CHAPTER 1
1.1. INTRODUCTION
This research tackles the importance and essence of a retirement facility having
the upper hand due to it being a smart home or facility where in they could stay
and have the comfort that they need.
This research is not meant to go against the norm in our country specially being
a family-oriented country. It is not an institution rather a facility wherein they
could easily come and go whenever they want to or they need to as long as they
are fetched or accompanied by.
The living needs and other circumstances change for many elderlies therefore
needing much more attention and care than the usual. It is necessary that they
are surrounded by a supportive community and is given fewer responsibilities in
their day-to-day life.
This study aims to give the elderly a chance to enjoy life at its finest and make
any tasks doable and enjoyable. Each amenity and building are equipped with
the latest technologies that can be controlled at the tip of their fingers and making
small tasks such as walking, exercising and going somewhere, more
manageable and easier to do giving the all over experience in the facility worth
every inch of their life more memorable.
This research is not only for luxury and making things much more manageable
but also gives the best security needed for the safety of the users and gives an
assurance to the family of the users or elderlies inside and outside the facility
This research is to be located in the summer capital of the Philippines, in the

Luzon tropical pine forests ecoregion, which also makes it conducive for the
growth of mossy plants, orchids and pine trees which is also known as the city of
pines.

1.1. BACKGROUND OF THE STUDY
The purpose of this study is to examine and implement the smart technology in
accordance to the needs of the retirement center.
Providing a facility that caters latest technologies and offers solutions to help the
users or occupants in improving their experiences and reduce cost in particular
for manual operation and helps enhance minimizing manual labor.
This study aims to give the elderlies a relaxing and fun place to visit or stay, if
necessary, this facility is not an institution rather it is a community inside a facility
wherein the elderlies could either leave or enter whenever they want to. It is
aimed to provide not only homes or medical facilities where they could stay worry
free but also provide amenities and recreational facilities that they could use
throughout their stay.
This study aims to give an open-air facility in order to utilize and maximize the
natural ventilation of Baguio city therefore cutting expenses for the electric
consumption by using a proper air distribution system which can control the
ventilation rate.
In this research it is aimed to give the best possible care facilities an elderly can
have specially to those who need an intensive maintenance and care by
providing the required machines and technologies needed for their quality of life.
A retirement center is a necessary step in the growing population in the

Philippines because upon aging the needs and task of elderlies increase
therefore it must be the top priority of family members to have an option of
placing their love ones to a facility where care, security, safety, programs,
activities, socialization and nutrition is overseen all throughout the day.

The benefits of moving in or visiting a retirement center are that elderlies would
never have to worry about their home expenses or budgeting for their food, and
medical care. They could also enjoy a lot of things they failed to enjoy due to
working or caring for their family. Upon moving or dropping by they could also be
revitalized and can explore in making new friends inside the community. They
would be well cared for by health care professional’s that would be in charge of
their health, needs and wants while inside the facility.
This facility also includes Hospice and Palliative Care facilities. In Accordance to
the National Hospice and Palliative Care Organization, hospice care provides
end-of-life care for a terminal individual. The goal of hospice care is to treat
patients that has been diagnosed with chronic illness and to provide the care or
variety of needs that a patient with less than six (6) months to live.

1.2. STATEMENT OF THE PROBLEM
As Filipino’s we are not accustomed by the culture of retirement centers for the
elderlies, but some researchers such as Retirement and Healthcare Coalition
Executive Director Marc Daubenbuechelare remains optimistic that somewhere
in time, we can accept the fact that when the elderlies reach the right age, they
should be placed in a well-grounded facility that can cater all their needs that
some of the household members cannot commit to.
In recent studies it is estimated that there are over seven (7) million senior
citizens in the Philippines and ninety percent (90%) of the population are not
given the sufficient health care and needs. And in 2020 the recent numbers were
doubled from eight percent (8%) to sixteen percent (16%). And in recent
interviews according to business mirror, a lot of nursing or retirement facilities
show promising ventures and technologies needed to fulfill the needs of the
elderlies, but the country’s family-oriented cultures are a big significant obstacle
due to wrong perceptions of the norm by most people they choose to defy the
new normal where in elderlies can benefit from.
In this era most of the retirement facilities available struggle to deal with
problems such as the occurrence of abuse committed inside the elderly homes or
institutions, many cases of elderly abuse in many forms such as physical, verbal,
psychological and financial abuse. In the Philippines these abuses are not
properly reported or is not reported at all to the authorities by some elderly
facilities. Health status is also one of the known problems retirement facilities are
experiencing due to lack of resources and adequate facility that can cater a safe
environment to avoid high risks of developing disabilities and contracting

