PREAMBLES
The Bills of Quantities shall be read in conjunction with the Instructions to Bidders, General and
Special Conditions of Contract, Technical Specifications, Appendices and Drawings. The documents
are to be taken as mutually explanatory and inter-related to one another.
Unless otherwise mentioned, all quantities of works shall be measured “Net” in accordance to the
drawings or/as ordered by the engineer, and generally, according to method of payment mentioned in
the tender documents.
The Unit Price and the rates inserted in the Bills of Quantities respectively shall be comprehensive
and shall include for complying in all respects with the requirements of the Technical Specifications,
drawings and all other related tender documents. This shall cover all the obligations under the
contract and all matters deemed necessary for the proper construction, completion and remedy of
defects in the works. No claims for additional payment will be allowed for any error,
misunderstanding or failure to acquaint with all necessary information of the work.
The unit prices inserted in the Bill of Quantity shall be of fixed rates. The contractor shall not be
entitled for new rates should the quantities be altered during the construction and execution of the
works.
In the Bills of Quantities, a unit price or rate shall be inserted against its respective item with
quantities only. The value of any item left un-priced shall be deemed to be to be included in the total
cost of the BOQ.
All measurements of the executed works called for in the Contract shall be based on the unit price
stated in the Bills of Quantities and made according to the specifications. Any work done by the
Contractor, but not called for in the Contract or not requested in writing by the Engineer, shall not be
included in the measurement.
The unit rate of the materials and equipment shall be based on the Specification, all components as
required and specified under each item concerned in the Specifications, Technical Data and Notes on
Contract Drawings, and all other Contract documents
The Bills of quantities are classified under headings and sections with the same reference numbers
and titles as the specifications.
Each section referred to in the Bills of quantities shall be read in conjunction with the respective
section and with all other related sections of specifications.
The Bills of Quantities, Specifications, Schedule of Equipment and Drawings and all other Contract
documents are complementary to each other.
It is the responsibility of the Contractor to check the locations and quantities of the materials and
equipment to be executed in accordance with the contract drawings.

Any discrepancy between the Drawings and Specifications and Bill of Quantities shall be brought to
the notice of the engineer in writing for his decision as to which is the correct interpretation before
the commencement of the work. In General, Drawings shall take preference over those stated in the
Specifications.
In the case of discrepancy in quantities of works performed by the contractor and those shown on the
drawings, and should such discrepancy be acceptable to the employer, then the quantities agreed by
the Engineer shall be taken into account in the measurement of quantities.
The type of contract is a Re-measured Contract and the Contractor shall be responsible for all the
works which are essential to make the project fully functional and operational. For this purpose the
Bill of Quantities shall be used for guidance only and all works shall be carried out as shown on
drawings, and covered in the Specifications. Exact quantities will be re-measured on site after
execution, and payment will be calculated accordingly. Moreover; Bill of Quantities are not intended
to be used by the contractor for the ordering of materials.

Method Of Measurement
A. General
4. All civil and builders works, whether temporary or permanent, as required for the complete
installation, including:-
a. Excavation, bedding backfilling, riggings, hoisting, water proofing, cleaning, protection and
painting
b. Concrete plinths, bases and supports
c. Chasing through walls and slabs, cutting and pinning for passage of all pipes conduits ducts,
pipe sleeves, and equipment
d. Closing of all shafts and openings between floors and slabs after installation of services
e. Repatching, fixing of pipe and duct hangers and supports to structure
f. All frames for air outlets and louvers and wall mounted fans
g. Flashing and waterproofing of all pipe, pipe sleeves, ducts crossing walls and slabs
a. All testing, balancing, adjusting, commissioning and handling to client complete operational
equipment.
b. All testing, balancing, adjusting, commissioning and handling to client complete operational
systems.
c. All testing materials.
6. Painting, cleaning, proper protection of all equipment, plants, pipes, ducts, insulations, electrical
installations and structures.
8. All labor, materials, tools, instruments, electric power supply fuel and water required for
installation, testing, balancing, adjusting, disinfections, flushing, operation and commissioning.
10. Thermal insulation for all equipment, valves, trimming and accessories

