PROVISIONS OF BUILDING SERVICES.
• The Planning design and installation of electrical installations, air conditioning
installation of lifts and escalators can be carried out in accordance In Building
Services, section–2 electrical installation, section–3 air conditioning and heating,
section-5 installation of lifts and escalators of National Building Code of India.

• However deviations from National Building Code may be done as per good
Engineering practices.

• The number and type of lifts to be provided in different buildings shall be as given
as per the requirements .

• The provision of electric sub-station shall also require approval from Electricity
Board concerned.
Plumbing and Sanitary Services:
• The planning, design, construction and installation of water supply, drainage and
sanitation and gas supply system shall be in accordance with Plumbing Services,
Section-l Water supply, Drainage and sanitation (including Solid Waste
Management) and Section-2 Gas supply of NBC, 2005.

• Requirement of water supply for various occupancies in buildings Requirement of


sanitary fittings and installations for different occupancies in buildings.

• Sewage treatment plant of capacity of treating 100% waste water to be installed.


• Segregated toilet facilities for visitors in Public Buildings (within the premises of the
building, but outside the building block).

• Public toilets are meant for floating population, usually located near railway stations,
bus stands, market places, government hospitals, religious centers etc.

• These toilets have a greater demand for urinals than community toilets.

• The key considerations for siting such facilities on the site are
i.Size of the toilet block (i.e. number of seats) and
ii. Location of the toilet block with respect to the main building block.
iii. Convenience of the visitors in accessing and using the facility
Regulations For Super Structure

FA.R and Ground Coverage :

• FAR in Group Housing Commercial,Institutional, and Industrial, Sport


and amusement complex, recreational greens and Low Density Sports
plot meeting the conditions provided there in
• This method is based on the carrying capacity analysis of the
infrastructure planned. Plot owners shall be permitted to use the
additional FAR on payment basis.
• The ratio of Total floor area divided by Land (site) area. Total floor area
means the total of all the floor space in a building.
• In case of a Land area of 100㎡ and a FAR of 300%, a building with
maximum (Total floor area) of 300㎡ can be constructed.
• Density:This includes
• Walls
• Floors
• Roofs
• Doors and windows

Projections.
This section establishes standards for the use of and the minimum
size of yards. The purpose of these standards is to provide for open
areas around structures for: visibility and traffic safety; access to and
around structures; access to natural light, ventilation and direct
sunlight; separation of incompatible land uses; and space for privacy,
landscaping and recreation.
Parking Spaces
(a) The parking spaces should be efficiently designed and clearly marked and
provided with adequate access, aisle, drives and ramps required for maneuvering
of vehicles.
(b) The parking spaces may be provided in
i. Basements or cellars (one or more) / multi-level (allowed for plots 750sq.m and
above only) or
ii. Stilt floor or in upper floors (at any level) or
iii. The Open space over and above the setbacks i.e. after leaving the setbacks to
be left around the building with adequate vehicular access, aisle, drives, ramps
required for maneuvering of vehicles
Setback Requirements. All structures shall
conform with the setback requirements
established for each zoning district in this
chapter, except as otherwise provided by this
section.
• In no case shall any portion of any
structure, including eaves or roof
overhangs, extend beyond a property line
or into an access vehicular easement or
street right-of-way. Each required yard
shall be open and unobstructed from the
ground upward, except as provided in this
section.
BUILDING HEIGHT REGULATIONS.
• Buildings higher than 15m of height without stilts and above 17.5m of height with
stilts shall be considered.

1. Plot Area: Plots to be used or high rise development should be located in an


approved Layout plan, Comprehensive plans or sub division plans as prepared and
approved by competent authorities/ as per policy of the Government of India / State
Governments.

2.Means of access:
a. A building shall abut on a street or streets or upon spaces directly connected from
the street by a hard surface approach road, width of approach road is not less than
9meters,
b. If there are any bends or curves on the approach road, a sufficient width shall be
provided at the curve to enable the fire appliances to turn, the turning circle being
atleast of 9.0 m radius. Where entry to the plot is through a slip road the gate width
shall not be less than 6 m for entry of the firefighting appliance.

c. The approach road to the building and open spaces on its all sides up to 6 m width
and the layout for the same shall be done in consultation with Chief Fire Officer,
FireService and the same shall be reinforced to ensure safety of the fire equipment
andcapable of taking the weight of Fire engine, weighing up to 45 tonnes) The said
open space shall be kept free of obstructions and shall be motorable.

d. For multistoried group housing schemes on one plot, the approach road to the
siteshall be minimum 18 m in width.
e). Main entrances to the premises shall be of adequate width to allow
easy access to the fire engine and in no case it shall measure less
than 6 m. The entrance gate shall fold back against the compound wall
of the premises, thus leaving the exterior access way within the plot
free for movement of fire service vehicles. If archway is provided over
the main entrance the height of the archway shall not be at a height
less than 5m.

3.Peripheral Open Spaces including set backs:


There shall be a space of 6 m all around up to 40m height and after
that a space of 9m all around should be provided
4.Parking Spaces:
a. The parking spaces shall be provided as per the provisions of Master Plan or
Zonal plan as prevalent. The location of parking spaces shall be well ventilated.

b. In case of high-rise buildings parking will be permitted at any / all of the


following:
i. Basements
ii. Stilts
iii. Podium

c. Stacked/ Multi-level/ Automated parking is also permitted.


BUILDING HEIGHT REGULATIONS.

1. maximum height for buildings the height of a building on that allotment


must not exceed the relevant height specified in the Schedule to that zone in
the planning scheme.