diseases. And part of the insuperable problem that occur in a retirement center
us security in every way possible some of the available facilities has limited
resources to give the fullest security that can attest to the real time data needed
for security purposes.
Senior citizens that are part of the low-income group have been facing obstacles
wherein they have not been receiving proper care or have been institutionalized
due to poverty.

1.2. JUSTIFICATION OF THE PROBLEM
While many oppose to the said idea of having the elderly member of the family
be placed in an isolated place allocated for elderlies specifically. According to the
House of Representatives the population of senior citizens is expected to
increase to 9.2 million since 2016, (1) one million of them are indigent or needs
help in shelter, food and medicine.
A facility that offers placidity, care and a place for seniors to safely and happily
explore their new or old interest and give them facilities that can help them
actively be engaged in a community life. Not only can they achieve having fun
but also be offered a quiet place wherein they could simply relax and socialize
with their co-elderly.
As the elder population multiplies it can be said that the incidence of elder abuse
will also multiply. It is about time that we recognize the seriousness of the
problem and take steps to prevent it (Santiago, 2008). Abuse has developed into
a public health and criminal justice concern. The fields of public health and
criminal justice have therefore dictated to a large extent how abuse of the elderly
is viewed, analyzed, and how it is dealt with (WHO, 2002). According to the
representatives of the World Health Organization (WHO) and other experts, the
problem of violence against the elderly seems to be growing as the world now
has a greater number of nations with aging populations. It is estimated that more
than 10,000 people in 46 countries around the world are subject to physical
violence every day, according to “World report on violence and health” released
by WHO this year. On a yearly basis, one million old people are subject to sexual
abuse while 29 million are subject to psychological abuse and about 6 million are

subject to financial abuse. Data also from the World Health Organization (2011)
report and other studies also indicate that elderly people with physical disabilities
or mental disorders are more prone to violence and abuse. Additional to that,
creating awareness, better social education and tougher inspections could
prevent elderly abuse.
This research aims to offer a facility that can cater not only those average and
high-income groups but also the one’s that belong on the low-income group. That
can be made possible thru the Republic Act 7432, and Act to maximize the
construction of senior citizen to nation building. Which is the early law on the
elderly that is acted upon on July 22, 1991, it grants benefits and special
privileges to senior citizens that grants 20 percent discount from all
establishments, hotels, lodging, restaurants, recreation centers and purchase of
medicines nationwide.

1.5. DESIGN OBJECTIVES
To provide an eco-friendly facility by using hybrid ventilations and technological

advances in relation on the approach needed for application in the design and
structure of the facility.
Privacy
By providing elderlies a space which they can count as their own with respect to
their living habits or preference in accordance to their needs and wants.
By providing trickle vents which are energy saver and humidity sensitive vents
to provide background ventilation
Social Interactions
By providing a space wherein they could interact with their co-elderly to avoid
sense of loneliness and alienation inside the community.
Security
By providing necessary precautions needed in order for the elderlies to feel safe
that can meet their physical and psychological comfort.
Comfort

By providing amenities and technologies that can help them feel at ease with
the fact that they no longer live with their relatives and that they are leading a
life where in they don’t have to worry about their health, needs and wants for
this can be provided by the facility and staff inside the facility
Disability Design
By providing necessary ramps, walkalators, elevators, escalators, handrails,

electronic wheelchairs, signage in all aspects such as brail, voice activated and
readable sizes that can accommodate all users. And by giving proper planning
in accordance to accessibility.
Familiarity
By providing a design that can easily be recognized and familiarized by the

elderlies.
Smart Facilities and Technologies
By providing facilities that caters artificial intelligence and latest technological

advances in the medical community. And facilities that can help minimize the
task that elderlies need to do in their day-to-day life.