21. Warranty and manufacturer guarantee for a period as specified, but not less than one year.
22. Coordination with other contractors, and specialty suppliers such as kitchen and laundry, Fixed
furniture and finishing contractors... etc
23. Liaising with the structural contractors and providing all necessary details and information for all
related systems, such as vibration control, structural openings plinth and equipment loads, kinetic
floating slabs, etc...
24. Liaising with local authorities and official departments, such as Civil Defense Department, water
authority, Electrical Authorities, municipality, etc... As to obtain and grant all necessary approvals
for the shop drawings, materials and equipment.
25. Coordinate technically and adminstraivly with the suppliers and their sub-contractors for any
systems that would be supplied by the client such as the AC system, LPG system and bear the full
responsibility for site works coordination, materials receiving, storing and protection.
26. The contractor shall employ a specialized suppliers (subcontractor) for swimming pool, kitchen
hoods, water treatment). And shall submit their qualification statement/previous experience to the
engineer to obtain approval.
The specialized suppliers shall prepare design, material submittals, calculations, shop drawings as-
built drawings. All shall be subject to engineer review and approval.
Note:
a. Where BOQ item is stated as “Install only”, all above shall be mandatory except for item 1 ,5.a
,14, 15, 16, 17 and 18. The unit rate shall include coordination with the engineer for the proper
equipment selections and verification of the client opted selections as required to meet the design
specifications and the actual systems requirements based on site conditions. The price shall also
include supply, install test and commission of all equipment related trimmings and ancillaries as
shown on drawings or called for in specifications and all other tender documents.
b. Where BOQ item is stated as “Supply only”, item 1 ,5.a ,14, 15, 16, 17 and 18. shall only be
mandatory.

c. Provisional sum items to be priced by the bidder as for supply, install, test and commission item.
Bidders to allow for attendance and profit for these items if supplied, installed and commissioned
by others.
The Bills of Quantities have been prepared in accordance with the Principles of Measurement
(International) (POMI) for works of construction, June 1979 as published by the Royal Institution of
Chartered Surveyors unless otherwise stated in the Preambles and this is deemed to be the Method of
Measurement for this Contract. Unless otherwise stated, all works have been measured net as fixed in
its place with no allowance for laps or waste and irrespective of any local customs. Where there is a
divergence between the Principles of Measurement and the Preambles the Preambles shall take
precedence.
The price shall include for all materials and labour and for the provision and use of all plant - whether
mechanical required or non-mechanical required for the expeditious carrying out of the works in their
proper sequence - for shifting, altering and adapting such temporary work and plant as may be
required during the progress of works and removing at completion and making good any surfaces
disturbed; and if not included in any prices inserted against the clauses of the Conditions of Contract
above, for the Guarantees and bonds required; for the costs of preparing a tender; and the final
account; and for all other establishment charges and on costs of whatever nature. No claim for
additional payment will be allowed for any error or misunderstanding by the Contractor in these
respects.
All units of measurement shall be based on the Metric System of weights and measurements except
where other units are specifically for standard products.
The Metric terms and symbols occurring in the Contract Documents are based on the “System
International d’Unites (S. I. System)”

C. Method Of Measurement
1. Pipe work:
All pipe fittings and joints such as elbows, traps, bends, tees, reducers, unions, sockets, all
stub ups, couplings, flanges, and all other joining materials.
All flexible joints, couplings, anchoring, sleeves, floor plates, puddle flanges adapters and
dielectric unions for connecting dissimilar materials , plugs, taps and end caps.
All automatic air vents with isolating valves, drain cocks vent cap, cowls, clean outs and
rodding eyes.
All pipe insulations, cladding and protections.
All pipes acoustic insulation including claddings trays.
All pressure gages, temperature gages and thermometers, balancing and measuring taps, test
point as shown on drawings or as called for in specifications and as deemed necessary for
systems testing, balancing and commissioning.
All pipe hangers, saddles supports, pipe trays and ladders.
All tie inn points to existing networks, headers, etc. as shown in drawings and as per
Engineer’s Instructions.
Seismic springs and snubbers suspensions for the unit frame.
Special connections, special joints and isolated joints in pipes.
Flexibility (expansion) analsys.
Expansion loops, expansion compensators, bellows with guides and anchors substantiated by
thermal expansion calculations by the supplier.
Painting with anticorrosion coats for piping and supports.
All shock absorbers and joints.
All Fire retardant and protection sealants for all pipes crossing fire rated structures.
Excavation and back filling, chasing in walls, making good, painting, pipe protection against
corrosion, pipe coating,
All as required per specifications and/or as shown on drawings.
2. Valves/Hose Bibs
All types of valves for different types of pipework (Black steel, PVC, PPR-CT, copper,
polypropylene, UPVC) shall be included with pipe work except back water valve for manhole,
& water taps; these shall be enumerated.
The unit rate shall include fixing, fittings and accessories, complete as per drawings and
specifications.

