En este artículo se busca desvelar la estrategia espacial del proceso de urbanización del capitalismo global, extendido a través de la construcción de una marca cultural que ha llevado a Cuenca (Ecuador) a especializarse en el consumo improductivo del espacio como una centralidad de ocio, ocultando dispositivos de extracción de los excedentes inmobiliarios mediados por la industria turística y la llamada extranjera a una vida de retiro. Se realiza un análisis espacio-temporal multivariante del parque inmobiliario de la ciudad en tres momentos (2006, 2010 y 2016), así como la revisión de la planificación pública junto al comportamiento del sector privado, que enlazan la revalorización inmobiliaria con una carrera de acumulación de capital simbólico colectivo promovida por la burguesía local desde los años 80, pasando por la rápida especialización de la oferta de retiro para extranjeros, que ha llegado a situar a Cuenca en el podio mundial del rentismo cultural.

No presente documento apresentam-se uma abordagem diferente da que é comum para a atribuição de valores de bens imobiliários quando se recorre ao chamado ``Método do Custo''.

Os prazos ou duração para a realização das partes e formação dos valores que compõe os custo são considerados, havendo assim que considerar, no lugar da  ``margem'', uma  taxa de actualização.
A forma como se estabelece a formação do presumível valor de transação, resulta de somar os custos actualizado por essa taxa e considerando que cada parcela do custo ocorre de uma vez num dado instante após o início do projecto.

Esta simplificação, pretende substituir uma abordagem dinâmica com recurso à actualização de ``cash-flows'', pelo que se designa por pseudo-dinâmica.

In this paper, we present a different approach to what is usual for the real-estate  appraisal using the so-called ``Cost Method''.

Duration and timelines for values that make up the cost and margin need to be regarded and so the implicitly return rate as well.
In a simply manner the problem is addressed --  the pseudo-dynamic approach.

This project was made for the company belonging to a Real State industry: “Sergio Jara López E.I.R.L.”, founded in 2015. For the effects of company's study, a business model is developed that allows known the company, how it works, and his value proposal. Besides knowing the Rummler and Brache map which allows to analyze internal and external scopes that involve it. It is then introduced to the analysis of the current situation of the company, which details the processes that are carried out in the various primary functions, relating the costs, impact and frequency of undesired events that occur in the Company. This allows to know the main problem and start searching for the management model to be implemented. We proceed to investigate bibliography of different construction companies who having similar problems used a management model as a solution. Thus justifying the proposal of the model to be implemented. Finally, the methodology is implemented with the conclusions and recommendations to the proposal.

This article is based on the premise that it is possible to apply Henri Lefebvre's critical-theoretical apparatus to complex urban processes as a pedagogical case study. From previous knowledge of Lefebvrian thought, the article provides an overview of what Lefebvre called "the science of the use of social space", supported by a transdisciplinary methodological plurality. The starting point is that neoliberal social space is produced, prepared, and led to the imminent urban post-neoliberalism, in the midst of this movement, a sophisticated planning system appears, with the old promise of service tradition, egalitarian ethics and pragmatic orientation. But in practice, it only reproduces the impotence of being inside a wave of localized surplus-benefits that expels human residues, avoiding any reaction. The Lefebvrian apparatus and a part of its theoretical tradition guide the research on Barcelona as a paradigm of global real-estate violence. This urban phenomenon is examined in central Barcelona, in order to rescue it from the pessimism of its own inhabitants, from the harsh perception that urban centrality no longer reproduces life. In this way, the article puts into operation an analytical tool designed to sabotage the real-estate circuit through a renewed right to the production of radical social space.

 A partir de dados do cadastro imobiliário, levantamos a trajetória
do estoque de imóveis comerciais entre 2000 e 2020 em termos de
quantidades, tipo, padrão e valores, dando continuidade a Notas
Técnicas anteriores sobre o estoque e valores de imóveis
residenciais.
 Ocorreu intenso crescimento de imóveis verticais, que se tornaram
predominantes, do mesmo modo que os imóveis residenciais (NT
1). Os padrões médio e alto foram os que mais cresceram, também
analogamente às edificações residenciais.
 Verificaram-se também intensas apreciações de valores, em
especial de alto padrão, tornando-se a distribuição de valores nas
tabelas de valores mais claramente progressiva. Não restam
dúvidas quanto ao papel destas últimas na elevação dos valores,
indicando claras decisões de políticas públicas.
 As salas de escritório/consultório de alto e médio padrões
cresceram intensamente, assim como as lojas em shoppings, em
contraponto à queda relativa da comercialização de andares
inteiros. As lojas fora de condomínios, por outro lado, passaram a
predominar frente ao uso comercial conjugado a residências.
 Por fim, cresceram os equipamentos comerciais de grande porte
como armazéns, galpões de logística, equipamentos culturais,
templos religiosos e estacionamentos e garagens comerciais.