1.2. PURPOSE AND SIGNIFICANCE OF THE STUDY
This study is aimed on application of a technology advance retirement facility in

which the main beneficiary are the elderlies. This study aims to achieve the
necessary requirements to implement the design that will cater the latest
technology available to help the elderlies in their day-to-day tasks and care.
To Users
To give a facility where they could deem as their home or visit and enjoy as if
they are in a vacation where what they want to do with their co-elderly and have
the privilege to be part of a fresh community where they co do things together or
alone depending on their preference.
To cater the latest technologies wherein not only can it be monitored by

authorized staff inside the building but also some of the authorized family
members so that when they need to check on the patient or their relative, they
can easily see and keep in touch with them at the tip of their finger without the
need to go in the facility itself just to be with them and monitor their wellbeing
inside the establishment

To give a more commodious lifestyle for the elderlies who just wants to relax or
experience other things aside from what they have been accustomed to and
enjoy life as it is while they still can and give the proper and necessary actions to
adhere to the latest technologies used for all the needs of an elderly.
To Enable elderly people to re-gain their lost potentials, and develop existing
ones by Providing a wellness-production center, in addition to care and
rehabilitation services and A modern wellness center, in which education,
research and application coexist.
To Society
To tackle the importance and essence of a retirement facility not only for the
elderlies but also for the relatives that are having a hard time in providing the
needs of their elderly relative.
To Architecture
To extend the usage and practice of architects in technology and innovation upon
solving architectural problems in relation to elderly facilities.
To Technology
To offer new technologies that can be used for this project and methods on how
it can be implemented such as the ZigBee and Z-Wave, for this is the most
common home automation communication protocol used this time around where
in it uses a mesh network technology, short range, low power radio signals to
connect in a smart home system. All the devices to be used in the facility is
controlled by a master home automation controller also known as the smart
home hub, it is the hardware or software that is connected to all the devices used
for network and controls smart home devices such as doorbells, lights, locks,
security cameras, and thermostats, it is the device that acts as the central point
of the smart home system it can sense, process and communicate through the
data wirelessly.

To give the convenient and automated setup all throughout the building where in
appliances, devices, security, temperature, lighting, audio/ visual aids, assistants,
smoke detectors, pools, doors, windows, beds, and many more be controlled
within arm’s reach
1.3. SCOPE AND DELIMITATION
Scope
This study focuses on the exterior design of the facility which has an impact and
synergy from facilities to be located inside the premises and the technologies that
will be present inside giving the workers all necessary means to offer the best
possible care needed by elderlies and the security of the whole compound in
order to make it safe for the elderlies and gives the family members a peace of
mind that their family member is well taken care of.
This is aimed for the elderlies at the age group of sixty-two (62 and above) which
consumes (16.5%) sixteen point five percent of the total population in the
Philippines where in the demand for health services increase due to the reason
that older people tend to suffer from degenerative and communicable diseases
due to ageing of the body’s immune system that can lead to morbidity and
infections that can cause impairments and difficulty in walking, chewing, hearing,

osteoporosis, arthritis and incontinence and other common health related

problems that may arise.
This research aims to follow the mandate of republic act 7876 providing an
establishment that caters to older person in the age range of (62) sixty-two and
older that can serve the venue that can conduct socialization, interaction and
other meaningful activities. And provide the necessary technical assistance in
form of social and recreational services, health care and personal care services,
spiritual services, livelihood services and volunteer resource services.
Delimitations
In terms of proposing a retirement center this study delimits the operating

procedures of a retirement center such as palliative care of patients. As well as
the study’s detailed structural elements such as load, computation of loads in
appliances that will use solar paneling’s, loads in pluming, sanitary, mechanical,
detailed and extended information’s in equipment’s and software’s that is beyond
the capacity of the researcher’s study.