3. Ductwork: For Ventilation and Air Conditioning.
Ductwork area shall be calculated based on the dimensions and length of actual installed
ductworks.
All in accordance to ASHRAE and SMACNNA recommendations for ducts thicknesses and
densities.
The unit price shall also include the plenum box with internal insulation, plate volume
damper,linear slot diffuser with sliding damper insulated flexible duct, joints, sealant, bands, all as
per drawings and as required in specifications.
5. Supply Diffusers:
The unit price shall also include the plenum box with internal insulation, integrated volume
damper, insulated flexible duct, joints, sealant, bands, all as per drawings and as required in
specifications.
6.Door Grilles:
The unit price shall include supply and installation of grilles on prefabricated open doors. The
price shall also include coordination with the finishing contractor for the sizes and color selection
of the grill.

7.Fresh Air and Exhaust Air Louvers:
The unit price shall also include the frames, flashing, top covers, sills, clips, shims, fastening
devices, separating panels, anchors, bird screens, 2mm steel wires, galvanized dipping for steel
louvers, fix curbing, and epoxy based paint powder coating.
The unit price shall also include silencer splitters, baffles, profile steel frames, angle frames,
bolting to the served equipment and ducting, protection against corrosion and erosion as per
specialized manufacturer recommendations.
9. Pumps:
a. General
The unit price shall include all pumps ,all isolating valves, check valves, strainer (ALL of size
equal to the interconnecting pipe size not pump suction/discharge sizes), pressure gauges, two
flexible connections, vibration isolators, anti vibration pad,all related electrical works and civil
works including kinetic plinth, inertia bases and as shown on drawings and requested in
specifications.
The unit price shall include all pumps, all isolating valves, check valves, strainer (ALL of size
equal to the interconnecting pipe size not pump suction/discharge sizes), pressure gauges, two
flexible connections, vibration isolators, anti vibration pad, two level switches to control transfer
water pump, all related electrical works and civil works including plinth inertia bases kinetic
floating and as shown on drawings and requested in specifications.
The unit price shall include all pumps, factory skid, concrete base, all interconnecting pipe work and
headers, control panel, pressure vessels, pressure switches, and all other accessories as per
specifications main isolating valves, flexible connections and strainers and concrete base. The unit
price of each pump shall also include: Two isolating valves check valves, two pressure gauges
complete with stop/drain cock and pig tail connection, differential pressure switch, and vibration
isolators, anti vibration pad.
The unit price shall include all pumps with all isolating valves, check valves, strainer, Hair and lint
basket pressure gauges, flexible connections, vibration isolators, anti vibration pad. All as shown on
the drawings and as called for in the scheules of equipment

