INTERIOR DETAILED DESIGN DRAWINGS

FOR

M/S PHARMALINK

DESIGN REVIEW REPORT NO. 1

PRESENTED BY :

ORION ENGINEERING CONSULTANT

2nd May 2021


1. INTRODUCTION

After reviewing the detailed design drawings submitted by M/s MARCH DSGN, the
following points were noticed.

2. GENERAL COMMENTS

2.1. DESIGN PACKAGES: Produce two Design Packages as follow:

2.1.1. Package 1 (Phase 1) to include Design category “C1” in Basement,


“A1, B1 and B2” in Gr. Fl. and “A2 and B3” in M. Fl.
2.1.2. Package 2 (Phase 2) to include Design category “C2” in Basement,
“A3, A4, B4 and C3” in Gr. Fl. and “A5 and C4” in M. Fl.
2.1.3.Pls. Refer to attached drawings for clarification!

2.2. DRAWING’S ARRANGEMENT

2.2.1. Drawings must be re-arranged Package and Zone wise as described


above, and this should reflect on cover sheet and title block of each and
every zone and package
2.2.2. Pls. Provide Legend as necessary (Some drawings does not have)
2.2.3. Section symbol does not contain any reference to particular drawing
number 9Currently shown as “000”
2.2.4. Pls. Re-arrange the drawings in such a way that any provided detail
shall follow the specific related plan for example; FC details shall
come immediately after the FC layout and so on!
2.2.5. Pls. Check the scale (Some scales are wrong)
2.2.6. The general layout drawings AG-001 to Ag-010 are of no use as they
are incomplete! Pls. Use only the attached sheets which are the Ar-
chitecture drawings of Basement, Ground and Mezzanine floors as
your key plan highlighting various packages and various zones.
2.2.7. Pls. Provide cover sheet for every Package and cover sheet for every
zone in specific package for example; Package 1- Zone A1, Package
1- Zone A2, package 1- Zone A3 and so on!
2.2.8. Pls. Provide 3D views at the beginning of each package and zone with
camera location for easy reference for
2.2.9. Pls. Provide missing 3D views, such as; assembly hall, Ball room,
Cafeteria etc…
2.3. GENERAL COMMENTS

2.3.1. In all False ceiling drawings provide shadow angle between gypsum
bulkhead and wall
2.3.2. Stop plaster 10 cm above FC level
2.3.3. Give room name in all sections and details for easy reference
2.3.4. Top Architrave to be double the size of side Architrave to give better
impression of hight
2.3.5. Pls. Provide missing 3D views
2.3.6. Pls. Provide details for all private and public toilets and pantries

3. PARTICULAR COMMENTS

3.1. A01:
3.1.1. Security room missing
3.1.2. Right side lounge should be removed and added to package 2
3.1.3. Mark part plan as necessary (by cloud) with drawing reference
3.1.4. Increase the length of external wash basin in M and F toilets
3.2. A02:
3.2.1. Add security room
3.3. A03:
3.3.1. Adjust spot light in M and F toilets
3.3.2. Add light to Air lock
3.4. A04:
3.4.1. Adjust A/C grills as per Mechanical drawings
3.5. A05:
3.5.1. Specify flooring
3.6. A08:
3.6.1. Reception counter plan, sections, elevation and details required
3.7. A09:
3.7.1. Round column details and specs are missing
3.7.2. Wall behind reception counter details and specs are missing
3.8. A011:
3.8.1. Waiting area furniture layout missing
3.8.2. Check layout and furniture of Manager office -3
3.8.3. Pantry full appliances are not shown
3.9. A013:
3.9.1. Pls. Check spot light distribution in all offices and M&F toilets

3.10. A014:
3.10.1. Specify flooring tiles
3.10.2. Wall tiles in pantry and toilets
3.11. A018:
3.11.1. Provide details and finishing of internal face of entrance wall
3.11.2. Provide details and finishing of left side wall of entrance lobby
3.11.3. I suggest to switch the meeting table and sofa set in manager office -