regarding leisure activity in retirement. Retirees participate in many different
kinds of activities including informal activities with friends and family; formal
social participation in clubs, organizations, and volunteering; and individual
solitary activities. These activities provide meaning through relaxation, personal
growth, feelings of achievement, and giving back to the community. Retirees
continue pre-retirement leisure activities and also engage in new leisure activities
after retiring, thus supporting major theoretical perspectives in gerontology and

adult development. Personal characteristics—in particular gender, health, and

socioeconomic status—are correlated with leisure activity in retirement.
Participation in leisure activities is associated with psychosocial and physical
well-being in retirement, although the direction of causality is not clearly

Spaces to be built inside the facilities are courts, walking paths, putting greens,
theater rooms, business centers billiard and darts, exercise areas and
equipment’s, fireside patios and kitchens, Jacuzzi’s, spa, massage rooms, indoor
swimming pools, yoga rooms, water aerobics, café, cafeteria, clubs, clinics,
family areas, bedrooms, classrooms, bathrooms, sauna rooms, medical facilities,
medical related exercise area and serenity rooms. These facilities are aimed to
give the elderlies their much-needed retirement plan where they could enjoy and
make their lives as peaceful as possible.

1.5. CONCEPTUAL DESIGN
The main building’s shape is inspired by a daffodil or narcissus flower where

rooms of elderlies, facilities, offices and recreational spaces are located and the
middle part of the flower represents the open space where the elderlies can
experience different outdoor activities and where the atrium is located. The whole
facility is covered or centralized so that the temperature is controlled and
contained so that various illness and sickness could not pass through or
contaminate the facility in order to not put the elderlies in risk of being
contaminated by viruses or sickness in the area.
The design concept is inspired by a narcissus flower or also known as daffodils

due to its intrinsic design and radiant color that gives a relaxing and serenity vibe.
Narcissus holds a deeper meaning for this Symbolizes wealth, prosperity, and
new beginnings this also signifies positive events to come which upholds the
mission of the retirement center which is revitalizing and marking their new self in
a well surrounded community.

The retirement center is also incorporated by a modern Bahay Kubo design that
uses indigenous materials and variety of bamboo so that the overall look of the
building is aesthetically pleasing and is visually and mentally relaxing making the
elderlies less obnoxious and stressed in their new surroundings. This design
makes the overall feel and look of the building less constrained and hospital
looking so that the elderlies can feel like they are on vacation and can acclimate
faster and better in the new normal they would and can spend their new chapter
in.

The exterior look would be a modern bamboo building consisting construction

grade bamboo’s such as dendrocalamus sinicus bamboos which has 30 m
length, 30 cm diameter and a very thick culm wall which can be used for heavy
construction and Rice Hull Ash Cement (RHAC) which is made up of rice husk
which is a by-product of our agriculture generated in rice mills which are the
coating of seeds or grains of rice. The husk converts to hard materials, including
opaline silica and lignin. When properly burnt, rice husk contains high amounts of
silica which can be used as a supplement in cement materials and when
combined with cement it produces concrete materials which can help in

minimizing the countries pollution. The impervious micro structures found in the
rice husk ash according to research provides a much better resistance to
sulphate attack, chloride ingress and carbonation it also acts as an insulator
making the facility much more resistant in weather variances. Husks also help in
making the concrete much more durable this concrete makes the overall look
fresh and modern.
And as for the building’s roofing, material used is copper roofing this type of
roofing are customized as tile shingles placed on the ground and shaped then
placed on the roof, price wise copper roof is expensive but it comes with a great
deal for these types of roofing material can last up to 200 years, corrosion
resistant and can withstand severe weather.

