Introduction
What is a "Green" Building?

Green Building is all about the complete building life


cycle; it is also regarded as sustainable building or
environmental building. The term “Green Building” is
often used in combination with “high-performance
building”, “sustainable design” and “preserving
precious resources”.

Importance of Green Building

The related concepts of sustainable


development and sustainability are integral
to green building. Effective green building
can lead to:
1. Reduced operating costs by increasing
productivity and using less energy and water
2. Improved public and occupant health due
to improved indoor air quality
3. Reduced environmental impacts by, for
example, reducing storm water runoff  and
the heating effect.

Importance of Green Building
Practitioners of green building often seek to achieve not
only ecological but aesthetic harmony between a structure
and it’s surrounding of natural and built environment. The
appearance and style of sustainable homes and buildings can
be nearly indistinguishable from their less sustainable
counterparts.
An increasing number of authorities, organizations and
institutions are working on raising consciousness about
“Green Building”. It is increasingly governed and driven by
standards, such as the Leadership in Energy and
Environmental Design (LEED) rating system in U.S. as well as
The Energy and Resource Institute (TERI).

option but a lifelong commitment to uphold the
virtues of natural, sustainable living...a conscious
decision to arrest resource depletion and protect
nature for our future generations.

Green building concept

 While a good design is essential to green building,


the actual operation, maintenance, and ultimate
disposal or deconstruction of the building also have
very significant effects on buildings' overall
environmental impact.
 “Green Building” is not only related to the selected
construction material but also to the long-term
impact on environment and on people’s health.
 The characteristics of the material itself constitute
points which have to be reconsidered by building
professionals when planning sustainable design
projects (GreenSpace criteria, Building Green, Inc):

Economical building
 The used materials should be natural and
environmental-friendly.
 The impact on the environment with regards
to manufacturing, distribution, construction,
renovation and demolition is relatively small.
 Minimum quantity of chemicals necessary to
prepare the material for construction is used.
 The material can be recycled.

Context / Situation (Business Need/ Problem / Opportunity)
In order to fulfil with sustainable developments goals, a great concern to
environmental and climatic changes. Goal No. 13 lighten the spot on the opportunity
for all to take action and help reverse such harm.
The organization should take steps to eliminate pollution resources through defined
initiatives

Decrease emission of CO2 inside organization facilities and affiliates.
Prohibit all type of smoking inside organization facilities and affiliates.

Impact (high level)
Creating a green organization will directly influence organization costs reduction
through decreasing energy consumptions, creating a clean environment and be an
effective part of 17 goals for sustainable development.

To save energy, online concept and digitalization should be applied, this puts some constraints like:
- Time schedule for workers should be well stablished
- Schedule transportations days and hours
- Creating shifts and rotations days between employees to have equal workload either online or at site work.
- Costs to buy a well-developed network system and have well trained and expert IT team always ready to
solve problems and bugs (VPN or remote work system)
To create a clean environment and healthy workplace, non-smoking rules should be implemented, and this
could be strongly rejected by employees.
 
Risks (high level)
Instability of prices due to devaluation.
People resistance and anxiety.
Network breakdown during working from home.

Executive Summary
The Sustainable Development Goals (SDGs) are a United Nations initiative, formally adopted by the United
Nations General Assembly on 25 September 2015 in a resolution entitled Transforming our world: the 2030
Agenda for Sustainable Development. The SDGs build on and succeed the Millennium Development Goals.
They include 17 goals and 169 targets to be achieved over the next 15 years, with the aim to “end poverty, protect
the planet, and ensure prosperity for all as part of a new sustainable development agenda”.
Sustainable Development Goal 13 is about climate action and the official mission statement of this goal is to "Take
urgent action to combat climate change and its impacts"
The UN explains: Affordable, scalable solutions are now available to enable countries to leapfrog to cleaner, more
resilient economies. The pace of change is quickening as more people are turning to renewable energy and a range
of other measures that will reduce emissions and increase adaptation efforts.
Therefore, and in order to meet sustainable developments goals, a great concern to environmental and climatic

 Save energy and Decrease emission of CO2 inside organization facilities and affiliates.
 Nowadays, the physical attendance on workplace is not necessary. New technologies facilitate many obstacles
and make businesses sustain easily remotely.
 Remote working or working from home system can decrease many sources of energy; including transportation
either by organization buses or by personal cars, which affect directly the emission of carbon and gases.
 Also, the transformation of gas cars / buses into natural gas technique will be an effective method to decrease
carbon in environment.
 Prohibit all type of smoking inside organization facilities and affiliates.
 Smoking inside building and affiliates direct affect environment and health for employees, prohibit of smoking
will enhance work environment.
 Decrease paper consumption inside organization facilities and affiliates
 Consumption of paper for unnecessary reports or documents costs organization money and decrease the
natural resources. Categorization of paper reports by classify the necessary hardcopies and develop a secure e-
archiving system for documents will be reflected directly to organization budget and accordingly to trees!

economic issues of a building in the context of its
community.
Deliverables: Green building project have to implement
sustainable construction practices, which are usually
listed in green building rating systems such as LEED to

HIGHER COSTS FOR GREEN CONSTRUCTION PRACTICES AND
MATERIALS: As compared to conventional projects, green
projects tend to cost more to construct. According to an
estimate capital costs for green projects in the range of
25% higher.

TECHNICAL DIFFICULTY DURING THE IMPLEMENTATION
PROCESS: Green technologies require complicated
techniques and construction processes. If complexities are
not addressed well then it may affect the project
manager’s performance.
Similarly, design can be more complicated than that of a
conventional building due to the evaluation of alternative
materials and systems

activities (related both to processes and deliverables) that
will increase the ability to meet the project expected
results identified in the Project Charter.

Quality assurance : by evaluating


- The design of the project controls, by confirming that
they are implemented, and by assessing their operational
effectiveness. These activities will consider the project
quality objectives along with the project risks.
- compliance with the organisation’s rules and regulations,

Quality assurance activities are usually not performed by


the Project Manager (PM), but will be carried out:
Externally: byoutsourcing audits to external
entities/auditors when necessary.

Quality Control:
The purpose of this step is to monitor and consolidate results
from the quality assurance activities in order to assess
compliance and performance, recommend necessary changes,
and plan new or refine existing quality assurance activities.
Quality monitoring & controlling is performed throughout the
project by the Project Manager (PM).

Other Quality Control Activities:

-Energy Modeling: Simplified, hourly and compliance energy


modeling are performed in the conceptual, preliminary, and
detailed design stages
-Metering: Design of energy and water metering and leak
detection systems was performed mostly in the design stage.

-Materials and Resources: Construction waste control was


found to depend on the building typology type selected. Life
cycle assessments of materials to compare the environmental
impact of choices were not performed in the design stage by
any of the participants
-Materials requiring overseas testing need to be discussed
with the client from the beginning and should be
reconsidered with the client.

QUALITY ACCOUNTABILITY
-The Project Manager (PM) is the overall accountable of the
quality assurance activities within the project. The Project
Manager (PM) is also responsible for scheduling and initiating
all formal project audits or reviews.
-The quality assurance activities will be performed by the
Project Core Team (PCT), by Externally: e.g. outsourcing
audits to external entities/auditors when necessary.

QUALITY RECORDS

The quality records (evidence that quality management


activities have been performed) are archived in the project
repository, under the "Monitor & Control" folder.
The different versions of the project artefacts (created at
each artefact update) will provide evidence of the
performance of these activities.
