MECHANICAL SCOPE OF WORKS BY THE DEVELOPER


LULU EXPRESS AT SHABIYA

1. AC & VENTILATION SYSTEM.


Supply, installation, testing and commissioning of complete AC & Ventilation system for the LULU
hypermarket and office area including AC machines (DX UNITS,FCU’s, BCU’s, AHU’s & FAHU’s)
with thermostats and control cables, GI ducting, Duct accessories (VCD’s, NRD’s, FD’s, MSFD’s etc.),
Chilled water piping, Valves & accessories (including PICV’s & BTU Meters), Condensate drainage
piping, Air Terminals, Insulation and fostering for the Ducts & Pipes , General Extract Fans, Preparation
area extraction fans and ducts, Air Curtains, Aluminium cladding for exposed pipes & ducts, BMS
System etc. shall be as per the M/s LULU design requirements, project specification & local Authority
regulations.

2. KITCHEN VENTILATION SYSTEM.


Supply, installation, testing and commissioning of complete Kitchen Ventilation system for the LULU
hypermarket area including Ecology units, Kitchen Hood, MS Fire rated kitchen extract duct works with
rock wool insulation and fostering, Duct accessories (VCD’s, NRD’s, FD’s, MSFD’s etc.), Kitchen
Ventilation Fans, BMS System etc. shall be as per the M/s LULU design requirements, project
specification & local Authority regulations.

3. SMOKE MANAGEMENT SYSTEM.


Supply, installation, testing and commissioning of complete smoke management system for the LULU
hypermarket area including Smoke Fans, Pressurization Fans (if applicable), Fire rated duct, Duct
accessories (VCD’s, NRD’s, FD’s, MSFD’s etc.), Smoke Curtains, BMS System etc. shall be as per the
project specification and local civil defence regulations.

4. DRAINAGE SYSTEM
Supply, installation, testing and commissioning of complete drainage system (UPVC) for Lulu
hypermarket area including Soil, Waste, Kitchen & Vent piping , Sanitary fixtures in toilets & office
spaces, Installation of kitchen sinks & hand wash basins with all accessories in Kitchen Preparation
areas, Stainless steel channel gratings inside preparation and ablution rooms, Channel gratings in loading
and unloading area, Floor trap & Floor cleanout covers, C-type Grease interceptors/Mechanical Grease
trap with lifting station if applicable, Sand & Oil interceptors etc. Drainage requirements in hypermarket
area shall be as per LULU Concept design layouts, Project specification & local Authority regulations.

5. LPG/SNG SYSTEM
Supply, installation, testing and commissioning of complete LPG/SNG system for hypermarket
including LPG/SNG piping, valves, regulators, detectors, safety devices, meters, accessories etc., shall
be as per the M/s LULU Concept design drawings, project specification & local Authority regulations.

6. WATER SUPPLY SYSTEM


Supply, installation, testing and commissioning of complete water supply system for Lulu hypermarket
area including Hot & Cold-water internal piping with all accessories (PEX & PPR), Valves &
accessories (including IV’s, CP’s, PRV’s, WHA’s etc.), Electric Water heaters, complete sanitary water
supply fixtures, Water meters etc. Water supply requirements in hypermarket area shall be as per LULU
Concept design layouts, Project specification & local Authority regulations.
Shall ensure to maintain 2-bar pressure in the water supply system.

7. FIRE FIGHTING SYSTEM


Supply, installation, testing and commissioning of complete firefighting system for Lulu hypermarket
area including Sprinkler piping with all fittings & accessories, Sprinklers (Upright, concealed pendant,
side throw), Dry type sprinklers with pre-action system (if required), Valves & accessories (ACV’s,
ZCV’s, OS&Y valves, IV’s, NRV’s etc.), Landing valves with accessories, stainless steel fire hose reel
cabinets (recessed type) , Fire extinguishers, Fire Blankets, Clean agent system, Foam fire suppression
system, Hood suppressor system, Third party inspection and approval etc. shall be as per the project
specification & local Authority/civil defence regulations.

Note:
1. ADM, ADSSC, ADDC, ADCD and any other authority or third-party approvals related to complete
project shall be under developer scope.

2. The final technical details, ratings and quantities shall be followed as per final design from MEP design
consultant.

3. Developer has to arrange technical meetings with the project consultant and Lulu Team before finalizing
the design of the project and shall be as per the Lulu design requirements.