La ciudad de Santiago se encuentra ubicada en la Región Metropolitana de Santiago, es la capital de la República de Chile y habitan en ella 6.257.516 habitantes. No existe un estudio acabado que muestre cuales son las principales variables que inciden en el valor de venta final de los proyectos inmobiliarios en la ciudad de Santiago. Por ello, utilizando un modelo de regresión lineal con una base de datos de 552 proyectos inmobiliarios en un rango de 14 años, determinamos qué variables son las que más influyen en el valor final de un proyecto inmobiliario en Santiago. Encontramos que las variables más influyentes en el precio final son el precio del terreno, costo de construcción y otros gastos inmobiliarios.

In construction industry, real estate sector in northern India (specially Lucknow Uttar Pradesh) has been on peak point recently and maximizing the productivity of project delivery and provide a Customization has been a attraction point around the circle of real estate sector. Customization is defined as a customer integrated process for providing a product design, manufacturing, marketing and delivery service, and this one has become a main competitive factor. In real estate industry construction and customization of housing being a remarkable example of providing a amenity has various key concern which a interpoint factors on together. Les infraestructures nauticorecreatives que hi ha a la Mar Mediterrània es distribueixen territorialment de forma molt desigual i es concentren a tres països de la ribera nord, Espanya n'és un d'ells. Catalunya i les Illes Balears presenten una oferta nàutica madura i a la resta de les comunitats autònomes mediterrànies aquestes infraestructures són, en gran part, fruit de l'últim període d'auge de la construcció (1997-2008). Los puertos deportivos en la fachada mediterránea española. De la oferta madura a la inducida por el último boom inmobiliario. (Resumen)

En el Mar Mediterráneo, las infraestructuras náutico-recreativas se distribuyen territorialmente de forma muy desigual y se concentran en tres países de la ribera norte, España es uno de ellos. Cataluña y las Islas Baleares presentan una oferta náutica madura y en el resto de las comunidades autónomas mediterráneas estas infraestructuras son, en gran parte, fruto del último período de auge de la construcción (1997 a 2008). En Andalucía el ritmo de mayor crecimiento se ha producido entre 2008 y 2012, ya en plena etapa de crisis. El crecimiento futuro de la oferta depende del grado de dotación y de demanda actuales: cuanto mayores sean, más tendencia a la optimización de las aguas abrigadas y a las ampliaciones, porque serán mayores los requisitos ambientales que se exigirán. Los significativos impactos ambientales y territoriales que conllevan las infraestructuras náuticas reclaman una planificación orientada a la sostenibilidad, que actualmente las administraciones públicas no realizan.

Marinas on the Spanish Mediterranean Coast. From the mature supply to the one induced by the last real estate boom. (Abstract)

In the Mediterranean Sea, the nautical and recreational infrastructures have a very uneven territorial distribution. They are concentrated in three countries of the North bank of the Mediterranean, Spain one of them. Catalonia and the Balearic Islands offer a mature nautical supply. In the rest of the Mediterranean autonomous regions, these infrastructures are mainly a product of the last period of construction growth (1997 to 2008). In Andalusia there has been a greater growth of these infrastructures between 2008 and 2012, at the height of the crisis. The future supply growth depends on the degree of the present supply and demand: the greater they are, the greater the tendency of optimizing sheltered waters as well as expansion works due to the greater environmental requirements that will be requested. The significant environmental and territorial impacts caused by the nautical infrastructures demand for a sustainable planning, which at present the public administrations are not carrying out.

