    DEED OF ABSOLUTE SALE

    KNOW ALL MEN BY THESE PRESENTS:

    This DEED OF ABSOLUTE SALE is made, executed and entered into by:

    FERDINAND LAGMAY, of legal age, Filipino citizen, married to Emily


    Cortez, and a resident of Bulo, Victoria, Tarlac, hereinafter referred to as the
    SELLER.

    -AND-

    FERNANDO GLEN K. KELLY, of legal age, Filipino citizen, single, and a


    resident of 083 Block 2, Brgy. Balibago 1, Tarlac City, hereinafter referred to as
    the BUYER.

    WITNESSETH:
            WHEREAS, the SELLER is the registered owner of parcel of land particularly
    described as follows:

    TRANSFER CERTIFICATE OF TITLE NO. 19705


    CERTIFICATE OF LAND OWNERSHIP AWARD NO.00809148

    “Lot : 32, Psd-03-130718 (AR)


    Portion of Lot: 296-C (LRC) Psd-171613
    Location :Bulo, Victoria, Tarlac
    Containing an area of THREE THOUSAND FOUR HUNDRED SIXTY TWO
    (13,177) SQUARE METERS, more or less”

    WHEREAS, the BUYER has offered to buy and the SELLERS has agreed to sell


    the above-mentioned property for the amount of FIVE HUNDRED THOUSAND
    PESOS (PHP500,000.00) Philippine Currency; 
      NOW THEREFORE, for and in consideration of the sum FIVE HUNDRED
    THOUSAND PESOS (PHP500,000.00) Philippine Currency, hand paid by the vendee
    to the vendor, the SELLER DOES HEREBY SELL, TRANSFER, and CONVEY the
    above-mentioned subject property, by way of Absolute Sale unto the said BUYER, his
    heirs and assigns, free from all liens and encumbrances of whatever nature including real
    estate taxes as of the date of this sale.
