CONSTRUCTION AGREEMENT

This Agreement is made on the 08th of November 2022 between:

Basekudos Home Solution., # 1, Arya Complex, First Floor, Marudhamalai Road,


Kalveerampalayam, Coimbatore, Tamil Nadu 641 046. Hereinafter called as the
“BUILDER” of the first part.

AND

Mr.Vinoth Kannan.B, Aged 35, 25 First Floor, Green city, Thavasi Nagar, Sastri
Street, Koilmedu, Coimbatore 641 025. Hereinafter called as the “OWNER” of the
second part.

Whereas the owner is desirous of renovating a building at SREEDAKSHALAYA, Block


No 2, Abirami Nagar, Navavoor Pirivu, Bharathiyar University Post, Coimbatore,
Tamil Nadu – 641 046. Construct building there on as per specifications and whereas the
builder as offered to build.

Whereas the party of the First and Second part have mutually agreed to the terms and
conditions governing the construction.

NOW THEREFORE THIS AGREEMENT WITNESSES AS FOLLOWS:

1. That in pursuance of this agreement and the consideration of the sum of Rupees Forty
One Lakhs Seventy-Eight Thousand only to be paid by Owner to the Builder, provided
the Builder shall do construction work at above said house plot to the specification
mentioned in Specifications which is made part of this agreement.

2. The owner hereby appoints the builder to carry out the work of construction at
premises mentioned hereunder, with the Builder supplying materials and his own labour.
If extra works assigned by the owner during construction, he should pay the amount at
the time of construction.

3. The owner agreed to pay the builder the amount mentioned towards the lump sum
contract value in respect of the items of works detailed in Specifications, hereto and as
per the guidelines given below.

4. The owner shall pay by cheque (GST extra) or by cash (GST extra) or by online
transfer (GST extra) only and obtain stamp receipts from the builder. This will only be
the proof of payment made by the Owner.

5. The owner shall visit the premises at frequent intervals and make all objections before
completion of every portion of the work to enable on the open rectification of work.
Otherwise, the Owner will be deemed to have been satisfied with a work already
executed.

6. The Builder will not be liable or responsible for any delay on the part of the local
authority or the Tamil Nadu Electricity Board for giving their service connections.

7. The Builder shall complete the work in time and handover the possession of the
completed building to be owner provided the owner shall make the payment of
installments in time as per terms and conditions provided by the builder. The Builder
should ensure that he completes the work in stages in time to claim the money from the
owner for the smooth functioning of the job entrusted.

8. In - case of dispute, the builder and the owner will discuss to resolve without affecting
the progress of the work and monetary loss of both in an amicable way.

9. The Owner shall not under any circumstances put an end to this contract and no other
Builder or Contractor will be allowed to work at the site, provided the builder goes as per
the terms and conditions of this agreement.

10. Work Completion Plan - Builder is expected to complete the building in the span of
5-6 months.

11. The Owner shall at his own cost bear the water, electricity and sewerage connections
charges and deposits etc., in respect of the house separately as and when demanded by
the concerned authorities at the appropriate time.

12. While the builder is doing electrical wiring and plumbing as per the request of the
owner, then the Owner shall put all the electrical fittings at his own cost.

13. If the builder does not receive payments on time as per the schedule, he is entitled to
receive Rs.50,000/- week as a penalty to manage his loss of handling the labours during
that time and safeguarding the materials on site.

14. During the first six months any issues occurring in electrical, plumbing, and flooring
it will be repaired at free of cost.

15. The builder is acquiring the materials at this following price. He will manage the
price difference up to basement level and after that he will be able to manage the price
increase of up to 10 % from this value. Any increase in price beyond this value has to be
borne by the owner.

Specifications
1. Earthwork
Excavation of Land from the existing ground level to a depth of SDR rock
only or up to 4'0”depth.
2. FoundationConcrete
Using40 mm metal with PCC1:4:8mix.
3. Basement
The Basement shall be appropriated size of footings and columns and
plinth beams1:2:4 mix. Height of the basement 3'0” from the Existing
Ground level.
4. Filling Basement
Gravel with excavated earth and if needed the filling will be done with
Gravel.
5. Flooring concrete
P.C.Cusing 1:4:8 mix with 40mm metal will be laid For 4”thickness.
6. Superstructure
Using bricks in CM 1:6 mix for 0'9”main walls and CM 1:4 mix for 0'4.5”
thick for partition wall.
Height of lintel level will be 7'0”.
Height of Roof Level Will be 10’0”.

