Developmental Controls

The document discusses developmental controls and regulations that govern building development and construction. It defines key terms used in developmental controls like total lot area, allowable maximum building footprint, percentage of site occupancy, and more. It explains the importance of developmental controls for safety, proper zoning, legal compliance, and infrastructure planning. The document also provides sample computations for developmental controls on a property based on its classification, zoning, and other factors.

DEVELOPMENTAL

CONTROLS
Rule 7 & 8
WHAT IS DEVELOPMENTAL
CONTROL?

A process and mechanism that

regulates any building or rebuilding
operations in, on and under the
land. It involves the regulations of
the detailed aspect of development
about each precise guidance
cannot be given by the
development plan to ensure
convenience and conducive
results.

IMPORTANCE
• Safety - ensures building with safety and
standards

• Proper Zoning and Land-use – ensure

that lands are used efficiently and
accordingly

• Legal and Liability Consideration –

compliance with developmental controls is
typically a legal requirement

• Infrastructure Planning – consider utilities

and prevent overburdening existing
systems.
SAMPLE COMPUTATION OF DEVELOPMENT CONTROLS

A development company has decided that its property located in the better
parts of Makati City with a Total Lot Area of seven thousand seven hundred eighty-
four square meter (7,784.00 sqm) regular lot zoned as high-density housing (R3
max) shall be developed to host a medium rise apartment building.
Only two types of rentable apartment units shall be provided - a studio unit with
twenty-two square meter (22.00 sqm) gross floor area and One Bedroom units
having a gross floor area of fifty square meter (50.00 sqm). The project site is
located along a 16.00m wide street (RROW), with a sixty-nine- point five square
meters (50) wide frontage facing north.