10. Municipality Water Meter (Totalizer):
The unit price shall include installation of the municipality water meter.
Prices shall also include supply and installation of two isolating valves, Strainer, Weatherproof
cabinet with insulation and hinged door. All other accessories as shown in the drawing and called
for in the specifications.
The unit price shall include all piping connections to reservoir, puddle flanges, floor plates, all
water inlets connections, all isolating valves, vents, bird and insect screens, digital level
indicator display screen, grided plexiglas gauge set and protector rods with floating indicators,
high level and low level switches, all associated power and control wiring complete with
conduits and sleeves, overflows, water ball floating valves, access openings and doors, stainless
steel access openings doors, frames and covers, stainless steel cat ladder of each side of the
opening, drain outlets and valves, all of conduits and sleeves, and all other accessories as shown
on drawing and called in specifications
The unit price shall include installing, pipework connection, builders work, cover, complete as
per drawings and specification.
The unit price shall include:- the hot and cold water manifolds, steel cabinet with locks,
decoration to suit the interior finishes, two main isolating valves,one double regulating valve , all
branch valves, and flow regulators and all pipe fittings and joints including sockets, nipples,
compression fittings, nuts, O rings, hangers and supports, fixing bands, automatic air vents with
isolating valves, pressure gages adapters and dielectric unions for connecting dissimilar
materials, All related civil works including excavation back-filling, chasing in walls, painting,
pipe protection. Testing, cleansing, flushing and commissioning the system

15. Electric Water Heater
The unit price shall also include all angle valves, check valves, safety valves, automatic air vent,
thermometer, electric coil element, with copper tubes connections, high temperature cut outs. All
fixation and supports, all electrical wiring to nearest isolating switch, automatic controls and
switches, brackets and bolts.
The unit price shall include supply and installation of the cylinder and shall also include: -
The unit price shall include flat plate solar collecters with all interconnecting pipes between panels,
water inlets and outlets, isolating valves, double regulating valve, vacuum breaker, automatic air
vents, drain valve, pressure relief valve, Inlet and outlet thermometers, Temperature sensor, Pressure
gages, steel skid base and supports and all related civil works. All as shown on drawings and called
for in the schedules of equipment

19. Variable Refrigerant Flow ( VRF) - Heat Pump Invertors:
1- The outdoor Heat pump units complete with the inverter driven compressor and all other.
Modular compressor units jointed together in rows. The price to include all related civil
works supports, vibration isolators, all interconnecting pipe works, electrical works and
piping connections.
2- All indoor units to the capacities as shown on drawings, complete with filters, flexible
connections, electronic expansion valves, solenoid valves, room thermostats, all supports,
hangers, vibration isolators, all electric heaters, controls and safety protections low air flow
and high temperature cut out switches.
3- All pipe works including all fittings, manifolds , elbows tees etc., complete with insulation,
hangers, supports and labeling, raceways, trays, ladders and inspection boxes.from the
outdoor to all indoor units including all fittings, manifolds
4- All power and control wiring including conduitings, raceways, cables trays, ladders and
inspection boxes
5- All thermostats controllers for both the indoor and outdoor units
6- Intelligent digital controllers
The unit price shall include Inverter type split units, all refrigeration pipes between the indoor
and outdoor units, their fittings, insulation and supports, all condensate piping, drain pan, room
thermostats and all power and control lines from outdoor to indoor units, and from isolation
switches installed by outdoor unit to the equipment.
The price shall also include the concrete base and steel skids for outdoor units, vibration
isolators, all interconnecting power and control wiring as shown on the Drawings and as called
for in the Specifications.
21. Fans:
a. General
The unit price shall also include vibration isolators resilient mountings, skids and hangers,
flexible connections on fan inlet and outlet, filters where required, insect screen, automatic back
draft dampers or shutter, inlet guards, belt guards, lubrication points, All civil works including
concrete plinth, kinetic base, as shown on the Drawings and as called for in the Specifications.
All electrical works to nearest isolating switches, as shown on the Drawings and called for in the
Specifications.
In addition to (a) above fresh air fans shall include a panel filter to G4, bag filter to F5, fresh air
louver, and access openings for maintenance purposes.

