be of heavy gauge spun-


aluminum housing. Recessed downlights shall be provided with 100,
millimeters octagonal wiring box mounted on the back of the fixture.
Finish as per Architect's selection.

2 Exit lights shall be on AC line and battery operated during power


interruption.

3 Bollards shall be on extruded post with acrylic enclosure which is


clear, impact resistant and provides maximum light transmittance.
Equip with high power factor ballasts, non-flammable type
lampholders, and 100 watts high pressure sodium, metal hallide or
mercury vapor lamp. Finish as per Architect's selection.

4 Wall or Post type Luminaires shall be equipped with normal power


factor reactor ballasts, lion-flammable type lampholders, warm white
lamp and acrylic or polycarbonate enclosure. Finish as per Architect's
selection.

5 Facade Lighting: Wall director with wall grazer high pressure sodium
or metal hallide lamp as per Architect's selection. Heavy duty diecast
aluminum back ballast housing protected inside and out with an
electrocoat paint finish. Provide with flat, stippled, heat and shock
resistant tempered glass. Prewired terminal board and integral ballast.
Hardware shall be corrosion resistant. Finish as per Architect's
selection.

6 Directional spotlight. for eaves, steel casing wilt1 lamp socket at


universal position. Power supply: 220v-240v.

7 Fountain Lighting: stainless steel housing with cast bronze doors with
chrome plated outer door and sand cast bronze yoke and base. Lamp
shall be 50 watts dichroic Halogen Lamp MR16 EXN with 3-1/8 inches
diameter tempered borosilicate, clear fresnel lens. Provide U-shaped
molded silicone gasket and stainless steel or silicone bronze fasteners
with 12V bipin mount sockets Include chrome plated cast bronze
exterior grid rock guard. Also include submersible cord rated 105 OC
which shall be factory wired 9 feet of 18-2/16-1 ST cord with positively
grounded ground wire inside the fixture. Fixture shall be UL listed,
HYDREL brand or approved equal.

Telephone System: The Contractor shall furnish and install a complete


Telephone System as shown on the plans. All interior telephone cable shall
be jacketed 4/c No. 0.65 millimeters.

Fire Alarm System: The Contractor shall furnish and install a complete Fire
Alarm System as shown on the plans. SIMPLEX, NATIONAL, EDWARDS
Brand or approved equivalent.

Intercom and Paging System: The Contractor shall furnish and install a
complete Intercom and Paging System as shown on the plans.

2.03 MAKE

The description her.ein given are intended to illustrate to the quality and
design of fixtures or equipment that will be required. Any substitution made to
any item of fixtures specified herein must first he approved by the Architect.

2.04 IDENTIFICATION

Fixtures and equipment shall have a cast stamp or indelible mark on it stating
the manufacturer's trade mark or name, weight, type and the class or product.

Rework and replace at no cost to the Owner all unidentified materials which
may have been installed when so ordered by the Architect.

3.00 EXECUTION

3.01 INSTALLATION

Installation shall be done by a qualified and trained installer, well versed in the
said works and as approved by the Architect.

Coordinate with the other trade and specialty Contractors whose works are
involved or affected in the installation of the fixtures as to schedule and
other necessary tasks.

Be responsible for providing those portions of the equipment such as trims


which are not provided with the equipment but are required for the
complete installation. Check all the equipment to determine the portions
which must be provided to complete the installation.

Furnish with brackets, cleats, plates arld anchors required to support the
equipment rigidly in place.

After the installation of any, or all, of the fixtures, keep them clean and in
working order but disallow all use until the building has been turned over
and accepted by the Owner.

3.02 OUTLETS AND SWITCHES

The approximate location of each fixture, receptacle arid floor outlet and switch
is indicated on the Drawings, the exact location to be determined later at
the site as the work progresses. The Contractor shall study the drawings in
relation to the spaces and equipment surrounding each outlet so that the
outlets and fixtures are symmetrically located according to the room layout
and the architectural ceiling and floor plans.

The right is reserved by the Architect to change the exact location of any
switch, light outlet, receptacle outlet, and any other outlet in any location
before same is installed.

If any outlet is installed by the Contractor in such a manner that is out of


proper relation to beams, walls or other details of the building construction,
its position or location shall be corrected 1 9 and at the expense of the
Contractor, under the direction of the Architect.

Boxes shall be of approved design and construction, and of such form and
dimension as required to serve the kind of fixtures to be used and the
number, size and arrangement of conduits connected thereto. The
allowable conductor fill as given in Rule 2486 of the Philippine Electrical
Code shall not be exceeded. Deep boxes, box rings, and raised plaster
covers shall be used when necessary to obtain the required conductor
capacity. Floor outlets shall have standard round adjustable boxes.