The whole building will be using solar panels, and sustainable energy such rice
husks to serve as the main source of power all throughout the building
A construction grade glass is part of the overall design which is laminated glass
this is glass that is a combination of ordinary glass that has more thickness, UV
proof and sound proof which is better for the facility so that outdoor light can still

pass through but emits the UV from the sun rays giving the elderlies extra
protection from its UV rays and is also sound proof therefore emitting noise
pollution coming from outside the facility to give the elderlies a peaceful
surrounding. It is also incorporated by louvers,

The overall design of the building is not only aesthetically pleasing but is also
technology based where in the building would be eco-friendly by having solar
panels so that power would not be a problem since it is a smart facility and by
having an agriculture eco system so that elderlies who wants to experience new
habits or hobbies can do so. Inside the facility there would be walkalators,
elevators, and escalators for their convenience. Since being a technology
advance facility virtual reality rooms and high-tech medical facilities are included
with the help of artificial intelligence.

This article discuss that smart homes has either wireless or hardwired systems.
A wireless system needs a strong Wi-Fi coverage throughout the entire facility
that requires a big investment in range extenders or wireless access points this
type of system is generally more applicable in small homes. While in hardwired
systems it is considered more reliable for it is much more impenetrable when it
comes to hacking and is easier to scale but it comes with a drawback which is it

The criteria in creating a smart facility are discussed in this site where in heating,
lighting, audio, visual, security, and other elements are a must in building a smart
home. In heating the thermostats are responsible for the temperature control or
humidity sensors which can be a great element in ensuring an environment
where elderlies can acclimate instantly. And in lighting one of the examples is
lighting around their specific room where in they could control the ambiance,
contrast and brightness of lights located inside the room in their smart devices
without them needing to exert effort in standing up or walking to a specific switch

located inside the facility where they could control it without getting stressed due

Some of the advantages of a smart facility are as follows, by having a smart

home technology users are provided convenience and since they are connected
through a portable device they could get notifications and updates regarding the
facility and its personnel’s and users and by installing the smart home technology
this can save the users significant cost savings from its appliances and
electronics for they can find all unused appliances and turn it off all at once
without any extra labor from the staff wherein they would need to go through
every room or facility just to make sure. Smart home technologies can minimize
extra effort needed from the staff to accommodate the needs of each user while
focusing on the security and other workloads needed from them.
The disadvantages of smart technology are security risks and bugs that make the
users in danger of adept hackers in accordance to what happened in 2016
wherein a botnet called mirai infiltrated devices such as DVD’s cameras and
routers to bring down servers this is also known as a ddos attack.

sites in predicting levels of older adults‫ ׳‬physical activities was examined in this
study. Most of the concerns of senior citizens when it comes to homes are
bedrooms, recreational facilities, activities, care, medical capacity and other
features that makes a home cozy and functional. Public spaces are also one of
the most sought for like game rooms, reading rooms, fitness rooms, painting
rooms and so on.

1.8. RESEARCH AND METHODOLOGY
RESEARCH
The researcher used a step-by-step process in order to develop the proposed

project. This aims to gather practical structures that is able to produce various of
foundations used to gather information for the concept of the design process.
Data for space requirements, location, usability, structure and population was
gathered by the researcher by conducting surveys to random people, interviews
to locals, government officials in the locality and retirement facilitators, site visits,
and visitation of other retirement facility.

1.9. RESEARCH SETTING AND VENUE
PLACE AND TIME OF STUDY
The study is about a proposed retirement building and recreational facilities for
the elderlies by a 5th year Bachelor of Science in Architecture student of Bataan
Heroes College. The research takes place in the city of Baguio, Benguet, located
in the region of cordillera Established in 1909, Geographically located in northern
Philippines in the Luzon Island, is physically situated within the province of
Benguet. With a land area of about 57.49 km2. The country’s summer capital,
has enjoyed economic, political and social prominence for more than a century.

