A. WORK INCLUDED
1 Staking ouut of building, establishment of lines, grade and benchmark
2 All excavations including all necessary shoring, bracings and drainageof storm water from site

2 Erect basic reference marks at such point where they will not be disturbed during the construction of the
foundation.
C. EXCAVTION
Excavation shall be to the depths indicate in the drawing. Excavation works shall be field withconcrete; the

bottom of which shall be leveled. All excavation work shall be inspected before concrete pouring is done.
D BACKFILLING
1 Backfilling works shall be done after all forms are removed from foundation.
1 Before placing filling materials, the surface upon which it will be placed shall be cleared from brush roots,
vegetable matter and debris and thoroughly wetted to insure good bonding with the ground.
Any excess materials after earthworks are complated shall be disposal off by hauling and spreading in

nearby spoil areas designated by the owner.
II CONCRETE WORKS
A GENERAL
1 Unless otherwise specified herein, concrete works shall conform to the ACI Code Specification and Provision.
B MATERIALS
1 Cement for concrete shall conform to the requirement of specifications for Portland cement ( ASTM C150 ).
Water used in mixing cocnrete shall be clean and free from injurious amount of oil, alkaline, organic
2
materials and other substances that may couse damage to concrete and steel.
3 Fine aggregates shall consist of hard, tough, durable and uncoated particles.
Course aggregates shall consist of gravel, crushed gravel or rock, or a combination of gravel and rock; shall
4 be hard, durable and clean uncoated particles.
Reinforcing bars for concrete shall conform to the requirements of ASTHO Standard Specification for billet
5
steel bars.
1.a. Class A (1:2:3) Concrete mix for all structural member such as columns, beams, and foundation.
D FORMWORKS
1 GENERAL
Forms shall be used whereever necessary to confine the concrete shape; and to avoid contamination of
concrete from materials caving from adjacent excavated surface.
2 REMOVAL OF FORMS
Form shall be provided in a manner by wich concrete shall not be damage. Forms shall be removed any
upon proper curing of concrete is done or upon approval of the Engineer.
E PLACING OF REINFORCEMENT
1 GENERAL
Steel reinforcement shall be provide as indicate in plan; together with all necessary tie wich wires, spacing
and other devices necessary to install and secure the reinforcements.
A. MATERIALS
1 Concrete hollow blocks shall be 4" x 8" x 16" for walls.
2 Wall reinforcement shall be 10mm diameter deformed bars.
3 MORTAR
3.1. Mix mortar from 3 to 5 minutes in such quantities as in need for immediate use.
4 PROPORTION
4.1 Mortar mix shall be 1:2 proportioning.
B. ERECTION
1 All masonry shall be laid plumbed. Do not lay hollow blocks which have cracks, broken or defaced ones.
IV CARPENTRY WORKS
A. MATERIALS
Lumber shall be red tanguile, well-seasoned, throughly dry and free from large, loose or unsound knots,

sups, shakes and other imperfections impairing strength, durability and apperance.
2 Wood surface in contact with masonry and concrete shall be coated with creosete or its equivalent.
B. WORKMANSHIP
Eexecute rough carpentry in beest workmanlike manner. Erect framing plumbed to lines, levels and
1
dimensions, squared, aligned, well-spliced and nailed.
V ARCHITECTURAL WORKS
A. FLOORING
1 All interior floor shall be finished with 16" x 16" ceramic floor tiles.
B. CEILING
1 All interior ceiling shall be 1/4" x 4' x 8' gypsum board laid to metal furring.
2 All exterior ceiling shall be pre-painted spandrel.
C. WALLS
1 All interior and exterior walls shall be painted with latex paint.
D. DOORS
1 Door shall be as per indicate in the detaild drawings.
E. WINDOWS
1 All windows shall be Aluminum coated window with provision of exit access for every bedroom.
A. MATERIALS
1 Roofing materials shall be RIB type long span, pre-painted.
2 2" x 2" x1/4" angle bar for all trusses and web members
3 2" x 3" c-purlins for purlins space @ 0.6 m.
A. GENERAL
All works shall be done in accordance with the specification and methods as described by the National