22. Sanitary Fixtures(Install only)
The unit price shall include the complete installation of all of the sanitary fixtures, wc tank
complete with their mixers, fittings, hanger and all other accessories.
The unit price shall also include the complete supply and installation and commissioning of all
angle valves, flexible conduits, all types of traps, including the chrome plated bottle traps, P-
traps, all flanges and eschetcheons, All adaptors and connectors and all types of sealants and
fasteners.
23. Manholes:
The unit price shall include all materials and works for the construction of manholes such as
reinforced concrete, blinding, base, walls, manhole cover frames, benching, clean outs, iron
steps, plastering, caulking, framework shuttering etc. shown on drawings and called for in the
specification. The price shall also include all related civil works including excavation,
backfilling, compacting, protections and making good.
The unit price shall include all materials and works for the construction of the chamber, such as
reinforced concrete, blinding, base, walls, cover iron steps, plastering, framework, shuttering etc. the
price shall also include the excavation and backfilling and all related civil works.
The unit price shall include 316 L stainless steel plate heat exchanger, 50 mm insulation and 0.5 mm
cladding, water inlets and outlets isolating valves, Inlet outlet thermometers, Pressure gages, Vacuum
breaker and relief valves. All as shown on drawings and called for in the schedules of equipment.
The unit price shall include all PEX pipes, complete with their fittings, 30mm extruded polystyrene
insulation,6mm steel mesh, 5cm screed, edging strip, and all other material and system component as
specified and detailed for complete job, manifolds complete with panel, 2 collectors, flow regulator
for each loop, and solenoid control valve for each loop. The unit price shall also include all controls
and wiring including control valves for each loop and room thermostats.
The unit price shall include all temperature sensors, isolating valves three port modulating control
valve pressure relief valve, all pressure gages, thermostats, and all other fittings power and control
wirings. As shown in drawings.
The unit price shall include the boiler and burner complete with control with all accessories. The Unit
price shall include supply, install, test and commission boilers, valves and trimmings including safety
valves, air release vents, one lockable right angle cast steel stop valve with operating chain, a double
regulating valve with measuring orifice drain valve, pressure gauges with combined shut off and
drain cock and water siphon, thermometers on the supply and return headers inspectors' test gauge

connection with cock , feed water line connections with double check valve and vacuum breaker,
support, vibration isolators, access limit. Labeling, hangers and supports and all related pipe work,
electrical connections to nearest valves and controls. All civil works including steel skids, concrete
plinth, kinetic base, and floating slabs, as shown on the Drawings and as called for in the
Specifications.
The unit price shall include the double skinned Stainless steel flues, elbows, tees, draught regulators,
motorized shut off dampers, clean outs, wall sleeves, condensate collectors, rain caps, and the inner
insulation. Complete with all joints, captive fasteners, holding bands hangers and supports, brass
earthing bolts, bracing bracket, base plates, gussets, and holding down bolts, reinforcing angles,
flexible connections, draft regulating and relief dampers, expansion with rod and lock screws,
concrete foundations and coating and painting and all other accessories as shown on drawings and
called for in the specification.
The unit price shall include the supply & installation of the one isolating valve, two pressure gages,
one strainer, one gas requlator, one pressure relief, one solenoid valve, one safty valve.
The price shall include all softener columns, brine tank, all face piping, all isolating valves, and by-
pass valves, double check valves, anti-vacuum valves, pressure relief valves, pressure sustaining
valve, automatic back wash flow controller, cycle controller and flow control, multi-port motor valve,
brine injector, automatic electronic water meter, timer, hardness monitor and controller, mixing and
balancing valve complete with flow meter, pressure gages, , and all other accessories as shown on
drawings and called for in specifications. All civil works including steel skids, concrete plinth, kinetic
base, and floating slabs, as shown on the Drawings and called for in the Specifications.
The unit price shall also include all materials and works for the construction of manhole (or
weatherproof cabinet with insulation and hinged door) such as reinforced concrete, blinding, base,
walls, cover, plastering, caulking, framework shuttering etc. as specified and shown on drawings. The
price shall also include the water filling cap, coupling, and isolating valve.
33. Wiring:
The unit price shall include all wiring conduits and cables between all field control devices and
controllers and between all controllers and between all served equipment to maintain proper
monitoring and control of all served equipment.
34. Painting:
The unit price shall also include surface treatment, priming, under coating, barrier coating, finish
painting and protective paintings and labeling as described in the specifications.

