What is PM and CM
• Preventive maintenance (PM) is an action carried out in a programmed manner to keep

equipment in the desired functioning state. Another objective of PM is to detect corrective
maintenance action to be taken to prevent an emergency or a non-productive situation.
• Corrective Maintenance (CM) is an action where a repair or adjustment is carried out to

solve a condition detected during the PM process due to the fact that the correction was
beyond the allocated time or resources of the PM.

What is PM/CM Ratio
• The PM/CM Ratio is one of the indicative tools for the effectiveness of a
program – purpose is to rectify situation before failure.
• This theory assumes that the PM inspections should reveal some type of
corrective work:
• If the ratio is greater than the set KPI, you are performing the PM too
often – no longer economical
• If the ratio is less than the set KPI, you are not performing it often enough
– not enough frequency to find CM works

6:1 Ratio for PM/CM
• The “6-to-1” golden rule of preventive maintenance

• The guidance is that for every 6 preventive maintenance (PM) measures
completed by your building’s technical staff and maintenance vendors,
one corrective maintenance (CM) measure should be completed.

Different Types of Maintenance
• Predictive Maintenance (PdM) - uses some proven testing method such as thermography,
tribology, or ultrasonics to trend equipment performance and “predict” when certain
preventive maintenance activity should be performed, thereby heading off a potential failure.
• Condition Monitoring - the practice of closely monitoring equipment on a continuous basis

to provide early detection of symptoms that could cause problems or failure, then performing
some corrective actions to preclude the problem or failure.
• Corrective Maintenance (CM) - the act of performing some repair or adjustment for a
condition that was identified during the accomplishment of a PM or PdM evolution, and
cannot reasonably be corrected within the allowed labor time for accomplishing the PM or
PdM.
• Emergency work - work performed in direct response to a failure that causes process down
time or imminent hazard to assets or personnel.