Plumbing Code of the Philippines.
B. MATERIALS
1 Used PVC pipe for all drainage and sewer lines.
2 Use 1/2" diameter G.I. pipes and fittings for all water lines at schedule 40.
3 Floor drain shall be of high grade, tough and even grained with adjustable with manufacturer.
C. INSTALLATION
1 Install plumbing fixture free and open to allow easy access for cleaning.
2 Install all fixture and accessories in location directed in accordance with manufacturer's instructions.
3 All PVC soil and drainage pipes shall have a minimum slope of 1%.
4 Make all joints water tight. Use plastic cement for PVC pipes al Teflon tape for G.I. pipes.
A. GENERAL
The work shall consit of furnishing of all labor and materials. Tools and equipments and necessary services

to complete the electrical works ready for operation as shown in drawings.
2 Supply and installationof electrical panel boards, pull boxes and other accessorie as required.
C. TECHNICAL SPECIFICATIONS
1 Power sercices shall be 230 V, single phase 2 wire solid, 60 hertz.
2 All electrical wires shall be enclosed in PVC conduits.
3 Panel boards shall be installed in accordance with the drawings.
4 RECEPTACLES AND OUTLET
a. Provide switches and receptacles with proper cover plates.
b. Receptacles shall be duplex with proper cover plates , rated 10 A min. 250 VAC or approved equivalent.
c. Lighting outlets at ceiling shall be provided with 4" PVC utility boxes.

I SITE WORKS
A. WORK INCLUDED
2 All excavations including all necessary shoring, bracings and drainage of storm water from site
4 Protection of property, work and structures, workmen and other people from damage and injury.
1 Stake out accurate the lines of the building and other structures.
Erect basic reference marks at such point where they will not be disturbed during the construction

of the foundation.
C EXCAVTION
Excavation shall be to the depths indicate in the drawing. Excavation works shall be field with
1 concrete; the bottom of which shall be leveled. All excavation work shall be inspected before
concrete pouring is done.
D BACKFILLING
1 Backfilling works shall be done after all forms are removed from foundation.
Before placing filling materials, the surface upon which it will be placed shall be cleared from brush
1 roots, vegetable matter and debris and thoroughly wetted to insure good bonding with the
ground.
Any excess materials after earthworks are completed shall be disposal off by hauling and spreading

in nearby spoil areas designated by the owner.
II CONCRETE WORKS
A GENERAL
1 Unless otherwise specified herein, concrete works shall conform to the ACI Code Specification and
Provision.
B MATERIALS
Cement for concrete shall conform to the requirement of specifications for Portland cement

( ASTM C150 ).
2 Water used in mixing concrete shall be clean and free from injurious amount of oil, alkaline,
organic materials and other substances that may course damage to concrete and steel.
3 Fine aggregates shall consist of hard, tough, durable and uncoated particles.
Course aggregates shall consist of gravel, crushed gravel or rock, or a combination of gravel and

rock; shall be hard, durable and clean uncoated particles.
Reinforcing bars for concrete shall conform to the requirements of ASTHO Standard Specification
5
for billet steel bars.
1.a. Class A (1:2:3) Concrete mix for all structural member such as columns, beams, and
foundation.
D FORMWORKS
1 GENERAL
Forms shall be used wherever necessary to confine the concrete shape; and to avoid
contamination of concrete from materials caving from adjacent excavated surface.
2 REMOVAL OF FORMS
Form shall be provided in a manner by which concrete shall not be damage. Forms shall be
removed any upon proper curing of concrete is done or upon approval of the Engineer.
E PLACING OF REINFORCEMENT
1 GENERAL
Steel reinforcement shall be provide as indicate in plan; together with all necessary tie which
wires, spacing and other devices necessary to install and secure the reinforcements.
Concrete shall be conveyed from the mixer to the forms as rapidly as possible to avoid segregation
of the concrete mix.
Concrete shall be placed before the initial set has occurred and it has contained its water content
for not more than 45 minutes.
3 CURING
All concrete shall be moist, and cured for a period of not less than seven days, approved method
or combination of applicable method to obtain proper curing.

All masonry shall be laid plumbed. Do not lay hollow blocks which have cracks, broken or defaced

IV CARPENTRY WORKS
A. MATERIALS
Lumber shall be red tanguile, well-seasoned, thoroughly dry and free from large, loose or unsound

knots, sups, shakes and other imperfections impairing strength, durability and appearance.
2 Wood surface in contact with masonry and concrete shall be coated with creosote or its
equivalent.
B. WORKMANSHIP
1 Execute rough carpentry in best workmanlike manner. Erect framing plumbed to lines, levels and
dimensions, squared, aligned, well-spliced and nailed.
V ARCHITECTURAL WORKS

National Electrical Code of the Philippines and ordinance of the local enforcing authorities, and of