2.If sub-regulation does not apply, the height of a building must not exceed
a)10m if the slope of the natural ground level at any cross section of thesite
of the building that is wider than 8m is 2·5°or more.
b)9m in any other case.
3.If a wall is constructed in accordance with regulation 415 and despite
regulation 414, any part of the building on the allotment that is with in 1m
of a side or rear boundary and that is adjacent to the wall must be
constructed so as not to exceed the height formed by a line that connects
(a)Any point at the top of the wall.

(b)Any point at a height of 3·6m at a setback of 1m from the boundary

Regulation 415-This regulation applies to the construction of(a) a wall on


or within 150mm of a side or rear boundary of an allotment; or(b) a
carport constructed on or within 1m of a side or rear boundary of an
allotment and which is open on the side facing the boundary or
boundaries..
Regulation 414- Side and rear setbacks
The Schedule to that zone in the planning scheme specifies minimum
setbacks from side and rear boundaries.A building on the allotment must
be set back from a side or rear boundary not less than the relevant
setback specified in the Schedule to that zone in the planning scheme.

4)The report and consent of the relevant council must be obtained to an


application for a buildingpermit in relation to a design that does not
comply with this regulation.
Multi-storey buildings include:
• Low-rise: a building which is not tall enough to be classified
as high-rise.
• Mid-rise: buildings of five to ten storeys, equipped with lifts.
• High-rise: more than 7 to 10 storeys.
• Skyscraper: 40 storeys or more.
• Supertall: exceeding 300 m.
• Megatall: exceeding 600 m.
REGULATIONS MULTI-STORIED BUILDINGS:
• “Multi storied Buildings” means a building with 18m or more in height.

• chimneys, cooling towers, boiler rooms, lift machine rooms, cold storage and other
non-working areas in case of industrial buildings and water tanks and architectural
features in respect of other buildings are excluded.

• Every application to construct or reconstruct a building or alteration to existing Multi


storied building shall be made in the prescribed form and accompanied by detailed
plans, floor plans of all floors along with complete set of structural drawings and
detailed specifications duly certified by a qualified licenced structural engineer.

• Sites proposed for Multi storied buildings and affected in road widening where there
is shortfall of the net plot size, up to 10% of such shortfall in net plot area would be
considered with the proposed height and corresponding minimum all round setbacks.
• Prior Clearance from Airport Authority: Multi storied Buildings For any building
located in the vicinity of airports as given in the National Building Code, the maximum
height of such building shall be decided in consultation with the Airport Authority and
shal be regulated by their rules / requirements

• For all the Multi storied Buildings prior No objection Certificate (NOC) from the Andhra
Pradesh State Disasters Response & Fire Services Department shall be obtained

• In every site, an organized open space shall be utilized as greenery, tot lot or soft
landscaping, etc. shall be provided over and above the mandatory set backs to be left i
and around the building. This space shall be at least 10% of total site area at ground
level open to sky and shall be a minimum width of 3m. This may be in one or more
pockets with minimum area of 50sq.m at each location.
• Multi storeyed parking:
• Special permission shall be sought for development of buildings specifically for
parking. Permission shall be granted based on width of road, requirement for
parking space, FAR available and other parameters as specified by the competent
authority.
• Minimum Area of plot: 2000 sq. mt. in plain areas
• 1000 sq. m. in hilly areas Minimum number of car parking spaces: 50
Development of such parking lots may be undertaken by offering tradable FAR to
the developer in lieu of development of parking lots which may be surrendered to
competent authority on completion.

• In case of Multi storied Buildings up to 30m height, it is permitted to
transfer up to 2m of setback from one side to the other side, which
needs to be uniform at any given point, subject to maintaining of
minimum setback of 7m on all sides subject to not exceeding the
permissible / allowable plinth area.

• The balcony projection of up to 2m may be allowed projecting onto


the open spaces for upper floors from 6m height onwards

• Where the lighting and ventilation of a building is through the means


of a chowk or inner courtyard or interior open space/duct, such open
space shall be open to sky and area of at least 25sq.m and no side
shall be less than 3m
Tower and Podium Type Building:
(i) Height of the building shall be allowed up to 50m.
(ii) For Podium, i.e., Ground plus first floor: alround setbacks shall be 7m.
(iii) For Tower block: The coverage and alround setbacks shall be
minimum 50 % of the Podium Block, and shall be atleast 3m from the Podium edge
on all sides,
(iv) The fire safety and fire escape measures for the Tower Block shall be
independent of the Podium Block.

“Stepped Type” or “Pyramidal Type” Building: Such type of High Rise Building
blocks may be allowed for heights above30m with the following open space
requirements:
(i) At Ground level: Minimum 9m all round open space for the first five floors.
(ii) At Upper floors: Increase of 1m all round open space or more, for every 5 upper
floors or 15m height or part thereof, over and above the ground level open space of
minimum 9m.
• Multiplex Complexes:
In case of Multiplex Complexes, “The Andhra Pradesh Rules for Construction
and Regulation of Multiplex Complexes, 2007” issued vide G.O.Ms.No. 486,
Dt.07.07.2007 shall be followed (Annexure-III).

• Hospital Buildings with more than 30m height


In case of Hospital Buildings with more than 30m height, “The AndhraPradesh
Fire Prevention and Safety measures in High Rise Hospital Buildings (above
30m height) Rules 2011” issued vide G.O.Ms.No.2, Dt.03.01.2011 shall be
followed (Annexure-IV).