Baguio city is best known for its cool climate. Situated in a region with elevation
ranging from about 900 to 1,600 m asl. Cordillera mountain range of Northern
Luzon. The city’s temperature is, on average, 8°C lower than the temperature in
the lowlands, and seldom exceeds its average annual maximum of 26°C. It is
generally cooler at the beginning and end of the year. The lowest temperature of
6.3°C was recorded on Jan. 18, 1961, while the city’s all-time high temperature of
30.4°C was recorded on March 15, 1988 (Postal code information is from the
Philippine Postal Corporation). The location of the proposed study is to be
situated at Country Estate, Sheridan Dr, Camp John Hay. this property puts you
close to attractions and interesting dining options. The research has been started
since October 12, 2022 and questionnaires were sent to various respondents on
December 6 2022, and the form was kept open from then up until December 20,
2022 were in the data was sufficient.
1.10. DESCRIPTION OF POPULATION
The population in this research study are the senior citizens that compromise
13% of the total population, aged 60 and above. Based on various studies it is
projected that by 2050 the population of elderlies over 60 will compromise 20.9%
of the total population.
The total population of Region III (Central Luzon) as of May 1, 2020 was
12,422,172 based on the 2020 Census of Population and Housing (2020 CPH).
Accounted for about 11.4 percent of the Philippine population in 2020.

Among the provinces/city, the highest number of elders was recorded in Benguet
with 22.9 percent of the total senior citizens in the region, followed by Abra with
19.1 percent, and Baguio City with 17.0 percent
Due to the large amount of population included in this study a sample from the
population was used for statistical testing that best represent the whole data
needed.
The procedure of sampling used in this study is convenience sampling in which it

is gathered by the researcher from a pool of respondents that are convenient to
access or close by.
1.3. DEVELOPMENT OF INSTRUMENT OR METHOD FOR MAKING

OBSERVATIONS
The researcher used various of survey questionnaires in this study such as
the Multiple choice questions, Likert scales, Demographic questions, and

Open-ended questions, in which the Multiple-answer multiple choice
questions are commonly shown with square checkboxes. They allow
respondents to check off all the choices that apply to them, Likert scale
questions give respondents a range of options—for example, starting at “not
at all likely” scaling all the way up to “extremely likely”. Demographic

questions are powerful tools to segment your audience based on who they
are and what they do, allowing you to take an even deeper dive in on your
data. And Open-ended survey questions require respondents to type their
answer into a comment box and don’t provide specific pre-set answer options.
Responses are then viewed individually or by text analysis tools.
The first section of the questionnaire contains a demographic type of question

where in the researcher aims to gain collective data and consent from the
respondents to questions in relation to their relationship to an elderly and the
health status of the elderly, they live in.
To determine the plausibility of the study in accordance to the implementation

of retirement centers the researcher used the open-ended survey in order to
gain knowledge from the respondents on how they perceive or grasp the
thought of placing or acquiring a place for an elderly member to stay or visit
when needed.
The researcher used multiple choice and Likert scales questions via google
form in order to collate and analyze data given by the respondents in
questions that is necessary for the researcher in order to collect impressions
and opinions of respondent in this study.
The questionnaire was created based on the researcher’s further research

and knowledge that was gained by interviews, readings and articles in relation
to the study.

facility can be an advantage for them in the near future.

By collating and researching necessary documents and by interviewing those

related to the study that has greater knowledge about the research problem that

can be of great use to the studies integrity and validity. Then valuable and factual
information’s are collected and observed for better output.
METHODS USED TO ACQUIRE COLLECTED DATA AND INFORMATION
CYBERSPACE AND INTERNET
Most of the data and essential information’s are gathered in a modern way such
as the cyberspace which users share information, interact with each other;
engage in discussions or social media platforms, and many other activities and
internet where a globally connected network system facilitating worldwide
communication and access to data resources through a vast collection of private,
public, business, academic and government networks.
SURVEY
By conducting a survey that is aimed to those who can benefit from the study.
Several of questions were raised or asked through google form, responds are
then analyzed in order to identify the relevant and necessary information that can
help the proposal or study.
GOVERNMENT
This is where technical information that are not readily available in the internet for
public use is then conducted for an accurate data.
OBSERVATION
This is made possible through the survey forms and data collection of previous or
existing structures that are somewhat relevant in the study.

Among the various sickness elderlies mostly experience is hypertension, arthritis,

diabetes, hearing loss, and cancer.