7. Sunshade and Lintel
Width will be 0'9”and depth will be 0'3”
Required Sunshade will be provided.
8. RCC Roof slab
With 1:2:4 Mix concrete to a thickness of 5” will be laid with designed
steel reinforcement.
9. Roofing sheet
Roofing sheet will be providing for backside balcony.
10. Laminated Glass
Laminated Glass (seint-Gobain 21.5mm thick) providing above the head
room. Supporting MS hollow steel frames 4mm thick will be provide.
11. Parapet wall (brick work)
Using 0'4.5”brick work with height of 2'0” will be provided. (Rising above
the existing parapet wall on the terrace)
12. Parapet wall (grill)
Using MS steel with height of 3'0” will be provided on the headroom and
store room.
13. Staircase (concrete)
Steps construction(Brick works, Concrete mix
1:2:4,granite/tiles(Rs.140) laying, glass (seint-gobain) works with
SS(304 grade) railing, Safety grill(MS).

14. Staircase (Fabrication)


Spiral staircase (MS) construction for accessing the headroom terrace.

15. Weatheringcourse
Using Brick Jelly with lime concrete laid and top surface finished
with cm 1:5 mix on the store room terrace.
16. Ceiling plastering
With cm 1:4 mix thickness of10mm.
17. Wall plastering
With cm 1:5 mix thickness of 12mm.
18. Kitchen Sink
Backside kitchen sink (basic) with kadappa .
19. Bathroom (inner rooms)
Tiles (Cost of Rs. 40/sft)height of 10’0” for all Bathrooms.

20. Bathroom (outer)
Tiles (Cost of Rs. 40/sft)height of 10’0” for outer Bathroom.(Closet – Parry
ware).
Fly Ash bricks and roofing sheet will be used for outer bathroom.
21. Elevation works
Glass Work(seint-gobain)SS rails(304 grade) in Parapet Walls.
Tiles laying (Rs.60) in portico walls.
Wooden Pattern Tiles (Rs.80) laying in First Floor wall.
Granite(Rs.140) laying in pillar and steps.
22. Glass
4mm Cooling glass will be provided for window and all ventilators.

23. Grills
12mm Standard design will be provided for Window.

24. Electrical
Electrical lines will be concealed wiring with three phase.
Only electrical switches(GM switches),wires, sockets(finolex/kundan)and
spot light(luker) will be provided.
All electrical fittings like Fan, TubeLight and Exhaust Fan at an additional
cost will be provided by owner.

25. Doors windows and ventilators


The head room door will be provided membrane doors(cost-Rs.10000).
Bathroom ventilators will be provided UPVC ventilators.
The outer bathroom door will be provided PVC doors.
26. Flooring
Tiles(Rs.100 )laying for Bedroom flooring.
Tiles(Rs.60) Laying for Floor Parking. Rising height upto 2' from the existing
level.
27. OHT
OHT capacity of 4500 Liters in RC.

28. Water and Current


Water and current for execution of work should be supplied by the owner.
Above specifications are mentioned as per quotations

This agreement and the consideration of the sum of Rupees Forty One Lakhs Seventy-

Terms And Conditions:


Specification and description: Rates quoted herein are based upon the current cost

of Materials and Inputs.
Rate are valid for acceptance in 30/11/2022 only, beyond that it is subject to

confirmation.
3 Shifting charges for civil work in second floor will be extra.
4 Work shall be taken up within 3 days of your approval.
5 Overall Project Duration Time 5-6 months.
Final Bill should be settled within one week upon the submission deduction advance
6
paid.
7 Electrical and water supply should be given by client's side.
If over 10% of price hike on the material at the time of construction, the

house owner must give the difference cost to the contractor.