Each outlet in the wiring or raceways system shall be provided with the box to
suit the conditions encountered. Boxes for exposed or in wet location shall
be of the cast-metal type having threaded hubs. Boxes for concealed work
shall be cadmium plated or zinc-coaled sheet metal type.

Boxes installed in concealed locations shall be set flush with the proper
extension rings or plaster covers where required. Boxes shall be installed in
a rigid and satisfactory manner.

Boxes shall not be less than 38 millimeters deep unless shallower boxes are
required in the particular outlets and fixtures to be installed.

3.03 TELEPHONE SYSTEM

All wiring shall be done in accordance with the requirements of the Philippine
Long Distance Telephone Company or approved equal arid the Philippine
Electrical Code.

3.04 OPERATION TESTS

After completion of electrical installation arid at such time as Architect of his


representatives may direct the Contractor in the presence of the Engineer or his
authorized representative shall conduct circuit insulation, switching and
equipment operation tests and adjustments that are required to fully and
completely demonstrate that the electric.al system has been installed and will
operate in accordance with all applicable specifications, codes and drawings,
free from any ground, shorts, or defects. The personnel and electrical power
necessary for all the required tests shall be at his own expense.

3.05 GUARANTEE

The Contractor shall furnish written guarantee that all works shall be free from
defects in materials, equipment and workmanship for a period agreed by both
parties.

Any work that becomes defective shall be made good by the Contractor at his
own expense in a manner satisfactory to the Owner.

SECTION 1040 : SIGN AGES AND IDENTIFYING DEVICES

1.00 GENERAL

1.01 SCOPE

The Design of signages and identifying devices will be supplied by the Owner.
The Contractor shall install these.

1.02 HANDLING AND STORAGE

Handle and store in a manner to prevent undue damage. Unpack only when
ready for installation.

Provide adequate protection until building is ready for use.

2.00 EXECUTION

2.01 INSTALLATION

Install in a secure and permanent manner.

For wall mounted assemblies, use sufficient and appropriate mounting


hardware and connectors which are concealed.

Mount assemblies plumb, straight, level and at prescribed heights and layout.
Mount building sign by embedding dowels into the backwall. Do not mutilate
the backwall. Provide expanding grout and appropriate fillers and retouch
flash to the backwall surface.

2.02 PROTECTION AND CLEANING

Protect installed signages against damage, scratches and stains from other
works trade.

Clean and polish before final acceptance and occupancy.

2.03 FAULTY INSTALLATION

Faulty installation shall be replaced by the Contractor at his own expense.

DIVISION 13 – SPECIAL CONSTRUCTION

SECTION 1300 : SWIMMING POOL AND WHIRL POOL

1.00 GENERAL

1.01 SCOPE

Furnish equipment, tools, materials, hardware and accessories and controls


and perform labor and all operations necessary to complete all pool works as
indicated and specified. Make facility complete, functional and operational
before turn over to the Owner. See drawings and details for sizes, location,
extent and other requirements.

1.02 WORK SPECIFIED ELSEWHERE

Waterproofing: see Division 7 Section 0700.

Electrical Works

1.03 SUBMITTALS

A. Shop Drawings: Submit shop drawings to the Architect for approval,


showing plans and detail of construction.

Manufacturer's literature: Submit manufacturer's product literature with


technical description of the equipment and mechanisms.

Samples: Submit to the Architect samples of tiles including all required beads
and mouldings and secure approval prior to installation.

2.00 PRODUCTS

2.01 MATERIALS

A. Materials, equipment and mechanisms to be used shall be as per UL


standards with Architect's approval.

Pool Tiles shall be homogeneous mosaic tiles MML by Malaysian Mosaic


Berhad.

Walk and Poolside deck Tiles shall be non-skid, reconstituted rough face
homogeneous granite tiles MML by Malaysian Mosaic Berhad.

3.00 EXECUTION

3.01 INSTALLATION

Installation shall be done by a qualified and trained installer, well versed in the

affected in the installation of the equipment of the pools as to schedule and
other necessary tasks.

3.02 GUARANTEE

The Contractor shall furnish written guarantee that all works shall be free from
defects in materials, equipment and workmanship for a period of 20 years from
the date of final acceptance.

Repair of any defects shall be made by the Contractor at his expense.

DIVISION 14 - CONVEYING SYSTEMS

SECTION 1400 : ELEVATORS

1.00 GENERAL

1.01 SCOPE

The elevators will be supplied by the Owner. The Contractor shall coordination
with the designated representative of the Elevator Manufacturer and other
Trade Contractors and ensure all electrical, mechanical , civil works, openings,
hoistway entrances, etc. are inconformity with the requirements.