Almost 56.9% of the population are aware or has an idea on what retirement
centers are. And 22.2% does not have any idea on what retirement centers are.

Almost 70 % of household members agrees on the implementation of retirement

centers. According to research there are some households that contradicts on
the idea of placing elderly family members on a retirement facility but there are
also those who agrees on the idea.

According to research 68.3% are aware of smart technologies and 73.3% have
never been to a smart home or facility. And 90% said that it would be a great
benefit for a retirement facility to be technology based.

According to survey amenities that could be of great benefit to the retirement

facility are fitness centers 88.9%, libraries 77.8%, movie theaters 61.1%, medical
facilities 98.6%, and outdoor gardens 98.6% these garnered almost 90% of the
votes in the survey.

Almost 80% have stated that there are a possibility to be admitted or to admit
themselves in a retirement facility in the future due to reasons that they don’t
want to bother other relatives in the future, or meddle with the earnings of their
children, they want to have the best possible care available that is given by a
trained professional and other but upon researching there are some that oppose
to the idea for they want to be near their relatives or they want their family
members to take care of them.
Chapter 4
4.1 SITE INVENTORY
The city has a total land area of 48.9 square kilometers, The City is landlocked
within the province of Benguet, thus bounding it on all sides by its different

municipalities, on the North by the capital town of La Trinidad, on the East by

Itogon and to the South and West by Tuba. With City Hall as reference point, it
extends 8.2 kilometers from East to West and 7.2 kilometers from North to South.
It has a perimeter of 30.98 kilometers. The city has twenty administrative districts
among where its 129 barangays are divided.
Baguio City, approximately 250 kilometers north of Manila, is situated in the

Province of Benguet. It has an area of 57.49 square kilometers enclosed in a
perimeter of 30.98 kilometers. The developed portion of the city corresponds to a
plateau that rises to an elevation of 1,400 meters. Most of it lies in the northern
half of the city.
Located at 16°24'40"n 120°53"e country club rd., camp john hay, Baguio city.
With a heading of 6.2808°, range of 402.2568, latitude of 16.41°, longitude of
120.61° and altitude of 1,470 m. Safe haven is a proposed smart retirement and
leisure facility that offers a smart technology domicile, hospice and leisure
facilities that provides care and activities for the elderly to the local or non-local
tourist of region iii, Safe Haven spreads over 1.1 hectares of land bounded on the
E., SE., along lines 19-1-2-3-4-5-6-7-8-9 by lot 20; on the S., and SE., along lines
9-10-11-12-13 by road lot 2, both of the subdivision plan on the w. This project
would approximately cost 207 million pesos. This was computed using the
estimated floor area of the project which is 5750.75 sqm multiplied by the cost
per square meter which is 36,000.00 of the current prevailing value of mid to high
end cost as of 2023.The labor and materials constitute the majority of direct cost
which are contractors profit which is 15%, labor which is 30% and materials that
consist 55%. Which was basis on getting the variables on computation for the
approximate construction project cost.
The funding of this project would come from international investors and local
investors via bank financing or LC (letter of credit). This project has been

formulated and provided with adequate feasibility study which will generate
income with an approximate ROI (return of investment) of 15 yrs.

Safe Haven’s circulation system based on the researcher’s further study has the
constant support of every public transportation mode being near the national
road and barangay road which can be easily accessible in any transportation
available such as bus, taxi, jeepney or private vehicles. Located in front of the
site is a waiting area for those who needs to transport out of the site. This will be
essential for those visitors who doesn’t own their own vehicles, since jeepneys,

taxi and bus pass by the main road constantly making the transport system flow
simultaneously.

 Easier to access through any mode of transport.
 Accessible transportations anytime of the day.
WEAKNESS
 Making it part of the busy area of the city due to it being near the national
road system

 To be able to build in an accessible place via private or public vehicles

and finance centers, the mall centers, the internet services centers, the city’s

public market, Hotels and restaurants, the SMEs and the tourist destinations, like
Burnham Park, Cathedral and even SM.
The Country Club Node includes the Baguio Country Club and other commercial
activities at the satellite market and its vicinity and the existing hotels and
restaurants that already exist along Gibraltar-Pacdal area. The Irisan Node along
Irisan includes a proposed institutional zone along Irisan, existing schools and
commercial activities. Along Marcos Highway are existing commercial areas.
STRENGHTS
 Part of the city proper.