35. Electrical Installations:
The price shall include all electrical wiring, steel conduits, earthing, cables, cables trays, cables
ladder, fixation, complete with all accessories for the connections from the nearest isolating
switch to the equipment.
The unit price shall include all fixations, joints, sealant compounds, bands, vapor barrier, and
coating, painting, protection and cladding, all access doors and openings which are deemed
necessary to maintain equipment, valves, etc... Without damaging the insulation and all
accessories as called for in the specifications.
Duct insulation & liners shall be measured in square meter (m2) for the installed insulated
ducting.

The unit rate of the materials and equipment shall be based on the Specification, all components
as required and specified under each item concerned in the Specifications, Light Fittings Cut
Sheets, Distribution Boards Schedules, Drawings, Electrical Vendors List and all other Contract
documents are complementary to each other.
The contractor shall have the full responsibility of coordination with the electrical company and achieve
all required approvals for the permanent power feeding of the project, power connection with the
electrical transformer, KWHM location and the power cables and cables routing all in according with
the specifications, drawings and codes of practice. Also the contractor shall make full coordination with
the certified sub-contractor by the electrical company to execute the power cables and routing in the
roads up to the power transformer.
All fees required by the electrical company will be paid by the Owner.
The contractor shall have the full responsibility of coordination with the Service Provider
Telecommunication (Tel. & Internet) and achieve all required approvals for the telecom feeding of the
project, cable connection with the service provider, cables routing all in according with the
specifications, drawings and codes of practice.
All fees required by the telecom company will be paid by the Owner.
The contractor shall have the full responsibility of conducting all technical and administrative works
including all required coordination with the low current systems suppliers, which are selected by the
Owner, such as (home automation, intrusion system, CCTV System, Access System, Intercom, etc..)
to complete all works properly.
The contractor shall have the full responsibility of storing any materials provided by the owner or any of
the systems suppliers in a suitable store inside or outside the project site and the contractor is
responsible for any damage which might be caused to the materials.
The contractor shall have the full responsibility of any penetrations which might be required through

1. All civil and builders works, whether temporary or permanent, as required for the complete installation, including:-

c. Chasing through walls and slabs, cutting and pinning for passage of all pipes conduits, pipe sleeves, and equipment