3.11.4. pls. Adjust sink location in pantry and add remaining appliances
3.11.5. Toilet wall is hitting the middle of glass panel, pls. Shift part of the
wall towards the aluminum section so W/C cubicle will increase in
width, remaining part stay as is!
3.11.6. Same for the wall separating Pantry/ Dining and adjacent office
3.11.7. Check Pantry/ Dining layout
3.12. A020:
3.12.1. Pls. Check spot light distribution in Managers offices
3.13. A021:
3.13.1. A/C layout to be coordinated with A/C design
3.14. A022:
3.14.1. Specify flooring tiles
3.15. A023:
3.15.1. Section A incomplete in the left side
3.16. A032:
3.16.1. Adjust specs for wooden panel behind sofa set
3.17. A041:
3.17.1. Remove 2 doors connecting meeting room no.3 and cold / controlled
room
3.17.2. Glass partition and door are missing for small office behind stair-
case No.2
3.17.3. Suggest to have wooden panel in the middle of glass partition sepa-
rating meeting rooms and hallway from floor to ceiling with a width
of 260 to be used from outside as display board and meeting control
panel and from inside as a solid panel for overhead projector display
3.17.4. Remove the existing display panel from the windows
3.17.5. Suggest to replace sliding door with hinged door for sound proof
3.17.6. Study the internal elevation and create a longitudinal section for de-
tailing

3.18. A043:
3.18.1. Nos. of spot light in Public toilets is exaggerated
3.19. A044:
3.19.1. A/C grill to follow A/C design
3.20. A045:
3.20.1. Specify flooring tiles
3.21. A047:
3.21.1. In section B, Pls. Restudy black wooden veneer cabinet as it looks
very costly and useless
3.22. A051:
3.22.1. Wooden cladding in the assembly hall is incomplete! It should be
from both side of the hallway, otherwise think of other economical so-
lution
3.22.2. Provide details for the open serving counter in the Cafeteria
3.22.3. Wooden panels in M&F toilets are not required, No details provided
3.22.4. Provide details for toilets
3.22.5. Provide sections in Ball room and cafeteria
3.22.6. Provide display wall in Ballroom and small counter for speech
3.22.7. Provide details for room separation folding partition
3.23. A052:
3.23.1. Try to minimize plain gypsum ceiling and replace with gypsum
acoustic tiles for cost saving
3.23.2. Use Aluminum ceiling tiles in toilets to allow access panels and min-
imize cost
3.23.3. Use Gypsum acoustic tiles in Nursery room to minimize cost
3.24. A053:
3.24.1. Pls. Check light distribution
3.25. A054:
3.25.1. A/C grills to follow A/C design
3.25.2. A/C grills are missing in Nursery room and toilets
3.26. A055:
3.26.1. Specify flooring tiles
3.27. A056:
3.27.1. Adjust section to accommodate A/C grills
3.28. A060:
3.28.1. Such huge counter may not be required
3.29. A063:
3.29.1. Provide furniture layout for open office areas

3.30. A064:
3.30.1. Use Gypsum acoustic tiles in the middle instead of gypsum board in
all offices in zone C for cost saving
3.31. A065:
3.31.1. Reduce the non of spot light and rearrange
3.31.2. Provide 60x60 ceiling light in open office areas and other offices
3.31.3. Remove cove light in Zone C
3.32. A066:
3.32.1. Tiling layout is mixed with ceiling and lighting!!!
3.32.2. Specify floor tiling
4. NOTES

4.1. The project tender will be floated separately for the 2 packages! Contractors
are required to submit separate price for ID and fit-out! therefore, clarity in un-
derstanding and separating the 2 packages is essential

4.2. Pls. Check carefully the requirements for Package and Zoning arrangement as
per the attached key plan before proceeding with drawing numbering

4.3. Pls. Submit for our review the cover sheets for Packages and Zonings included
in each package for verification before proceeding