 Can be noisy at times specially during special occassions

 To be able explore the city easily.

 Can be prone pollution due to it being near the business centers.

provide adequate facility for rainwater capture for flushing, watering of plants and

The city is criss crossed by several rivers, among which are the Bued, Balili,
Galiano - Camp-Asin, Naguilian Rivers and Ambalanga. The widest river is the
Bued River followed by the Balili River.This figure shows that the site where Safe

formation which make up a sequence of over 5,000 meters-thick, mostly clastic
rock units that are well exposed on the southwestern flank of the Luzon Central
Cordillera. Conformably underlies the Amlang Formation. A long history of
magmatic events has resulted in the area comprising of the Zigzag and Klondyke
Formations

Mirador, San Vicente, Burnham, Loakan and Bued River Faults are local faults

 Due to it being in a fault line residents are used to this activities therefor
making the city ready for the calamities to come by advancing the study
on earthquake resistant buildings in the future.

 With thicker soil cover it can cause highly fractured rocks; where
energy is released during earthquake therefore causing amplified ground

shaking.

As shown on the figure above smart haven’s site is surrounded by multiple road
system making it very accessible to nearby places. The sun path rises on the
East and sets on the West. The wind direction based on the site’s location is that
the Amihan is located on the North-East while the Habagat is on the South-West
therefor making the climate on the site constant.

5.1 SUMMARY OF FINDINGS
This study aims to change the perception of people on retirement centers which
is an institute where in the elderlies are confined. Smart Haven is not only a
facility that caters medical needs and primary care but also recreational facilities
that are user friendly.
Based on these factors respondents are then interviewed regarding on their

knowledge on the specific topic given almost half of the respondents agrees and
visualizes the goal of this study. The findings researched indicated that Baguio
City is one of the most suitable location for this type of projects due to the
abundance of the elderly sector in that area and the climate of the city.
Making it a smart facility is one of the factors that gives Safe haven the edge
when it comes to retirement centers for this will not only contribute in minimizing
risk of human error and problems but can also minimize the manpower needed
for such facilities and can give a commodious lifestyle for the users.

5.2 FINDINGS IN RELATION TO THE THEORETICAL FRAMEWORK

INTRODUCED IN THE LITERATURE REVIEW
Based on the theoretical framework of the study the findings and analysis of the
proposed study has met the qualifications and standards that are needed to
integrate the design.
According to PubMed Central engagement in leisure activities are positively

associated with cognitive function, physical function and mental health specially
in the elderlies. And can help further preserve their cognitive functions due to
activities that help them in challenging their mental capability.
Considering the positive effects from engaging leisure activities for the elderly the
researcher found that it is an important role for successful aging.

5.3 CONCLUSIONS
This project has challenged conventional and controversial ideas about the issue
of retirement facilities and how its perceived according to related literatures and
opinions gathered from the survey form. In doing so, this thesis revises and
tackles the norm in which the retirement centers are perceived as an institution.
Younger generations are much more likely to favor the said study and
acknowledge the thought of going or being part of the retirement community
wherein they could use the facilities whenever they fancy.
The site has met all criteria and expectancy needed for the proposed study and
according to data and surveys the site’s location is the location that meets
standards and criteria that can cater the design and overall look of the proposed
study.

5.4 RECOMMENDATIONS
As per the current trend of our society elderlies has been neglected and
undermined, that is the unfortunate side of reality, but as Filipinos we tend to go
back to the reality that our elderly are the foundation and fundamentals of our
emotional, spiritual, mental and financial stability, therefore recommending that
further study and analysis that is beyond the researchers capability regarding this
matter this unfortunate situation be given enhanced priority both by LGU’s,
families and persona’s and most specially by government agencies.