g. Flashing and waterproofing of all pipe, pipe sleeves crossing walls and slabs
The following requirements are complementary to the mentioned items in the B.O.Q.:
B. Off loading and handling from trucks on site to place of installation (including carnage, unpacking, erecting in place).
E. All civil works required and related to the electrical works, such as: equipment, tools, concrete bases and supports, cutting
and chasing through block and concrete walls and slabs for passage of conduits, sleeves, trays, trunking and ladders,
concrete re-patching, fixing of conduits, trunking, cable trays/ladders and supports to structure, excavation and back-fillings,
riggings, hoisting, waterproofing, cleaning, protection and painting, fire sealant materials to ensure the compartment(ion)
integrity .
F. All testing, commissioning and operation by independent company (if required), including all expenses of tests requested
by the engineer, and all costs of repairs to damage(s) caused until issuing the satisfactory completion certificate by the
Project's Engineer
G. All labor, materials, tools, instruments, electric power supply, fuel and water required project's execution, testing, operation
and commissioning.
K. Training.
N. Coordination with other specialty contractors, such as special equipment supplier(s) and subcontractor(s) etc.
O. All final tie-in connections to all mechanical, special systems and machines, all as per the approved workshop drawings
prepared by the specialty contractor.
Provision of maintenance and operation manuals and spare parts lists and submitting
required number of copies and any software back up copies on electronic media.
Following up with JEPCO for electrical power substation and main feeder
connection to the building.
Minor items and accessories required for normal operation and maintenance.
Marking the positions of and cutting or forming holes, mortises, chases and the like in
any surface and making good all work constructions.
Assembling and jointing together component parts of composite units and providing
any necessary jointing materials.
Priming or painting off site and proprietary finishes or surface treatments applied as
part of the manufacturing process.
Loose keys, special and general maintenance tools and spares and the like, except
where required to be given separately.
Plates, labels and tags for the identification of plant, equipment, cables, switches and
the like.
Cutting and pinning ends of supports for equipment, ancillaries, fittings, trunking,
and the like.
All labour, materials, tools, instruments, electric power supply fuel and water required
for installation, testing, operation and commissioning.
1.2 The system components is not necessary limited to the B.O.Q items, any other
component, devices or equipments not mentioned shall be included to make the
system perfectly and fully function.
Generally
2.1 Each kind of distribution board is given separately, stating the reference of
equipment.
The unit price shall include the enclosure complete with all components and
accessories required for manual and automatic operation as specified; such as:
circuit breakers, bus-bars, push buttons, indication lamps, contactors, relays,
over-load protection, interlocking devices, alternators, selector switches, 3 phase
isolating switch, phase failure, phase reversal, earth leakage protection,
voltmeters, ammeters, hour meter for each equipment, visible and audible alarms,
interconnecting wiring, labels for wiring terminals, equipment served and for
enclosure.
3.1 Each kind of wire and cable is given separately (except where required to be
included with other items), stating the type, size and method of installation.
3.2 Wires and cables are given in metres, measured the net length.
Cables connectors and cable joints (where permitted) including joint boxes, sealing
boxes, shrouds and the like and materials and heat for making the joints.
Allowance in cable length for cables entering fittings and accessories, equipment or
control gear, distribution boards ….. etc.
Necessary components and accessories for fixing cables on walls, ceilings and on
cable trays/ladders.
Cable glands termination lugs and joints, UPVC crossing duct, chasing in walls and
opening in slabs. Excavation and backfilling, underground ducts, concrete trenches
and draw manholes including covers and drain.
4.1 Generally
Isolating switch points including fittings and cover plates and accessories shall
be measured in Number (No.).
The unit rate shall include isolating switch, PVC/galvanized steel conduits/
trunking, mounting box, isolating switches and cover plates and accessories,
steel angles for pedestal mounted, power cable or wires including and up to
4.0mm2, protective enclosures all necessary connections, painting & protection
against corrosion, indicating lamps (On/Off) & all other requirements and
accessories needed as shown on drawings & as called for in the specifications
& in accordance with relevant codes of practice and highest prevailing
engineering standards.
4.2 Power outlet points fittings and cover plates and accessories shall be
measured in Number (No.).
Outlet boxes, fused connections, fixings, cover plates and all accessories and
fittings needed as shown on the drawings and as called for in the specifications
and in accordance with relevant codes of practice and highest prevailing
engineering standards fixings materials and supports.
Micro switch outlet points’ fittings and cover plates and accessories shall be
measured in Number (No.).
Outlet boxes, fused connections, fixings, cover plates and all accessories and
fittings needed as shown on the drawings and as called for in the
specifications and in accordance with relevant codes of practice and highest
prevailing engineering standards fixings materials and supports.
5- Cable Outlet
6.2 Lighting fixtures and lighting points are enumerated and measured in Numbers (No.).
Strip lighting shall be measured in meters. All light fittings shall be priced as install
only

6.3 Ceiling and wall lighting Points are enumerated and measured in Numbers (No.). For
strip lighting one lighting point shall be measured for each separate line.
All PVC/galvanized steel conduit/trunking wire and cables, all necessary connections,
box outlet, ceiling rose, fire resistant cables required for bare lighting installation
above false ceiling, outlet boxes, and all accessories & fittings needed as shown on
the drawings and as called for in the specifications and in accordance with relevant
codes of practice & highest prevailing engineering standards fixings materials &
supports.
All supports, suspensions clamps, recessed boxes in concrete slabs or walls needed
for recessed type fixtures, chasing in walls or slabs, opening in false ceiling tiles,
supporting threaded rods, chasing, & all accessories needed as shown on the
drawings & as called for in the specifications & in accordance with relevant codes of
practice & highest prevailing engineering standards.
Contractor shall supply and install conduits and control cables only of the
Intrusion detection system.

16125 - Earthing
Supply, install, test and commission complete
earthing system including all cables, earthing
conductors, earthing rods, test pits, copper tapes,

with hollow metal cover to be filed with tiles 4-
5cm Depth, ….etc. in accordance with the
specifications, drawings and Engineer instruction
to achieve less or equal to 2 Ohm. All according to