Real estate is a fast-growing industry in Bangladesh. Aiming to make a profit by providing shelter to the increasing urban population, this sector is playing a positive role in the economy of Bangladesh. It has a huge multiplier effect on economic activities and therefore, is a big driver of economic growth. It is one of the largest employment generating sectors after agriculture. This sector has been contributing about 12-15 percent to Bangladesh's gross domestic product (GDP). (GDP). Not only does it generate directly and indirectly 2.5 million employment opportunities, but it also arouses the demand for over 250 ancillary industries. In addition, the real estate and housing sector is contributing 12 percent to 15 percent to the national GDP and the annual turnover of about TK20 billion. This sector is however confronted with some problems. In order to reap the full advantage of the sector, some suggestions have been put forward for ensuring sustainable growth of this sector.

O trabalho busca analisar a instalação do Shopping Parque das Bandeiras e dois novos loteamentos urbanos localizados na Avenida John Boyd Dunlop, região noroeste da cidade de Campinas, no estado de São Paulo, Brasil. A partir da abordagem sobre a presença do shopping center e dos novos loteamentos, bem como das transformações no entorno dos empreendimentos, busca-se entender de que maneira se consolida um novo vetor de valorização fundiária na região noroeste campineira. Esta pesquisa, que se encontra na etapa de investigação, procurar investigar se tais empreendimentos imobiliários possuem relação com o surgimento dos novos distritos urbanos de Campo Grande e de Ouro Verde, reconhecidos pelo poder público municipal a partir de plebiscito realizado com a população em 2014. Além disso, interessa-nos conhecer se a área em análise representa um novo vetor de crescimento urbano da cidade e se isso está condicionado pela ação do mercado de terras, que induz a instalação de novos empreendimentos, ou pela ação do Plano Diretor municipal a partir de diretrizes de ocupação dessa região da cidade. Para estudar essa dinâmica faz-se uso de bibliografia sobre a história da periferização das cidades brasileiras, em especial de Campinas; e sobre
a especulação como processo financeirizado da dinâmica fundiária urbana das grandes cidades. Além disso, a pesquisa também busca abordar de que maneira o Plano Diretor municipal (do ano de 2006) contribuiu para a instalação do shopping center Parque das Bandeiras e de outros centros comerciais na cidade. Para essa última questão, buscaremos analisar os documentos em órgãos públicos municipais e estaduais e em notícias de jornais e revistas a respeito da problemática do avanço de empreendimentos comerciais e de loteamentos para moradias de médio e alto padrão para as áreas periféricas de Campinas e seus efeitos sobre a dinâmica urbana local.

In the decade of 1960, the first golf courses were built in Galicia. On the one hand, the Golf Club of La Coruña, whose shape is not compact and creates several loops of routes that provide a broad perimeter, a condition that is highly desired by developers. The designers are conditioned by the quantity and disposition of the houses, giving priority to the real estate performance and the views towards the course. They are inserted in the interstitial spaces derived from the morphological configuration of the course, and although a large part has not been built, it is possible to read the trace of the intentions on the landscape. Seven years later, La Toja Golf Club was born, a model of tourist golf where the design of the course prevails, the number of houses is much smaller and its degree of visual contamination towards the golf course is better treated. In the decade of the nineties, the tendency of the interventions that use the golf courses as a transforming element of the landscape in a real estate incentive is reflected in Galicia with the Ría de Vigo Golf Club, where soil movements have been important, terracing the terrain to generate several levels from which to glimpse the course. These operations are intensified in the first years of the new century in much of our country, while Galicia takes a turn towards a less invasive option: golf spas. Between 2000 and 2006 three courses are executed in Mondariz, Guitiriz and Augas Santas, with similarities in their logic of insertion: presence of a regulated accommodation (hotel) with a dominant position over the rest of the intervention; the topographic conditions of the support terrain are exploited; compact design without interstitial spaces. Thermal golf ushered in a new phase for Galicia, since the most important interventions of the following years moved away from the American format based on the theory of hedonic prices of the golf landscape for residential areas, betting on a more British intervention where the play areas, the natural protection and delimitation areas of the course and even the areas of pastures and adjoining crops are confused in a spatial continuity. In general terms, the foundations have been laid for a new culture of the territory in which there is no talk of a contrast between golf courses and landscape, but rather spaces of opportunity for landscape projects that can reactivate the heritage and cultural values of our society, so the golf landscape in Galicia is still in (dis)use.
