    DEED OF ABSOLUTE SALE

    KNOW ALL MEN BY THESE PRESENTS:


    This Deed of Absolute Sale made by and between:
    I, ROGELIO RECLA married to MYRNA BONGABONG, Filipinos, both of legal age, with
    residence and postal address Brgy. Tulapok Municipality of Margosatubig Province of
    Zamboanga Del Sur referred to as the SELLERS;
    -And-
    RECEIVED FROM, CRUZALDO DELIMA RABINO and ROSHIL JANE T. PALATA both of
    legal age, Filipinos, presently residing at Brgy. Kalian Municipality of Margosatubig Province of
    Zamboanga Del Sur referred to as the BUYERS;
    WITNESSETH:
    WHEREAS, the VENDOR is the absolute owner of a parcel of land covered by Transfer
    Certificate Title (TCT) No. 057-2023061343 situated at Brgy. Tulapok Municipality of
    Margosatubig Province of Zamboanga Del Sur containing an area of SIX THOUSAND TWO
    HUNDRED EIGHTY – SEVEN (6,287) SQUAREMETERS with no improvements and more
    particularly described as follows:
    TRANSFER CERTIFICATES OF TITLE (TCT) NO. E – 28, 773

    NOW THEREFORE, for and in consideration of the aforesaid premises and more
    specifically of the sum of ONE HUNDRED TWENTY THOUSAND PESOS ONLY (PHP 120,000.00),
    the receipt whereof is hereby acknowledged in full from the BUYERS to the entire satisfaction
    of the SELLERS, the said vendors does hereby SELL, TRANSFER, CONVEY and DELIVER in a
    manner absolute and irrevocable, in favor of the BUYERS, their heirs, assigns and successors in
    interest the property above describe with improvements
    That the SELLERS hereby warrants valid title to, and peaceful possession of the property
    herein sold and conveyed and further declares that the same is free and clear of all liens and
    encumbrances of any kind whatsoever.

    SEVEN (6,287) SQUAREMETERS more or less, and covered Transfer Certificate Title

    (TCT NO. E – 28, 773 of the Registry of Deeds for the Province of Zamboanga Del Sur.
