FEASIBILITY REPORT
LOW COST HOUSING is a new concept which deals with effective budgeting
and following of techniques which help in reducing the construction through the
use locally available materials along with improved skills and technology without
sacrificing the strength, performance and life of the structure. There is huge
misconception that low cost housing is suitable for only sub standard works and
they are constructed by utilizing cheap building materials of low quality. The fact
is that low cost housing is done by proper management of resources. Economy is
also achieved by postponing finishing works or implementing them in phase.
In INDIA, majority of population come under low and medium income group, so it
is necessary to provide cost of construction in reasonable price. Rapidly growing
population effects the economic growth of country. Therefore we have to search
for alternative techniques to reduce the cost of the construction by proper
utilisation of materials, manpower and machinery.
DETAILED INVESTIGATION
LAYOUT PLAN :
A structural layout of the whole area is projected to a small screen with all
proposed number of plots showing their sizes, location, orientation etc.,
DRAWINGS OF ALL WORKS:
Plans, elevations, sections, reinforcements details, general specifications and
detailed specifications are drawn and given to prepare detailed estimate and
abstract estimates of selected buildings of different types for comparison study
of costs.
PLANNING OF HOUSING PROJECT:
The housing colonies must be planned in a economic way to achieve the low cost
for various types of buildings that is LIG,MIG,HIG. The planning should be clear
and roads must be placed without dead ends and give sufficient space amenities,
reactions, shopping complex etc., the water treatment and supply arrangements
are provided by means of intermittent systems by providing over head tanks and
pumps and other units required. The sanitary arrangements achieved by
providing drains for sullage and individual septic tank seawage. Electricity is
taken from tanuku municipality and electric poles provided along the sides of
roads which are 5m width.
The planning of buildings with respective geography, directions,
wind, altitude, azimuth is known as orientation. The inflow of fresh air into the
building is known as ventilation. Sufficient number of windows, ventilators are
to provided to have cross ventilation the area of windows should not be less than
¼ the floor area windows are placed at a height of 50.75 above floor level.
As the soil at the selected sit is black cotton soil, under reamed pile
foundations are preferable.
ABOUT ESTIMATION
DETAILED ESTIMATE:-
A detailed estimate of the cost of the project is prepared by
determining the quantities and the cost of every thing that a contractor is
required to provide and do for the satisfactory completion of the work. it
the best and most reliable from of estimate.
BAR BENDING SCHEDULE:
Total steel required for the construction is calculated as per
specifications and tabulated in a statement which shows that total
description of steel such as size, shape & length of the bar it is most
helpful to the bar bender while preparing reinforcement.
LEAD STATEMENT:
The distance between the source of availability of materials
and construction site is known as lead and is calculated in Km and
calculation of rate of conveyance of materials to the site from source is
tabulated as a statement is known as lead statement.
DATA SHEET:
Data sheet is a document that summarizes the performance
and other technical characteristics of a product, machines, component,
material, a sub system in sufficient in detailed to be used by a design
engineer to integrate the component in to a system. A data sheet is
usually used for technical communication to describe technical
characteristics of an item or product.
ABSTRACT ESTIMATE:
This is the third and final stage in a detailed estimate. The
quantities and rates of each item of work arrived in the first two stages,
are entered in abstract form. The total cost of each item of work is now
calculated by multiplying the quantities and respective rates.

complex process that requires intensive real time information exchange
between various design tasks.

Revised (d) = 100 mm
over all depth (D) = 120 mm
Effective span :
Effective span shall be taken as per clause 22.2 (a)
1. Effective span = clear span + effective depth
Effective span (L) = (S) + d

Characteristic compressive strength of concrete (fck) = 20 N/mm2
Yeild stress in steel (fy) = 415 N/mm2
Effective cover (d') = 40 mm
Effective span :
From clause 22.2 (b) of IS 456 for continuous beams
(1/12) of clear span - 1 = (S1)/12

Support width < (1/12) of clear shorter span
Support width < (1/12) of clear longer span
Hence,
Effective span shall be taken as per clause 22.2 (a)
1. Effective span = clear span + effective depth
Effective span - 1 (L1) = (S1) + d

1. (Lo/6)+bw+6bf = 1461.5 mm
2. ((L1+L2)/2)+bW = 4385 mm
Breadth of flange (bf) is taken as 1461.5 mm
